From the outside the hotel looks okay but it needs a lot of work especially the pool area which was a disgrace with broken decking which was dangerous .My room was too I okay standard nothing to write home about, the old decor could do with modernizing. The breakfast was not to a European Standard I could only have eggs on toast. I found the location to be outside of the town to where the main shopping area was, so you had to use a taxi 50tbh each way per person. If you're looking for somewhere quiet this would be the ideal place why from the crowd hello my friends. Cheap and cheerful.
Very good hotel and excellent value ”
Excellent value. Extremely helpful staff. Nice spacious clean rooms. Good location if you don’t mind a nice walk or short drive to the main city centre locations. Getting a bit dated decor wise but this didn’t detract from the overall experience. Cons: exiting the underground car park is a bit of a lottery and not helped by tour vehicles parking right on the exit, completely obstructing the view of on coming traffic. Could do with the concierge assisting those driving out
Good value and location”
Slightly old hotel located just outside the old city of Chiangmai. Near enough to walk to night market. Staff are helpful. The hotel restaurant has a spacious area popular with Thai couples who use it for ballroom dancing and dinner.
A nice stay”
The hotel would have been a grand beauty in her heyday, but in need of much love, especially their decking areas. The staff were amazing, especially O at the tour desk! The rooms were clean and spacious and breakfast was fairly good.
We loved our stay here- just note the gym was out of order and the pool surround isn’t in great order- however the staff more than made up for it, and were super helpful in moving us room after the first night as we found it a little noisy. Rooms great size. Just note the restaurant has Karaoke on every evening- a little random! Easy walk to old town Chiang Mai.
Very good (Asian) buffet breakfast, spacious room, comfortable bed, very clean, very friendly staff. The only disturbing but not important were the signs that it's not allowed to take any clothes to the balcony and to bring jackfruit and durian to the hotel.
Good for the price”
Only stayed one night but it was worth the price we payed. fairly decent location if you plan on staying in old city Chiang Mai, its right outside the moat. pool was tucked away and small but refreshing. beds were comfortable and hot water worked well. no issues.
The place was very nice. Only had a problem at the beginning when I first walked into our room with an odor that was really bad. They kindly swap my room right away. Never did got a sign that said to fix my room but we were there for two nights so I didnt care much. Staff was friendly and helpful. Con was the wifi wasnt as great and ai had to use the one computer downstairs for an important matter. Beside that, thanks for the stay.
Good stay for the price, breakfast passable, terrible WIFI”
The Wi-Fi was terrible and continuously dropped out in our room. Even standing under the modems on 2nd and 3rd floor, it worked better but kept dropping out and the staff seemed aware of it but had nothing to say that could help us. As we didn't want to use data but we were planning and researching our trip, we ended up using our data anyway because the Wi-Fi was so terrible. Otherwise nice staff, parking, great convenient location right next to a 'Chiang Mai university girl begs for tips' bar, shabu shabu, buffet, and 7/11. Its pretty easy if you want to walk to old city centre with Wat Chedi Luang and the 3 kings monument and take in eateries or massage on the way back. Easy to access buses, taxis and tuktuks around the corner on the tourist loop. The hotel bar and restaurant really goes off at night, with Thais dancing and drinking even on a Monday and quite excessive noise. Luckily we were on the 3rd floor but you really wouldn't want to stay on the 1st floor if you have young children or have trouble sleeping. The air conditioner also seemed to play up and made a lot of noise on the balcony. We took their airport shuttle and it was 200THB for two of us and baby. Overall not too bad and the clean room with marble looking benchtops, satellite TV and hot shower made up for the other issues, considering the price. Would be happy to stay again when in CM but also may try something else.
Everything is ok , besides....”
