total rip off, AC too noisy to sleep and leaking water everywhere.. Doors didn't lock and toilet in such a strange location. koh sumai is a rip off as it is but we definitely felt very ripped off here.

If you order a standard room, they will put you in a dirty hostel over the road. Upon extra payment, we were accommodated in the main building where everything was okay. This accommodation is a disaster where, through the toilet and the bathroom, you can see a balcony from which another building is 1 meter. The main hotel had a 50% occupancy, so it seemed like robbing people. I had a stay in January already in June, so I did not stay in the hotel. Especially that they had my money half a year. Milos

This hotel is very outdated. The shower, ac, and the toilet barely worked. When I asked the receptionist about the problem, she asked if I wanted to change room. When I did, it was a different problem at a different room. My second room’s bathroom flooded. When I decided to pay for the grand deluxe on my second visit, the toilet, ac, and the shower barely worked again. The WiFi was really slow. When I told the receptionist about the problem, she just told me to complain on the website. It’s one thing when I pay for a cheap hotel and get what I pay for. However, I paid for the most expensive room with a good view but I had so many problems. I don’t recommend.

Breakfast was great with an assortment to choose from. The rooms were cleaned everyday. The swimming pool was big also allowing for toddlers to swim in 2 smaller and shallower pools. The beach was on our back porch. It was nice to see that while we were there they were busy cleaning and renovating the buildings.

It was good hotel to stay there all things were okay but one thing i noted when it was raining, rainy water was coming inside only in my room from windows but its okay in simple words its good hotel to stay there.

It's a very basic and run down hotel in an excellent location. But given my requirements go as far as a clean room with clean sheets, good aircon and clean bathroom with running water - then I was satisfied. If you care more about what's outside your room (as do I), then go ahead and book this hotel. If you want the full resort experience, then pay an extra $100 a night - there is no shortage of lush resorts in Chaweng or indeed other areas on Koh Samui.

Nice base for a holiday Samui, Thailand”
I came back here because I love Samui and this is a very good hotel to use as a base (for me anyway). It's a 15 minute saunter down the beach or road to the busy buzzing heart of Chaweng but has everything you need to hand - but you can always rent a motor scooter for £25 $33) a week. There's a pleasant sheltered pool and just a couple of minutes from a beautiful clean beach where you can swim anytime - clean water and no dodgy waves/currents. (there are signs warning of rip-tides & jelly fish but I've never seen or heard talk of them and I've been there various times of the year). I paid a little extra this timefor a room with a balcony overlooking the pool...and buffet breakfast....and I think it was well worth it. The hotel isn't 'new' and some bits are showing signs of age (there are some dodgy recliners by the pool for example) but the rooms are decent sized with plenty of lights & sockets; bed's a bit firm but plenty big enough for 2 (at least!). Hot water, aircon, storage space, all ok. There's a sort of private beach with loungers free to use. I find staff friendly & helpful and always give small tips here & there - I doubt they are paid very well. If I go back to Samui (3 times in 2 years is maybe enough) I would stay here or one of the neighbouring places which are owned by members of the same family I believe.

The sandy beach and clear water is beautiful, but the hotel actually shares it with the First Bungalow resort. The room is spacious and clean and staff are friendly and wonderful but the overall resort is old and not well maintained. There is a bridge over a dirty smelly ditch/pond that connects it to the beach area and there are lots of birds flying all over the place especially at the breakfast area. You cannot leave your table for few minutes and the birds will swoop down and steal your food on plate. We also paid extra to get breakfast included..it would be better to get breakfast somewhere else coz it wasn't worth the price. I must say the sunrise is spectacular on the beach..but had we known, we could have booked rooms next door at First Bungalows because the resort is well maintained and have a bigger nicer pool.

Great place, all be it starting to look a little run down. Helpful staff, nice pool, and only a short walk over the footbridge at the end of the pool to the lovely beach of Chaweng Noi, which is much nicer than Chaweng beach. Room was neat and clean, but the beds are very very firm. Too firm for most I would think.

Rooms were clean and spacious. The outside of the building however could do with a fresh coat of paint. Located in a quieter part of town and a short walk over a bridge to a nice beach. Also close to good restaurants and good cocktails at The Bamboo Bar. Friendly, professional staff 😊

Outdated and overpriced”
The hotel is overpriced and out dated. It needs repairs and redo. The truple rokm I booked was so tiny after putting the extra bed there is no space to walk. The shower does not work properly. The hotel in general is seriously in medd of updating. However the staffs are very helpfull.

We were quite disappointed, was good value for money but everything else was a bit below average ie breakfast, room (bed was like a rock to sleep in) shower bath no good for older people, staff attending your needs (took ages) no hot water when we first got there and they just laughed at us as they thought it was funny, receptionist very grumpy first day we were there not very professional at all (I even asked her if she was having a bad day as she was quite rude and she was the only one at the time that could speak very little english) We would stay somewhere else next time

We were stay 7nights at FIrst House, room number is 2016, everyday at about 5pm-6pm when we took a shower,power stop: first day,second day...and we call reception help us but on the third day again,why they had no change another room for us??? On the fourth day, it rained, our room had 2 points water from the roof dropped on the floor exit to bed ,terrible! We call reception complained,they said sorry. On the fifth day ,big rain and more 1 point from the roof, we need bucket that why we call reception talk about that,they said "are you want chang the room?" Why until change our room on the fifth day,how do we move everything and stay just 2 day before we back to Bangkok? We very unhappy,we choose room with the best price ,that not mean give us the very terrible room! We have 2 kids 6yrs &7yrs,we suffered that room with 7days with the power stop every afternoon,on that time we took a shower for my kids, and water on the floor 3 days.How do you think when you spend money for your holiday with reason :relax but ....TERRIBLE!

Great Liking for my overall stay...”
First...I was hesitant to book this hotel having read various reviews but then I went on with my booking. Initially the hotel is at the Southern part of Chaweng, Koh Samui so if you want to stay at the main center of the island..then it will dissapoint you. The Hotel itself is far from the bussy streets of Chaweng and more quiet place to stay. The rooms are impressive since I didn't expect that I could get a bathtub for a basic standard room with a nice pool view, so this was all what I got in upon checking in my room. As for the amenities, the pool is average. The Front Office staff could do a lot better of being friendly and please do some greeting,smile to the guest since you are at a hospitality industry..a little smile could go a long way.! As for the beach front..it was all beyond measure! You get a beach umbrellas right from the beach front itself..so what more could You possibly ask for? Anyway, I would recommend this hotel if you are looking for beachfront,clean,hotel.

Not as advertised, intimidating reception staff”
We checked in and the room stank of damp. Walls and furniture in terrible condition. Asked to move to the modern side of hotel and were told no, because we booked at discounted price already on agoda. We were polite and reception staff looked and talked so aggressively it was shocking. Be careful when you complain here. Stay as a last resort (it's down the wrong far end of chaweng beach, you're better off more central)

It is nice economical place to stay in Chaweng. Free Wi-Fi. Not for from the beach. It is not difficult to get access to local public transportation. Van available from Samui airport to the hotel; however, on the way back to the airport you have to find a taxi.
