Old building that was once glorious has seen better days. Nevertheless, although a bit shabby, room was clean and comfortable. Some noise from other rooms, but not enough to annoy. Poor quality breakfast , advise guests to eat out. Station cafe nearby was quite good. Hotel is close enough to town centre using escalators. Good value.

Owners/ managers are not at desk much of time and can be difficult to contact in early mornings ( checkout) or late evening check in or questions. Woman is extremely protective of outside grounds .. rules for entering / leaving on locking doors etc.. etc., but all for good reason.. just more uptight than I am accustomed to.

It’s clean, we paid 60€ and had a quick dip in pool. We would have stayed longer relaxing but there were loads of small insects ready to bite us! The rooms are old fashioned but very clean. It’s on a great location for a one night stop over! We didn’t eat in the restaurant as went out nearby to amazing pizza place. Easy and good value on your journey!

I gotta say it is very close with st francis cathedral. The staff was friendly all the way during our stay. Especially the female staff, i leave her letter for her to contact me back but, i guess she's not interested. All staff speak satisfactory english. Had a pleasant stay in assisi.

Wonderful people, wonderful location and just a pleasure to stay there. The fact that they had a laundry you could use was a huge plus as well, not to mention the pool, the bar and the views over Umbria. The reasonably priced bar and fridge were excellent additions as well. Can't recommend these people enough.

This is the best villa. If you have a car, this is not far from the center of Assisi. The view from the balcony is not seen anywhere. Breakfast is mainly a kind of sweet bread. The owner is very very kind. There are several dogs and cats here. Pool was good to be able to use. If I can go back to Assisi, I would like to stay here again.

Although the entrance is not fit for SUV-drivers (but who does anyway?) the end of the dead end street is a gem. Personal attention by the couple that runs the hotel and always a smile. The breakfast may need some variations, but this is an intimate place for its few guests. Thanks.

the hotel is at best a 3 star. however, there is no on-site parking. there is a city parking lot about a 10 minute walk that allows 24 hr parking most days. the exception is on tuesday. tuesday is the city market day so parking there monday night is not allowed. there is another city parking lot on the edge of the city, but lugging suitcases all that way isn't ple...

It was an impressive stay for me. Jenny is a very helpful and friendly host. She let me to checked in earlier and recommended the route to hang around. Also, she prepared very nice breakfast for us... The location is also excellent as it was around 5 min walk from the train station.

This appartment is very charming, having a genuine authentic feel. The studio lies in a massive residential building complex from the 11th Century, only 5 min. with car from the train station. This very small hotel - 7 rooms - is near the Piazza Commune in Assisi, with lots of restaurants, shops and cafes nearby, and local bus transportation if you prefer not walking. The owner/operator is very accomodating and have a wonderful attitiude of service. Highly recommended for those wanting a basic great place to stay on a budget.

Staff were great ! Be ware they don’t have an elevator so make sure you request a room on the first floor if you don’t pack light. The room was clean, and spacious. I will definitely stay there again. Their breakfast is €6.00 so it’s not bad of a deal.

For the price of this hotel, it exceeds my expectation. Nice little hotel that is just opposite the extrance/exit of the train station, the bus stop to take the bus up to Assisi is nearby. The room is clean. Breakfast is simple but very tasty. The owner is a nice and friendly.

We found this hotel to be perfect for our needs as tourists in Spoleto. The rooms are adequate and clean and the staff were exceptionally friendly and helpful. The best feature is the central location in the heart of old Spoleto. Everything a tourist might want to see is within a short walk. I would stay here again and will recommend this hotel to friends.

We asked for a quiet room and got one....right above the restaurant that hosted a party the night before we left for a 9-hour road trip! But the worst part of it was the receptionist constantly interrupting me when I complained about it... What were his interruptions about? He said I wasn't listening-seems difficult when you struggle to finish your phrases.

Very nicely located in Citta della Pieve, although a little too close to the neighbouring church with regrad to the noise level of the bells. Very clean and comfortable, both lobby and rooms. For the price, the hotel offers clean and decent facilities, with particular plus to a surprisingly very comfortable bed and pillows. As a business traveler, the free wi-fi access was a plus.