Please ignore the facility of gym and swimming pool, they are totally wracked. But with this price you get a room with breakfast, it’s consider a good deal. Friendly staff especially the tour agent counter in the lobby, very convenient, we just booked our tour with them. Even rent a motorcycle! And they give very good advice, which reminds us to have a license while riding a motorcycle, cuz we got checked by the police and luckily they reminded us to have our license all the time, very good! A distance to the night bazaar but if you enjoy walking, then it’s not a problem. When you first got into the room please check the air conditioning and shower. Cuz we got the room with air cond mal function , then we requested to change room, so we got the room changed but this time the shower was not working. The they sent a technician to fix it, then finally got everything sorted out. Ya, that’s pretty much what I want to share.
Bad toilet ”
Flashing toilet take is the only thing that I didn't like. It sometimes takes two flashes to flash the toilet and each time take long. Like you have to hold on to the handle until the all the water empty just to flash the toilet.
Lovely hotel but cld do with some TLC and, probably, a shed load of money. The pool itself was great but the decking surround was almost dangerous - I could visualise somebody standing on one end of a piece of decking and the other come flying up in their face. Haha - but if you're careful, these bits can be avoided. Breakfast was good. A bit far out sometimes to walk ( although tuk tuks cheap and plentiful) so we ate in the hotel and the food was good. We had a good rate so excellent value fir money.
Great wheelchair access”
Good value for money- ok, rooms are a bit dated and walls thin but for the price, the rooms are clean and comfortable, staff are helpful and breakfast is tasty! Good wheelchair access via a ramp at the entrance and an elevator inside. Our room was spacious and had a wet room style shower. Staff helpful. Location is good, a short walk to the old town (around 10 mins). Theres a couple of places to eat very close by, or much more choice a little further afield.
Good location, huge room”
Great hotel in great location. We could walk to most places we wanted to visit from the hotel. It was close to a 7.11 for late night snacks and many good restaurants around the city walls for a meal. Buffet breakfast was good with food to suit everyone. Only downside was our 'balcony' had windows which didn't open which made it just a very hot room meaning nowhere to go after our son went to sleep.
Good for chinese tourists”
We went during the begining of February, just on the celebrations of the Chinese New Year, and we tried to have dinner at the hotel's restaurant...what we got was a restaurant full of chinese tourists celebrating still... Their presence wasn't a problem if they weren't karaoke singing and singing it out loud. We tried to eat rapidly to go back to the room. The communication was very hard, as the staff doesn't speak good english, and the food, when it came, wasn't that good. The rooms are confortable and clean, but the hotel is a bit dated.
Stay Not Royal at all ”
1. Wifi didn't work at all, even after they re-started several times.. Very Frustrating logging in and suddenly logged out. 2. Breakfast so so for western visitors . Very few western options like one cereal , fried Eggs & Toast. No cheese . Also water for tea not as hot. Had to ask staff to microwave. All other were Thai/Chinese dishes. 3. Shower was so so - Drip shower. 4. Staff was very nice. Tried to accomodate us in every way but did not have resourses.
Wifi always dropping out, TV reception poor, gym was under renovations . The hotel is dated and would only rate it as 2 and half stars . The staff wete good and the restaurant was good but thats the only recommendation I would give it. As a frequent visitor to .Chiang Mai,would not stay here again
Great location close to the centre , good service and clean but just a little run down”
Good service and friendly staff. Location is within walking distance to the city centre. Rooms are clean and air con and hot water is ok. Decent selection for breakfast options. Only downside is the place is quite in need of a renovation
Service at the reception is excellent. They understand very well English and always kind and smiling. The internet system is irritating since you always need to connect from time to time. The restaurant is also good and the price is also very reasonable.
30 years past it's prime but still OK”
The hotel is a little dated but is very serviceable. Nice lobby and the front desk staff spoke English well. The room was dated with heavy wood but OK. Quiet with a comfortable bed. Shower had plenty of pressure and hot water. We had a nice city view from our window. We had trouble with the safe and had to call down twice to get it operational. The breakfast was the same every day which got boring but had a nice fruit selection. It's a little walk to anything interesting but not a killer...Overall if I had to give it a grade, it would be a C plus...It's Ok in every way. Good but not great..however I would say it's a decent value for the money.
