Over zealous manager. Read all reviews first.”
The manager was extremely rude and loud, with no idea about customer service. He is over 6 feet tall, but was shouting at and pointing his finger at my 45kg wife. I had to physically push him away, and his answer was "she started it".....pathetic! The argument started because a small part from the top of the tap was loose and fell down the plug hole in the middle of the night. The following day when we returned he left a note saying that we should replace the missing item. I told him what had happened, but he said they had already checked in the pipes but it was not there, so he would have to call out a plumber to help him buy the missing piece, and charge all that to us (50 Euro call out charge to start with). I could not believe that the piece could be washed away, so I told him I would open it myself. I did that, and found the piece. He was lying that they had checked it, but then chose to blame it on his staff. But not even a word of apology. I would definitely NEVER recommend for anybody to stay here. It is not a hotel, it is like staying in an eccentric's private residence, with a million rules to follow. I should have read other reviews before booking.

Nice and clean”
location (extremely near from the train station), very clean, friendly staff
it was really nice. adapted from the owner's own house I guess, the stairs and lift are really old-school, those you can see in the movies of 19th century. The lift sometime doesn't work, but it's only 3 floors. The room is huge with extremely high ceiling, very well decorated. When we checked in, the owner even gave us two pieces of chocolate, lovely. XDDD The location was so convenient, that we stayed in Florence for all the nights in Italy and travel by train during daytime.

A residence lodging near Firenze SMN station”
The lodging is right across the Firenze SMN station. There are many surrounding restaurants. Rooms are clean.
This is not a hotel but a residence converted to lodging. Thus, they are lacking all amenities and they are only good for sleeping. There is only one staff that serves to welcome you. When we arrived, he stepped out so we wanted for 45 mins to be able to check in. There was no breakfast and hot food is not allowed. Wifi is free. You need 2 passwords to get in of the building and a key to operate the elevator. You cannot control the heater in the room as this is said to be automatic. We went during winter so the room was very cold. Price is too expensive for what they offer as there are mang surrounding hotels that offers the better service and at the same price.

1. No 24 hrs front desk, must check in before 8pm 2) luagguage can be kept till 6pm in public area. 3) no laundry or hot food is allowed. 4) good location
It's not a hotel, more like B&B. Recommend to search the map before book. We arrived after 8pm and the staff is off but come back to open the door for us (appreciated). We enter the room, he told us 3 rules, no laundry, no hot food and no smoking. Luggage can only be kept till 6pm and we need to send the luggage to train station which 6 euro per piece. Please also read all post in the house as a fine of 30euro was charged as we don't know we need to put the key and our luaggage in the public area and left the key at the desk by 11am. convenient location
The toilet/shower room stinks. No improvement at all after reporting to the owner. Terrible hospitability Air conditioner are off due to cleaning time (first day 2 hours), poor excuse from the owner and even told us this is in their policies. A mean owner. Owner is speaking loudly every morning in the corridor. It is situated at a very convenient location which is next to the train station but it is not easy to find.

It likes a guest house or residence instead of a hotel, near smn train station, staff strongly reminds us not to put the luggage near the wall, otherwise he needs to repaint it, I think sometimes it’s inevitable for people holding the luggage appropriately, wifi is only for 3 devices otherwise need to charge you

This place is a guest house and not a hotel. Rooms are tiny and very badly maintained. The noise levels from the street is terrible. The bathroom had a terrible stench. The photos on their website is very misleading. Please make sure you never book this accomodation. I would recommend to remove this accomodation from their offering.
