Exceptional”
Alex was an amazing host, he promptly responded to our queries and was always ready to help. The homestay was comfortable and a unique experience for us. The free bikes provided was a huge plus point as we were able to cycle to nearby attractions such as the Trang An Boat Tour. Home cooked breakfast was delicious and authentic. Overall, we really enjoyed our stay here and would highly recommend this homestay to anyone who goes to Ninh Binh :)

Awesome Pool and Restaurant”
Handy facilities with restaurant located on premise for dinner when we felt tired after a big day. Pool is awesome and very nice to swim in even at night with LED lights. Alex was so helpful with our bus and contacting them to make sure they would collect us from the Homestay when we were getting a little concerned. The room was spacious and bathroom was really nice.

The host (Alex) was extremely accommodating and helpful when it came to any transportation I needed out of Ninh Binh. The group dinner is the best meal I’ve had in all of Vietnam, highly recommend staying here and enjoying the dinner every night!!

A really good homestay in an area more quiet than the busy Tam Coc. Very welcoming owners, super friendly and helpful. Rooms, amenities and food as well are great. I'd definitely come back if I go to Ninh Binh again.

Highly recommend ”
We had a great stay at Greenland. Alex and the family are incredibly helpful and friendly from organising transfers to recommending local activities. He also taught us how to ride a scooter which we appreciated. Location is perfect and stunning, you won’t be disappointed in the views from the top floor restaurant. Food was tasty and reasonably priced. We will be back in the future!

Feel like home stay”
Great location in the middle of cycling paths, close to eateries and Trang An boat. Super nice and helpful staff who made sure you feel welcome and enjoy your stay Bycycles for free - they even provided us with a simple baby sear, so nice and totaly unexpected. Bed comfy, room big, great views from the restaurant and the meals we had were also nice. They can order a massage to your room for a very cheap price too. Overall very nice stay. We only regret we were not able to use the pool due to weather. It seem to be nice, even having a small pool for kids!

Greenland was the perfect location in this part of Ninh Bihn. Loved the freedom of the countryside especially cycling through the small roads amongst the padi fields. The Homestay was prefect too and the swimming pool a welcome retreat when we got back from a long day on the bikes!! Only 2 Kim’s to cycle to Tràng An which is a must do river trip when you are here. Owners were fantastic, couldn’t have been more helpful and accommodating. Would highly recommend this Homestay.

The sweetest hosts ”
Greenland Homestay was such a nice surprise ! The hosts could not have been nicer. My boyfriend was sick and they helped in every way possible, lending us the scooters to go to the pharmacy twice. The rooms were extremely clean and the air conditioning worked extremely well! The cook did not speak English but we were able to use Google translate and it was worth it ! She even made some tea for my boyfriend’s belly ache and special sick food. The fried rice with vegetables and seafood was very good ! At the end of the stay, they helped us book a bus to Hue and gave us some treats for the ride ! Could not be more thankful for the hospitality. The only recommendation I have is maybe some work in the bathrooms, but even so, they were kept as clean as possible !

New homestay with lovely hosts”
It's a new homestay so all the furnitures are still in great conditions. even the water cooker in my room still had the manual in it :D location of the homestay is great, very close to trang an and not so far from tam coc (abt 6 km) so cycling to hoa lu and bich dong are both doable. the family lives in the property as well so it was nice to spend time with them too. wifi was fast. breakfast was tasty and savory. they also serve lunch/ dinner for a price, the food was GREAT and the portion was a LOT and also lots of dishes. but because of that, the price was also quite expensive (4-6 euro per meal). would be perfect if they decrease the portion/ number of dishes and charge it cheaper. only a few other restaurants nearby, i went to 2 of them and 1 didnt even have a menu and the waitresses dont speak english. so may be a bit difficult to find alternative meal close to the homestay

Perfect trip in Ninh Binh”
Thank Alex and his family for an fantastic stay at his lovely place. The room is big and cozy with AC, the swimming pool is clean and blue full of sunshine. The location is perfect right at middle of all landscapes in Ninh Binh like Trang An, Mua cave but still very quiet and stunning view All in all, this is the best homestay I ever been so far

Location: If you're a non-cyclist, don't despair! Trang An boat tour and Hua Mua are walkable if you don't mind seeing the countryside for 20-30 minutes on foot. Easy to navigate too just using google map. Facilities: Bedroom & shower room is huge and squeaky clean. The place is new I think and the interiors are charming. I enjoyed sitting on the terrace drinking coffee while it was getting dark. Put on some repellent though. Staff: The lady owner is very helpful and helped me in arranging my bus ride to Hoi An. Though I think it was expensive that way so book your return bus if you can. The place is so charming that I decided to extend my stay, but they were overbooked for the weekend so they helped me move to the neighboring homestay Trang An Village. The lady owner is so friendly and helpful and made sure I'm comfortable and safe. She even walked me to my ride. Don't hesitate to book either of those two. Will be coming back to Ninh Binh and definitely stay with either of them.

Amazing home stay!”
If your planning a trip to Ninh Binh it’s really a must staying in this Home stay. The family who runs this place are extremely friendly (hard to find in Vietnam). They have made sure our stay was worth it. Rooms are very clean, beds great not as hard as the typical Asian beds, the views are amazing. Food really good!

Beware of current expansion and noise”
Pros - Breakfast and dinner were very good. The host and her family were pleasant. They dealt with a bug problem in one of the two rooms we were in within 10 min. Cons - They are currently expanding, so there is a lot of construction going on. Construction had started at 7 am until 5 or 6 pm. They do not advertise this, at least on this booking website. We do not know when they will be done. They did not offer discounts or other types of credit. There is a nearby elementary school that plays loud music by 8 or 8:30 am. On a side note, please be sure to check bicycles and motorbikes before leaving the homestay. Bicycles were not that great. And for the motorbikes , you are responsible for the gas, so be sure to check how much there is. Also, one bike had a flat we did not see until we had left. We added air to it, 5,000 VND, we told them about that, we did not ask for reimbursement nor did they offer to reimburse us. They did change the tire that day.

This place definitely exceeded our expectations! It was clean and the hosts took really good care of us. They were always ready to help. The room we had was clean and spacious. The owners gave us a space heater because it was cold during our stay. They were really thoughtful! Cons: not our type of bed, it was quite hard for our liking. Our room was right underneath the kitchen on the 3rd floor, so we could hear all the banging even late at night. There was also loud music playing early in the morning (4-6am) which woke us up early. Other than these, we had a wonderful time!
