Friendly owner. Facility has not seen paint/renos since the 70s at least.”
The owner is very friendly and helpful. had 10 mosquitos in the room every night. not clean. run down. needs major renovations. not clean. need mosquito netting. hard to believe how degraded it can be but I guess somehow justified by a medium low price. sorry but I had to warn other people whim mosquitos love like myself.

When we arrived they said they were fully booked (even we had a reservation), they send is to a place just around the corner of the street, it was ok for 1 night.

The nicest people ever”
I had an ensuite room which was basic but the price was great. It's not super pretty but it was clean. It felt a little sketchy to leave anything of value in the room while I was away. But seriously the owners are just so kind and helpful!!! They let me keep my bag in the office after I'd checked out and when I asked them to call me a taxi later that day one of the owners just drove me across town in his personal car. Lovely people. I wish them the best! Thank you!

Nice host”
The host is very friendly and willing to accommodate guest in different ways. Good drinks. Facility is ok except there is only mildly warm shower (no very hot water), not a very big problem. Sunday night may be a bit hard to sleep as it's near Sunday Market. In general, good for budget travel :)

Great people, location, and sleep.”
We stayed in a private room with AC. Best sleep in weeks. There is a restaurant and coffee shop onsite. Close to night markets and many temples. Pai was very helpful and accomodating finding space for us even though we mistakenly booked a week later than we planned to arrive. She was very understanding and found a place for us. Thanks Pai!

Excellent friendly hosts and amazing Oreo shakes!”
Thank you so much to Pai and her family who were some of the most welcoming and helpful hosts we have experienced on our travels. She gave us free snacks, chatted to the kids, helped us with organising trips and even performed first aid. Plus the Oreo shakes are to die for!

Lovey, helpful hosts, great part of town”
The hosts were lovely and helpful. The location is excellent — quite central in Old Chiang Mai while being in a quieter part of town. The place isn't fancy but has charm.
I would certainly recommend this as a budget option for any traveler. I stayed just over two weeks while attend a Thai massage training and it was a homey base. I was made to feel very welcome. I only selected "1" as my rating for food because it isn't set up for food. They sell coffee and offer Americanos and cappuccinos but they use instant coffee.
