We had a wonderful stay”

The rooms and bathroom were spacious and clean, and the staff was very friendly and helpful

We felt that our stay at the Richland Motel was among our top experiences with a budget guest house in Burma. While in general, in Burma the quality of budget guest houses is generally poor value for the money, we thought that the Richland was a great deal for what you pay for. We arrived at 7AM in the morning, before their stated noon check-in time, but the staff set us up immediately in a temporary room so that we could shower and rest. Like many other reviewers' experiences, the staff was incredibly friendly and helpful. In the area around Nyaungshwe there appears to be many options to stay at (and as tourism grows, we saw many new hotels that were in the process of being built). The level of quality that we experienced here and in Mandalay was far superior to anywhere else in the country that we visited. Also, unlike what we had read in the tour guides and online, while traveling in the first two weeks of January 2015, we were able to easily book guest houses along the way, most only the day before we arrived.

Excellent value for money, and right in the heart of the city”

There are a lot of B&B/GH in Nyaung Shwe (entrance to Inle lake) but this one is located on the main road and very near the market. I arrived from Yangon at 5am and I can easily walk to this GH in 3 minutes, avoiding all the hassles of bargaining with those mototaxi drivers. The GH allowed me to check-in immediately, and even provided with free breakfast! We are assigned to a room at the end of the corridor, and that's why our room is bigger than others and even with two sides of windows. Air-con is powerful, toilet is clean. Staffs are nice. Breakfast are simple but OK. Overall I would recommend this GH to others if you are not fancy with those "new" types of GH with fancy decoration.

Comfortable hotel”

Comfortable beds, early check-in, decent beakfast

We arrived in Nyaung Shwe around 5:30am after an exhausting overnight bus experience, and the staff at Richland immediately allowed us to check into our room. We definitely appreciated it. Be forewarned that the walls and windows are paper thin. The room we were in was on the second floor on the street, so we were awakened by a parade of some sort that was BLARING music for almost an hour. Also, the wifi was pretty terrible. But it was pretty clean, it did have hot showers, and the breakfast was nice. It's not a bad place to stay, but we found a place of a similar standard for $10 cheaper, so it's definitely not the best value in Nyaung Shwe.

Best bang for your buck, very helpful staff”

Loved this place- rooms not fancy but comfortable & functional, nice hot showers. Excellent breakfast, loved the rooftop space. Best wifi signal we had while in Myanmar. Good location for everything we wanted to do. Staff SUPER helpful in setting up Inle Lake boat tour, renting bikes, and getting taxi to airport- always gave us super fair prices. Let us check in really early the day we arrive from our overnight bus from Bagan. Would 100% stay here again anytime we return to Myanmar!!!

A Comfortable Stay”

Friendly Staff, Excellent Location, Comfortable Room

Richland Motel offers an excellent centralised location in Nyaung Shwe. Its staffs are friendly. Hotel condition seems to be in the process of refurnishing as we saw ongoing painting work on its interior and exterior. Room was pretty comfortable. However, wifi usage is only restricted in the lobby area and upon request.

Comfortable stay in Nyau ng Shwe”

Overall a comfortable stay. Stayed on the ground floor in a Twin room which had a faulty toilet flushing system that had to reset manually after each flush. Toilet can be further maintained. WIFI is available in the room but the connection is very slow. Breakfast is at the rooftop. Nice and delicious food. Hotel staff were really helpful in arranging for rental of bicycles, booking of bus from Nyaung Shwe to Mandalay and arranging for laundry services.

Great Hotel, Great Service, Great Location”

Location, Service, Price

The hotel is virtually in the centre of town. The staff are excellent & speak English, down to arranging a very good priced full day tour of the Lake. Breakfast are generous & on the top floor providing an open air dining experience. There was nothing I could find fault with. Certainly deserves 3/4 stars

After arriving at 3:30 am with the overnight bus from Bagan we had an early check in as our room was free and did not get charged extra for it. Nice breakfirst on the rooftop.

We had a pleasant stay, convenient location, a monastery is just in front of the hotel, dining, local market and boat trip start in walking distance. Rooms clean, spacious and shower hot. Breakfast is on the roof top with fruits, eggs, pancakes and toast. The staff helped to organize the boat trip on the lake. After arriving at 3:30 am with the overnight bus from Bagan we had an early check in as our rooms were free and did not get charged extra for it.

