Rose Palace Hotel
Very Clean Very helpful”
I loved that the beds and everything seemed new and so clean. I only stayed as it was close to the airport, but I was pleasantly surprised. The food that I ordered was really nice! The only problem is finding the place is difficult for taxi drivers and so that can take time.
too noisy for a good night's rest”
The staff is absolutely the best part of the hotel... it's biggest asset. The place is clean, and the breakfast is average. The problem with the location is that it is right on top of a road with load motorcycles, and across from a monastery that is full of dogs. There were dogs howling, and yelping, and barking all night, noisy motorcycles, horns beeping, pigeons, people outside yelling... There are high intensity lights (probably for security) that keep the rooms in front of the building well lit even when curtains are pulled. I eventually moved to a room in the back of the building and it was much quieter, but the beds in that room were super hard. If you stay at this location, insist on a room in the back of the building. Yes, it is near the airport, but it isn't a restful place.
We understood this to be a non-smoking hotel, which is why we picked this over others, yet there are ash trays at the elevator entrances. Why? We don't understand. Our room was clean and without any smoke odors at all. The staff was fully attentive to our needs. The breakfasts we were excellent.
Very Average Hotel”
We booked this hotel because it was near the airport. I was disappointed that one of the two rooms we booked smelled like smoke...I felt bad for putting the kids in it :( Staff (not overly friendly and accommodating, not rude), food, and location were all fine.
It has happened twice in my stay in this hotel (Dec 2018 and March 2019) that upon check in, they say that they do not have a room for me as they are over booked although my online booking is confirmed. They attempted to move me to another hotel that is lower grade and poorer in quality in Dec 2018 which I rejected strongly. They eventually decided to just accept my booking and push someone else out instead. Then once again in March 2019, overbooking again. This time worse. We even went personally down to the hotel to ensure that our booking is confirmed a few days before check in date. Then on actual check in, they say they over booked again. I have to look for another hotel myself last minute. I highly question the competency of their staff. And it is unsafe to book this hotel again in my point of view. I found better hotel nearby, better location and about the same price. I will no longer be booking my stay in this hotel and stop recommending my friends this hotel.
Room confirmed, but not able to check in. ”
Booked multiple rooms, but was not given some of the rooms when checking in even though confirmation was sent. Hotel forced us to combine rooms. 2nd time this happened within 3 months. Not going to stay here anymore. Always finding out you dun have a room only upon checking in.
Room is too small”
I saw in Agoda booking. The smallest room is 25 m2 but during my stay I thought it is about 12-14m2. I don’t know how they calculate the room measurements. I’d like Agoda to check the size of the room again. I sent a special request after my booking but the one who replied my request seem not to take note to front desk staff. I requested for late check out at 3pm as my flight at 6:15pm. The one who responded my email said ok but front desk said we can’t unless I showed my email. Then, they said ok. Staff seem lose contact from each other. Anyways, they are friendly and very helpful. There is a restaurant and sky bar on the roof top. Breakfast is ok. Room and bathroom are clean but too small.
I arrived this hotel very late time, but the staff is very kind. The building is very clean and new. The location is nearly from airport. If you stay by transit, this hotel is one of best choice. But there is no restaurant near this hotel, you should finish to eat lunch or dinner in other side. Totally satisfied to stay this hotel. Thank you!
Must like wildlife to stay here”
Rooms were fine but outside was noisy. Pack of dogs fighting at night and lots of crows in the morning. Needs more noisy proofing. Breakfast could have been better too.

My first stay in myanmar couldnt have been better! The staff here was so kind and SO helpful. I don’t speak myanmar but they tried very hard to get us just what we needed. The hotel is a little hard to find for taxi drivers but the staff helped us very much to make sure we arrived and left safely. Thank you!
I stayed in the hotel from (28/4/19-29/4/19) with my fellow travellers. A fellow traveller requested late check-out (at 4.30 p.m.) for all rooms and the hotel front desk staff agreed. When I returned to my room (Suite Room No. 205) at 1.45p.m., I was shocked to find out that the housekeeping staff was cleaning my room and my luggage was kept at the front desk. When I clarified with the front desk manager, he told me that I have to give up my room to a large group checking into the hotel on that day. I won't recommend anyone to use this hotel because the staffs have poor customer service.
Room is clean but small. One side of bed is flushed against the wall. Breakfast is simple and food not replenished even though it's only 8am in the morning. My main grouse is the bathroom which gets totally wet on the floor and toilet bowl because there's no shower curtain nor divider. Also there are no hooks nor shelves in the bathroom.
Good For The Price”
Typical local “higher end” experiences. Front desk doesn’t have proper change, so they opt to over charge you. Nice room but shower held together by duct tape. No airport transfer. Nice otherwise, especially at this price point.
Arrogant hotel staff”
This hotel has full wall paper and has new furniture emitting strong smell which caused headache and eye irritation for me and my friend. Decided to check out after one night and asked if the hotel could give me voucher for the remaining 3 room nights which I already paid via Agoda. Am prepared to go back next trip inNovember. But reply from hotel was :” It was your problem you did not ask to change room. Other guests have no such complaints. Next time please book with us directly and not through Agoda.” I am a frequent traveller. This kind of customer service is unacceptable. I had to do a last minute move to another hotel and paid more. I gave them 2 days to respond to my request and they did not call back as promised.
Great rooftop space”
Nice & safe location. The best part about the hotel is experiencing the rooftop space where you get the best views of the entire city. I recommend staying here.
Clean, staffs were friendly
I eat breakfast around 7:30 AM but they are cold , i thought i saw heater below food , can't understand why the food is cold. staffs are good.
Positive: location (near the airport) / clean / cheap / brand new / very helpfull and kind staff Negative: location (there is nothing to do there) Overall: good place to spend a night between 2 flights.

This hotel is only less than 4 km from Yangon airport and immediately out from downtown area. It takes 30 minutes by taxi to reach the center of Yangon and 10 minutes to reach the airport. The room was comfortable but the floor was very dirty, as if no one has washed it...All the rest instead was good: clean bed sheets and clean towels, clean room in general, except for the floor. We went to the restaurant for dinner and lunch, and the food was good and fresh. Staff very friendly and always smiling!
Hotel seemed to be unreliable when booking was made through third party host.
