Great location, however the listing photos are far from the reality”
Positives: - comfortable bed - very helpful and friendly woman on the front desk who speaks fantastic English - effective aircon - good location Negatives: - room appeared not to have been cleaned with any attention to detail, lots of scuffs and dirty marks everywhere - stains and rips on sheets - dirty and thin towels - entry area very different to photos, pool is small and now has a restaurant area beside it (so the pool is in a very public place) - a lot of people (not guests) are consistently in the front area of the hotel (the pool) which gives the impression that you are a guest at someone else’s place. Many of the men hanging around are often offering tuk tuks and continue to do so even if you say no. The prices offered by the hotel for lifts to the bus station etc are inflated by around 400% Unfortunately we would not book here again. We were housed in a ground floor bedroom on our first night (where the windows looked out onto an area where people were sleeping and there were dishes and a washing machine). We were offered a room upstairs on our second night but we didn’t take it. The reason for this is because we were worried about the general standard of the hotel and that the bed in the second room wouldn’t be very comfortable (happily our first floor bed was comfortable). I wouldn’t recommend staying here.

Liked this place, tho not perfect. It's location is great, and the staff friendly and professional. The room was fine and included fridge and kettle (which I always like). Sadly, no breakfast included in the price.

Small but comfortable rooms with good bed, television, aircon, coffee/tea making facilities. My aircon stopped working while I was staying there and it was fixed very quickly. The staff were friendly and very helpful. They now have an Indian restaurant restaurant at the front and the food is really good. The room was clean but the common outside areas need a bit more attention. Overall I thought it was good value for the price.
Felt very uncomfortable here as 2 female travellers because of the male staff and tuktuk drivers coming in the pool/restaurant area. The room wasn’t clean, neither were the bed sheets. The A/C was leaking so there was lots of mold in that area.

Great small hotel with pool”
Nice and cozy hotel. New rooms with a quite pool in a convenient area near the palace. Is a very good option for a budget price. The transfer to the airport better in the street. So expensive with the hotel

Great value and very pleasant staff. my room was on the ground floor so I can hear the chatter in the lobby/restaurant. Staff actually offered me to move to a higher level but declined since I did not mind the noise.

Really great location. Room was basic, but clean, though bedding too small! Would have been nice to have more options for breakfast that didn't involve toast. Generally though a nice little place. Recommended.
Good value, between river & independence monument ”
This is on a small street #258 just off Sothearos Blvd - the street is full of backpackers guesthouses & mid-range restaurants. It has good wifi and a small pool, and at about $28/night breakfast is included. 10 mins walk to the riverfront past the Palace and lots of small restaurants & bars on the other side of Independence park.
We were lucky when we arrived we got an early check in. The manager assisted us and gave us the key to our rooms at 10am which was fantastic. Room was cosy, aircond was superb and wifi was good, but could be improved in the rooms. Only downside I found some stains under the quilt cover, when I complained they got it changed right away. The swimming pool is a teeny bit small to have a good swim, more like soaking in it wud be ok. The bar seems good and the breakfast could be better with more choices. The rest of the stay was with no complaints. I would definitely recommend this place as its walking distance to riverside as well as same row as some other hotels and massage parlours. Taking a ride to the main pub street wud cost about 2dollars

Stayed 6 days in a superior room and it was great . Hard to find a decent hotel room in Phnom Penh for a fair price but Khavi is great price/quality . No construction going on , no outside noise . Just a little bit out of the centre but tuk tuks everywhere to bring you to the river in 10 minutes . Friendly staff and good service . Little downpoint was the internet that was down several times every day but hard to find a better room in this price segment .
Clean, convenient hotel with lovely staff”
I had a lovely stay at Khavi Villa- I was there for a short business visit and chose the hotel for the location (close to various meeting locations) and affordability. The room was clean and the facilities modern. The staff was also very helpful- with excellent English language skills. The breakfast is basic, but made to order. The pool is awkwardly located at street level in front of the lobby and restaurant, and didn't look very clean. It makes for a better visual than swimming area.
There's a Kha Vi Villa and a Kha Vi Guesthouse. I think they are under the same owner. Kha Vi Villa is newer and comes with individual rooms and Kha Vi Guesthouse is dormitory style. Both are in a great location. Location is great, right beside Grand King Hotel but you paid less. Kha Vi Villa has a small pool and bar at the ground level. Room is spacious and comfortable. Clean hotel with standing shower. Shampoo and shower gel provided in dispenser. TV channels are plenty. For breakfast, you have a fruit juice with coffee/tea and you can choose an item from the menu selection like Pancakes, Omelet, American breakfast and noodle soup. Wifi is not that stable, comes on and off. Service is great as they are very friendly and accommodating but service can be slow at times. Had dinner at the hotel and we waited 1 hour for our food. From hotel to Royal Palace, it's only 5 mins walk, 20 mins walk to the riverfront and also 15 mins walk to Nagaworld. Lots of Tuk Tuk right outside the hotel. So transportation is not an issue. Hotel has no lift so if you don't like climbing the stairs, try to ask for a room in the lower floors. Overall, a clean hotel that's centrally located and comes at a great value.
Not good value for money”
Sheets were dirty and torn, certainly didn't smell fresh. Same as towels. Curtains in the room and bathroom were dirty and smelly. One of the bedside lamp had no cable so it was serving just for decorating purposes. Also, one of the ceiling light bulbs was no working, so it was quite dark in the room. We've done our laundry in various countries and this was by far the worst washing we've ever had. The clothes were clearly not washed with any detergent but just water. They didn't smell fresh, neither had stains and dirt been removed. My girlfriend had to wash by hand some items. Yet, it was the most expensive laundry service we've ever had. The staff said there is nothing to be done only offered to rewash my shorts, after which the stains were gone. We planned to have breakfast at 8am in the hotel restaurant but there was nobody to take our order, so we had to find a place somewhere else quickly as we were leaving within an hour.

We had an enjoyable stay here for 4 nights. The hotel has welcoming owners and staff. The pool is nice and clean and there are food & drink options available at the hotel. The location is great- a short walk away from the Royal Palace and there are tuk tuks right outside the hotel waiting to take you wherever you'd like to go for a reasonable price. The hotel rooms were nice and have everything you need for a comfortable and pleasant stay. I would recommend staying here when you visit Phnom Penh.

Great location, great value”
Khaki Villa is a bit difficult to find, tucked away on a short, busy streey, but once you find it, it's great. Spacious rooms, decent storage, excellent location near the Palace, National Museum and river. Staff were friendly and helpful (most of the time, the few other times they weren't unfriendly, just didn't understand English that well. I found the breakfasts to be great - not cold at all as others have reported, with good choices and large servings.