Very Good Value”

Good Value, Quiet

This hotel is located on the main north/south road, very close to the day market and the night market, both offering some good food options in a town not known as a foodie heaven. The river, and thus the boat fleet, are about 10 minutes walk. Being on the main road, there could be a bit of traffic noise, but as this town dies by 8pm, there's no real impact on sleep quality. I stayed in Room 208 for three nights at about $28 per night. Located on the back corner of the building, this room has two walls of windows providing excellent natural lighting but kind of a grubby view of a vacant lot. The room was clean and was serviced each day. Double bed was very comfy and the room quiet at night time, with the exception of random dog barking events. Carpet was old, but not gross to walk on. Due for replacement but not critically so. Small wall mounted TV with several English channels, including Al Jazeera. Refrigerator and AC unit worked fine. Bathroom was clean, hot water flowed fine each day, and towels were soft and fluffy. Restaurant on top floor provides a nice view of town, although this town isn't exactly picturesque. Breakfast was fine, made to order and served with enthusiasm by attentive staff. Pancakes, eggs, Shan noodles, fruit, juice, instant coffee, etc. Shan noodles were tasty. Rented a bicycle for 1500 kyat, which seems to be the going rate elsewhere in town. Staff were young but spoke English and were respectful and helpful. Wifi...well in this part of Myanmar nobody has a strong connection. I found that before 7am and after 10pm, I could actually attach a photo to an email and even use the Google. Overall, I feel that this hotel is an excellent choice in this price range. I would definitely stay here again.

A budget hotel that is a shadow of its former glory.”

Richland Hotel is a older colonial style motel centrally located near the Mingalar Market, opposite the main town pagoda, several restaurants and a 10 minute walk to the bridge & boat launch. Sadly, the hotel itself is a bit rundown. The rooms are spacious but shabby, without closet space and the bathrooms could use a renovation. My room on the 2nd floor faced the back of another building and was noisy and had no view. Early morning washing could be heard starting around 5am! The pros are that the staff is very friendly and will do their best to be helpful however English is very still limited. A hot buffet breakfast (eggs, toast, noodles, rotiis & seasonal fruit) is provided upstairs on the roof level, they'll assist with arranging bus tickets and you can rent single gear bikes on premise for 2,000 kyat/ day. There's a mountain bike shop just around the corner if you want to ride to the nearby villages.

Amazing staff!”

The staff, the staff and the staff

We turned up at the hotel at 5am in the morning, just off the night bus, suffering from severe food poisoning. Immediately they gave us an early check in and didn't charge us for the room. They also brought breakfast to our rooms in the morning when we were too weak to go to the restaurant and gave us extra blankets. They also assisted us with changing our flights. They were amazing and for the prices, I would definitely stay here again. Thank you!

Great hotel”

This was the best hotel we stayed during our trip in Myanmar. The room was nice and clean and spacious enough. The staffs were very helpful and nice. They could be able to arrange for you anything you may need. Highly recommend.

Not great but nice hotel with good staff”

Staff, location, breakfast

The rooms are not great but it is comfortable and clean enough. Staff was really nice and let us sleep in the reception when we arrived at 4 am (they brought us a lot of blankets so that we could be warm and comfortable). Breakfast was really nice, served on the rooftop, where it was a bit cold early in the morning but it was ok! The location is good ; you can walk to the lake to take a boat (the staff can help you find a boat driver).

For young budget travelers”

Helpful staff, flat screen tv

We chose this place based on the reviews and because we needed something less expensive. Frankly, after we arrived I couldn't understand why it had been this highly reviewed : the rooms are basic (was surprised to see a flatscreen tv though) and more or less clean (not considering the dust on the shelves and the dirty carpet- keep your shoes on) , but the linen and towels have got that old dirty-white color(all they had to do is to soak it in a chlorium from time to to time to avoid it) ....We were a big group and had 3 different rooms. The bathrooms in the double and twin rooms were clean, but the one in the family room was spoty and disgusting. The water pressure in the shower is very low- taking a shower was challenging for all of us. The corner double room facing the main street was very noisy at night- avoid it. The breakfast is basic: eggs, bread, bananas ,watermelon, pancakes (crepes?) , fried rice, tea, coffee . The best part of this accommodation is it's staff! These people are very special! They were ready to help us with any request! They are always very kind and happy! They made us forget about those few issues with had with the rooms and leave the place with happy faces. I would recommend this place for young budget travelers only.

Sleep, Quiet, Sleep

Late check in and early checkout. The hotel was fine for a few hours rest. The staff was friendly and attentive. Expect a fairly long taxi ride from the Heho airport. Not located near the Lake. Staff, location, value for money

It was perfect - we arrived early from a night bus from Yangon and were allowed to check in early. The staff were so friendly and helpful, I can't praise them enough, especially the main girl on reception, she is very sweet. Breakfast is good too. If we came back we would stay here.
