Beautifully designed hotel and pool”
We enjoyed our stay here so much that we booked in again following a few days in Pai. It's about a 10 min walk from the south-east corner of the moat but there are local restaurants just a few minutes away and a great western breakfast place called Butter is Better about 5 mins walk away. The rooms and bathrooms are nicely designed and kept spotlessly clean, we requested, and were given, and upstairs room and didn't have a problem with mosquitoes. The pool is fairly small but certainly big enough to cool off in after a day in the Old Town. The owners are unintrusive but very helpful, our bags were waiting for us in our room when we returned from Pai, which I thought was very considerate of them. When we return to Chiang Mai we'll definitely stay here again.
a nice quiet guesthouse”
well, this gh is very nice and quiet, neighbors are kindly local people.100metres from the main road, no moto engine voice in evening. the boss also lives in this gh. the gate will be locked from 7pm to 7am, you can use your controller keys to open. te only problem is.a little bit far from the old city but if you rent a moto, just five minutues.
Overpriced for the area, clean but boring ”
It's a cool but boring place to stay , no atmosphere freezing cold pool and just want you to book the most expensive trips ever mainly to fill the owners expensive taste in high end trucks and buggys Not for us
Clean and nice”
We had a nice stay. Location outside city centre but a lot of local restaurants neer by. Rooms were nice and clean. All rooms are almost the same, but you pay a lot extra for a little bigger room or a fridge. Internet works great, but everything you order in the hotel like coffee or drinks is very expensive. Also shower has not really hot water and the pool is very cold.
Absolutely fabulous value for money. The rooms were spotless, and even though there were a few mosquitoes hanging around, there are "zappers" in the rooms, making it easy to catch them. The pool was very clean and private with lots of plants around the area. The owner and his wife were very, very friendly and helpful. The lady who first checked us in was rather miserable the entire time we stayed (5 nights total). I rarely single people out in a review but her attitude was rude and bizarre. Despite this, I would still highly recommend this place. It was probably the nicest place we stayed during our 7 weeks in Thailand. FYI - do not use the laundry machines down the alleyway. They are not associated with the hotel whatsoever, but we used it to do our laundry cheaper. It stained all of our white clothes with some sort of oil that couldn't be removed.

Delicious lobby area and pool, great staff, very good room that could be made excellent with very little - a bed light and something to put luggage on top. But the mosquitos kept me up both nights I spent there. Dozens and dozens of them. Either the net on the windows doesn't work or they come through a gap on the door. This was also reported by other two couples that were there at the same time I was. I actually had to get up to kill them two times during the night because I just could rest. And I had mosquito repellent all over my face. Maybe is not like that all year round - it was April. But even though I liked the place and the pool I had to move because of the mosquitos.
Confy and quiet”
I'm a Digital Nomad, so I need to spend lots of hours in the room and if possible, having some relax outside. It has a really good wifi (skypes, youtubes even some film played) and the pool makes the perfect combo to even don't get out of the surroundings. Local restaurants next to, good caffe in few meters and only 10 mins walking to old city. Very recommendable if you have to work or relax! :)
Everything ok. With safe in the room, airco,sofa and extra table. Good and free wifi. No breakfast or dinner, there was a coffee corner. With pool in center of everything. Anyone who wants to go to his/her room must pass the swimming pool. No parking space (if you rent a car). The city in not walking distance ( to far to walk and hot). With bike difficult(if you know where to ride). You need taxi or red bus to explore the city.

We love it here. What a great place, with a lovely garden around the swimming pool. The staff is friendly and feel like family. They are always helping out. Breakfast is not yet possible yet, but they just build a new area (high with a view) to serve breakfast and coffee soon (great, we must come back). The rooms are super clean and cosy. I love the simpleness of the rooms. It easy to keep clean and that is what we like. After 10 o'clock residents need to be quiet, so no pleople drinking around the pool untill late. The location is great. Just behind a busy road, far enough not to hear it but close enough to get a taxi or tuktuk anytime. I will recommened it immediately.
Great place to escape the heat”
We found this hotel to be a great base for exploring Chiang Mai. It was about a 10-15 minute walk to night market, and close to the same from the old city. Best, we could escape the heat after morning sightseeing by relaxing in the pool. Rooms were large and clean, too. Good value option.
Great place, cool staff, good location”
Nice chilled out place, walking distance from the old city and night bazaar. Clean, great looking and nicely maintained place with nice and helpful staff. Laid back and quiet - don't expect pool parties ;) loved it. Only complaint (if I have to be picky) - pool is in the shade most of the time. First world problem right here. Definitely recommended!
Great place lovely people”
Good value for money! Such lovely helpful owners. A well maintained hotel where they can't do enough for you. We travelled to Pai and then stayed here again. It's about 60 baht in a tuk tuk to get into town or a 15-20 minute walk. Only downside was a very firm mattress and the second visit the shower water took a while to drain away. Also it's not close to any nice restaurants but not a big problem Oh and they have a cute baby terrapin!!!
Silent location .”
I love the rules of TR's because it guarantee all guests of good rest . To make sure that we weren't bother each other .O(∩_∩)O~ Junya San is the best guest house owner I have ever met . Anyways , I have to back to TR when I'm visit Chiang Mai next time even every time . ^^
Very nice residence, very nice owners”
We booked for 3 nights in february. The place was so nice, so we decided to stay for 7 nights in total ! The residence is beautiful, with a nice swimming pool and a lot of vegetation. Owners are very nice, always helping us to find nice activities during our week in Chiang Mai. We rent motor bike at the residence, it was perfect. Their is a big fridge outside, were you can buy refreshment. The place is nice, 10min by walk from the city, it is quiet, we can sleep well. To our opinion it is better to stay out of the city center because it is not quiet. We prefer walking 10min or rent a motor bike, but stay in a quiet and beautiful place with a good value for money. 10-15 minutes to walk to the Old City, in a local area south of the Old City. very nice garden and pool although too cold to swim in January. room is in the shade and not soundproof but the area is quiet (can hear neighbors watching tv though). shower is cold but strong or hot but very weak. The darker towels they gave us left fluff on our skin, which was annoying... Overall, a beautiful place to stay at a very reasonable price. owners seem like very nice people.
Relaxing stay during a peak tourist time”
We stayed for five nights over the New Year's holiday. Being a very busy time of the year for Chiang Mai, it was great to have a hotel that was walkable from the city center, but far enough away to not be bothered by noise and revelry! The pool and gardens were lovely, the owner/staff was friendly and helped us out with more blankets due to cold weather. The entrance is also very secure with a lovely bamboo loft that is great for relaxing. Definitely recommend this hotel!

We enjoyed our stay very much. We were surprised to see that the rooms looked exactly as the did in the pictures which is not always the case in Thailand. We were also surprised at the cost of the room which was similar priced to a room we had 10 years ago but much better value. It was a shame we didn't book for longer!
situated in quiet part of chiang mai”
I stayed for 1 month in the hotel. I liked it very much. You will need at least a bike to go around. The only things I missed was the possibility to have breakfast and comfortable chairs at the swimming pool.
Clean and cheap stay with pool”
Excellent - it is very comfi, no hassle and clean place. Owners are very friendly and the location is close to old city, but quiet. The rental bikes are handy to get arround - the climate in Chiang Mai around December is perfect for biking.
Comfortable hotel, very affordable price”
It's a little bit out of town but not a bad walk, and they have new motorbikes for rent if you want. Staff is friendly and attentive. The rooms were great, beds may be a bit hard for some but perfect for us. They have a wonderful herbal sauna that we spent an entire day alternating between that and the saltwater pool.
