Above average”

The room is very expensive for what it is, which is the norm in Kinpun. We booked a bus ticket via the hotel, paid 7000 k for the bus ticket to Hpa an, plus 1000 k for the transfer to the bus (somehow that wasn't included...). They scribbled a seat number on our ticket but the following day, we were put on a bus already full, where we had to sit in the aisle... So I daresay that whole booking act was bullsh*t. We protested however and they put us on the next bus, 10 minutes later, where we at least had a seat. So I'm afraid I didn't leave with a very good impression of Pann Myo Thu.

If you are brave and on a budget, this place is great. Highly enjoyed my stay of one night and slept well. It's a place to sleep with lots of lovely plants around. Drank beer and played cards until we tucked in. There's a squat outside the main building which I enjoyed thoroughly. It's you're up for a Real experience and not luxury, by all means book it. Also, staff are awesome and walked up to the bus station.

Helpful owner & good location ”

The owner was so helpful and nice, he helped us with the bus ticket and gave us so many information. The place was not luxury or modern, but it does worth the price, really local style! We really had a nice stay there!

A night for (very) budget travellers”

We stayed here because it was the cheapest option in town, which shows. We didn’t expect a lot, the bed was just a piece of foam on a wooden plate, but what do you expect for that price. The walls are so thin, you can hear everything and we woke up to the nice sound of one of the staff members constantly gargling and spitting, you could hear it through the whole building since the walls don’t fully go up to the ceiling. However, the place was dirty, which seems like an unnecessary problem that could easily be fixed. There was old rat shit on the windowsill and the nightstand was used as an ashtray, they didn’t even clean it because the ashes were still there... So yeah, this place smells and there is only one squad toilet. The bathroom I don’t know, didn’t want to go in there. The things we liked were that there was free water refill and the WiFi worked pretty well, only outside but not in the room. If you want to see the golden rock and need one night, it’s cheap but we’ve had way better places for the same price in other towns, with breakfast.

Not worth the few dollars you'll save”

The air conditioner didn't work in my room, that's fine I can work with a fan. Then the power went out in the middle of the night turning the small concrete room into a brick oven for the couple hours it was out. I considered sleeping outside with my yoga mat I got so hot. Sheets were pilly, sink was dirty and a giant cockroach flew at me while I was taking a shower haha. Reception was helpful though and the boy checking me in spoke great English.

Okay budget option for a night ”

Compared to a lot of other places in Myanmar the value for money isn't that great, but for a place near the golden rock it is okay. It is kind of clean and you do get hot water. The AC looked very old and I sticked to the fan. Breakfast is not included but can be bought for an extra dollar. Which I didn't, so I can't tell you if it is any good. They also sell quite expensive bus tickets, at least to Hpa-an: they ask 8000 kyats for a just okay bus. Which I think is is double of what it should be, even though they do arrange transport to the bus station etc cetera, which doesn't cost them much but is convenient.

Dirty and noisy ”

+: close to the bus station - the room is tiny and I found insects on the bed - you can hear every sound in the hallway and the next room - the owner kept mixing up the information of guests, and he was so drunk that he started to vomit and cough heavily in the middle of the night, which of course woke everybody up in the guesthouse

Globaly, around golden rock everything is too expensive for the price, clearly overrated place. We are backpacking. So, around 20$ you should be happy. This hôtel was in the lowerest, but still too expensive for asia :) From Kinpun, add 2000 kyats to go to golden rock, and 10000 kyats to enter there...

Friendly but dirty place ”

Nice and friendly staff and convenient location but this guesthouse is not for the faint hearted. The room I got was pretty dirty especially the bathroom (there was a cockroach inside and the toilets were not clean) and the bed sheet didn't seem very clean. Does the job but pretty adventurous.

Does the trick for a place to stay to explore mountain. Great location. Friendly staff. I'd recommend trying street food for breakfast, lots around so may as well...you won't be missing out!

Affordable accommodation with great staff!”

Very basic accommodation however it was a perfect base if you want to hike up to the golden rock. The staff were extremely welcoming and very helpful! Would recommend!

Very basic, ok for 1 night”

We took the room with AC in the 2nd building. I heard they're better than the first one. Basic : a so so bed, shower (wait for the hot water, it ends up coming), compact room. Covers you for one night. Overpriced like everything in town. It's like a room with paper walls. I didn't like the bed duvet, pretty sure it's not washed between guests and a bit nasty to use.

Poorly maintained. ”

The hotel is poorly maintained. My room was not available and when it was ready it was still dirty. Air conditioner unit very loud. The front desk staff will do anything to sell transportation tickets. I will book in advance next time up in the mountain top for a sunset view with out stress. Transportation is available but too late for morning sun view or too early for sunset.

Not the cleanest place ”

Very dirty place, I doubt if they ever change bed sheets, toilet outside the property. Walls are paper thin, you can hear your neighbours or noise at the reception easily. I wouldn't reccommend staying here, but I found it the cheapest place to visit Golden Rock. However, location is great, bus stop and pick up vans for the Golden Rock are very close. Staff organizes transportation for your next destination.
