2 nights at New Mitrapap Hotel
value for money, aircon for just about 330Baht, clean, free breakfast, very close to Warorot, close to Night Bazaar.
quite old-looking, breakfast is toast everyday, no changes to spreads available, not that near to the Sunday night market.
I enjoyed my stay here because it allowed me to sleep well on the 2 nights there. But don't expect a lot. Rooms are clean, air conditioner works, shower is OK but breakfast is just toast (free so can't complain much). Location is good for Warorot market. But I felt it was a little too far from Sunday Night Market which is a must visit when you are in Chiang Mai.

Excellent Value
Great cheap rooms Free breakfast Good location
None that I can think of
I spent a week at this hotel as it represented excellent value for money. I had a double room with ac, TV, fridge, hot shower for 330bhat. It was about a 10 min walk to the old town & one of the night markets is literally just round the corner from the hotel.

Cheap and good locale
Very accessible
Hotels rooms will not be cleaned until after 3 p.m.
Very cheap prices and you can only expect what you paid for. Wish the cleaning staff can clean the room by noon cos we cannot go back to our rooms to rest after a day tour ended by 2p.m. The family room size is very generous. Bathrooms have a smell to them and cockcroaches too. Wish the toaster are working for the breakfast.

Good location, good price for the A/C room, nice clean rooms
no breakfast included
Lack of the home athmosphere, sometimes it feels like you're the hospital. long and dull coridors. that is why it's the best place to stay to look around, if you need AC - the best price in town, close to night market and the square

Fair value
On the fringe of the night market, courteous staff. They do daily cleaning and linen refresh. Breakfast includes a gas griller for toasting white bread, margarine, jelly, instant coffee and ovaltine. The nearby market is great for fruit.
This is not a tourist zone that caters to western palates or entertainment.
Because of the regular effort to maintain cleanliness we stayed there more than once. It is a budget place, but for a first and short time visitor to Chiang Mai, it's best to stay closer to where western tourists are catered to. For us a retired couple, the elevator, daily cleaning, wifi, TV and closeness to the fruit market was good for the price.

Nice Find
Super cheap, clean enough, and free WiFi throughout. Maids also happy to clean your room.
The Chang Moi area is generally very quiet at night (~10pm), so don't expect to find anything to do around there. No in-house food, so eat before going back for bedtime.
This is a great find. As mentioned, really cheap, decent cleanliness, and free WiFi throughout the hotel. Breakfast included as well, though only toast and jam/butter with coffee/tea. At this price you really can't complain about anything. 5-10 minute walk to Waroroat Market / Mae Ping / Night Bazaar if those things float your boat.

Not much to complain about at this price. No in-house food. Surrounding area is very quiet at night.
