Best location + good value for money ”
Very convenient as it located near two big shopping centre, Main street and all restaurants are at walking distance. Staff are friendly and have good knowledge of Chiangmai. Room is clean and breakfast is excellent. To sum up, if you are there for enjoy the most of Chiangmai and doesn’t want to break your wallet...here is a place for you!...it just so convenient and great value!

The Superior Room has a large balcony with an outdoor table. It's nice to relax on the balcony. Friendly staff. Nice guest house. Not far from One Nimman shopping mall like 5 minutes walk. Not too far from bars, cafes and restaurants. All walking distance.

Location is excellent. In the heart of Nimman, but on a quiet soi, which allows for a peaceful night's sleep. The guesthouse is a converted house, old but very well maintained. It gives you a taste of Thai life that is different from the standard hotel experience. The staff is very friendly and helpful. Ask and they will do whatever they can to help.

Large Room, Great Location, Value For Money”
Pros: 1. The room was quite large (twin room) compared to other 2-star hotels and the price we paid. 2. The location was great, just 3 minutes to the Maya Mall or Night Bazaar. 3. Cheap price and value for money. There were breakfasts for 2 included, but only 2 fried eggs and a cup of orange juice for each Cons: 1. The room condition was not same as shown in the advertising photos, it was a little bit old and decadent. 2. The towels stank musty smell in our first night. 3. The staffs and the owners were not quite friendly and enthusiastic. They looked busy with their own businesses all the time

Quiet, clean, very helpful staff. At first we were concerned to be so far from the center of town, but we found lots of restaurants, shopping, and attractions in the area. And we came to appreciate being away from the noise and heavy traffic. The facility is being gradually updated and there were aspects in our room that needed minor repairs. But the bed and other essential aspects were very good.

We stayed in 2 different rooms. I loved the homey feel of the one with the balcony and the little walk in wardrobe! The second room was bigger but not in a good condition. They should definitely spend some money on improving bathrooms, floors in the rooms, furniture. But It is pretty nice to experience the atmosphere of a former regular house where a middle class family must have lived. Breakfast very basic. Top location!

I stayed here for one day. It’s very good experience, clean, cozy and reasonable price. It’s suitable for traveller who want to sleep near Nimman area. It’s very close to New Nimman (you can walk within 2 minutes) If you don’t concern about swimming pool/fitness/full breakfast, it will be compatible with you.

Prefect location”
Overall is good. The room is clean with modern design. It is a very simple house with no facilities . Breakfast served toast and egg for each set per person . Maybe is for you to have some space to grab more foods from around that area. The area is perfect for traveller surrounding with restaurants, cafes, shopping and more.

Mushrooms in the bathroom!!”
This guesthouse is deep inside the alley, so you must walk a few minutes to arrive the main road. The atmosphere outside and in the lobby was lovely. Beautifully decorated with some plants and flowers. However, inside the room was very old, outdated and the bathroom was not cleaned. I found mushrooms growing at the cabinet under the sink in the bathroom!! Shocking. The air-con is super old. It was not cold enough at night. Not a good experience.
