The best parts: 1. Rooms were large and spacious even for a simple double bed with a balcony 2. The public bath was excellent. Used it everyday after walking. They provided a lot of extra towels and slippers and lounge wear. 3. There is live music and free alcoholic drinks and fresh coffee daily in the work / cafe area for guests only. 4. Provided a lot of extra services such as luggage delivery and storage. They loaned umbrellas on rainy days. 5. Location was excellent. KUJO station was one stop from Tokyo. The entrance with the lift is next to Joshin opposite the road. 7-11 is a short walk away. You can also choose to walk all the way to Kyoto station where you will pass family mart, a laundromat and Don Don Ki. To improve: 1. Washing and dryer facilities are limited but free to use. I had to go to the nearby laundromat to finish the drying. This was of course as the dryers took a long time to complete as they are normal home dryers. 2. Public bath and lounge can get crowded sometimes but still manageable. 3. Staff sometimes were short handed and the level of service was inconsistent but still gave a lot of good effort. 4. Housekeeping only done every 3 days. Thus, you do need to keep your own room clean. Need a reminder occasionally. Overall, excellent experience but the laundry facilities and maybe being briefed on the housekeeping process would be helpful. Everything was provided from towels and extra lounge wear and drinks and utensils. We were able to buy food from 7-11 and they microwaved it for us even during the busy breakfast.
I stayed at this hotel for a short trip to Kyoto and overall had a decent experience. The location is a major highlight — it’s right by Kyoto Station, which makes it incredibly convenient for accessing subway lines, as well as grabbing food or exploring the area. The room itself was a pleasant surprise for the price and location. It was a decent size, with a comfortable bed, a small fridge, a sink, a desk area, and space to hang clothes and store luggage. Overall, the room setup was comfortable and practical. What makes this hotel a bit different is that the showers and toilets are not inside the guest rooms. Instead, there are shared toilets on each floor and a shower room on the first floor, which also includes a public bath. While this setup is a little unusual for a hotel, it was clearly communicated during the booking process, so it wasn’t a surprise. The shower facilities were actually very nice — clean, with multiple shower options and a good selection of high-quality shampoos in the women’s area. One of my favorite perks was the free coffee and tea. The coffee is freshly ground, and you even have the option to grind your own beans, which made for a delicious cup in the morning. However, the biggest downside of my stay was the shared bathrooms. Unfortunately, they were often not very clean. It seemed that some guests were not respectful of the space, and the cleaning frequency by staff wasn’t as frequent as I would have hoped. This did affect my overall comfort. If you don’t mind shared facilities or plan to use the public bath frequently, this can be a convenient and comfortable place to stay. However, if cleanliness in shared bathrooms is a priority, you may want to take that into consideration.
We were pleasantly surprised with Sakura Terrace. The lovely traditional Japanese vibe combined with delightful relaxation and free drinks areas create a sociable atmosphere so you feel part of a community at the hotel rather than just a sterile business hotel. It’s also supremely convenient with the metro stop literally outside the door, ten mins walk to Kyoto station, the bus stops to Gion two mins walk away. The breakfasts were delightful and on tap green tea and rooibos and grind your own coffee facilities plus a free very generous cocktail - so welcome after a day out and about. The massage chairs and onsen were the cherry on the cake and there is a library of interesting books and magazines too. The room was clean and functional and a balcony which although unused allowed for a wonderful morning view of the lovely hills surrounding the city. The price was amazing value and we would have no hesitation returning there in future in contrast to some of the more expensive internationally known hotel stays on our trip that were just essentially all the same as each other.
This stay was very close to kujo station and at walkable dostance from kyoto station. The reception desk was very helpful as they provided us map to navigate various places in kyoto. The room was super clean and big enough. We had balcony view and it was amazing. The breakfast spread was very good and there were various options for all. They also serve a free welcome drink per person daily evening which was very relaxing after a day of travel. The reception area was nice and comfortable. The room was equipped with all amenities. The area around hotel is very quite and there are many options to eat nearby. Especially coco curry house. There is also a nearby don quijote near kyoto station in kyoto Avanti mall. There was a money exchange office there at the mall which gave us best rates for dollar. Highly recommend it. This was recommended to us by hotel staff. This hotel made our trip super easy and memorable. Will definitely recommend.

“Great value for money ”
As per my pictures, the room was clean, comfortable and a very good size (which is rare for Japan!). Hotel lobby is large with a lot of comfortable chairs, including free massage chairs and one free drink in the evening that unfortunately I just missed the two nights I was there (the deadline is pretty strict so make sure you’re there on time). Free water, coffee and tea etc are provided throughout the day, though. The free laundry facilities were a life saver given the extremely hot weather, especially once I worked out how to use the washer and dryer using Google Translate (adjusting the default settings can help you dry your laundry much quicker!). I was very happy to have a hotel that provided this service for free as most charge for it! The breakfast was good but not as diverse as was mentioned in the other reviews I read before staying there. The food was also a bit cold when I got there at 8:30am (breakfast runs until 10) so I advise getting there at 7 when it first opens if you want to guarantee a hot breakfast. The salad options were good though and overall i think the breakfast was still value for money. The staff were polite and friendly during my stay, especially the cleaning staff. The highlight though was definitely the in-house onsen (hot and cold pools) and sauna which really made a big difference after walking 8 hours around Kyoto every day. Location wise, it’s a bit far from most of the sites (which are located north of Kyoto station) as it’s to the south but there are two bus stops nearby with buses that pretty much take you to all the main tourist sites in east and west Kyoto. Also, the advantage of being a further away from the action is that these stops are some of the first on the respective bus routes so you can usually guarantee a seat, as the buses fill up quickly with tourists staying in hotels further along the route! There is also a subway station right across the road but I didn’t use it as buses are more convenient for traveling around Kyoto. Bonus: there’s a great Indian restaurant just across the road for those tired of Japanese food every day. Overall, for anyone looking for a great value for money hotel with a very decent sized room and great facilities, that doesn’t mind being a bit further from the main tourist sites, this is a very good option!
