Tourist-y area and gets loud at night. Exactly the area you want to stay with if you love BKK night life and you're a nocturnal people just like us. Lobby is spacious and so nice to hang out. On the down side, the wifi doesn't reach much on our room which is on the second floor. But thank you. We enjoyed our stay and we'll definitely go back.
Where it’s all happening”
Great location, everything you need is taken care of (within reason!) and everywhere you want to go is convenient from this hotel. It’s near Khao San road, but not too near on the other side of a large Wat. I’m an older budget traveller so I found the price range suited - I’ve been staying at this hotel in and off for many years. It supplies the comfort and refuge needed from the busyness and heat outside.If you have difficulty walking make sure you ask for a lower floor since there’s no lift. Staff were professional and took care of my needs very well.
Long time visitor”
I haven’t stayed at Sawasdee house for many years and noted significant expansion and enjoyed staying there once again, especially after realising that I needed a larger room with air con to convalesce in. The location is very convenient and I even had a view of the Wat across the road, which was magic. Staff, although extremely busy were very helpful.
Don’t Stay Here!!”
I was waiting for their system to work for around 30 mins during check in. The room is small and dirty. When checking out, they were having my passport ransom demanding I paid them 500 bahts because supposedly the room was not clean. I saw other people at the reception being held for similar reasons. Stay away from here!
There's better value for your baht elsewhere”
Seems like this place has it's best days about a decade ago. AC was noisy at times, no elevator when traveling with heavy luggage. Location is nice
Ok for the price”
The room was very basic, but ok for the price I paid. The bathroom is outside on the balcony. I wish someone would have explained how the shower worked before I took 2 cold showers (there is a thermostat you have to activate to get hot water). we had access to the pool of another hotel less than 2 minutes walking distance. The pool is very nice! The location is great, and it is just far enough from Khaosan road so you don't hear most of the noise at night.

Superb location. It's behind a restaurant we'd visited numerous times on previous visits to bangkok. Very comfortable and great staff. Taxi driver struggled to find it though and dropped us at the sawasdee further in Rambutree. This one's at the khaosan road end, which is a perfect location if you want to be around there.
We had 3 nights here. Two of them were on songkran and the whole area is closed to cars for the water fights so can be difficult to get to but only a 5 minute walk. It is more noisy area than the map suggests but again we didn't mind that as it places you in the middle of lots of bars and cafes. The hotel is clean and tidy and sells excellent food(as usual for hotels a little more expensive than nearby places but by no means a ripoff). Our room was a short walk down the road from reception but was large and clean. The aircon was good as was the hot water. The only surprise was the bathroom is outside the room on the balcony. It was built in but the two windows had no glass. Curtains were up so we had no problem but it's a weird experience. It's a 20 minute walk to the grand palace and the two big temples. We would stay here again no worries.

Nice little room very near to Khaosarn Rd. A lot of good places to eat and walk around. Not as noisy as we expected after we saw some previous reviews but yes, we can hear the next door. One thing that surprise us was there were only a curtains in bathroom, no lockable windows. No smoking rooms even though nothing mentioned.
This is in the heart of the backpacker district. We were only staying one night en route to the airport and we knew it would be close to restaurants,etc.. The room was very clean but very small. My boyfriend and I work online as we travel so we spend a decent amount of time in the room so I could not stay here for more than a day or two or I would get claustrophobic. Even though it is above a bar and restaurant, it is not that noisy and I am like a noise Nazi. The bathroom and room are separated by a sliding glass door and the windows are in the bathroom, so when the doors are closed, it blocks out a lot of the noise. The internet connection was not that great so if you need a reliable connection for a longer period of time, it might not be a good place to stay, though maybe that was just a glitch. Overall, it is a good place to stay but with the size of the rooms and being above a 24 hour bar/restaurant,I do not think I would stay there long-term.
The rooms are completly different to the pictures, The room didn’t have windows. Staff never said say hello, good morning or nothing, always in a bad mood. They don’t have elevator and no one helps you with your baggage.
Misleading room price”
The hotel is advertising a room with fan...meaning no air conducting Charging another 250 baht for the remote control to use the AC. Had booked 2 nights..no bed linen change no rubbish taken out from the room no towel change... In the room the the wc shower built in with no top .When you go to the toilet The smell is in the whole room.. No chair no table in the room very poor So called home stay. You pay and do the job ...instead of the "hotel" Miserable for 1.5x of the prices around
dark rooms no window”
I stayed in this hotel and the price is one of the best you can get in the area for room with aircon. They also give you a ticket to go a near pool which is nice. Personal were okay. The room is not so OK... Very very dark.. And no windows...if you come to stay some time in the room this won't be the place. Also a deposit of 1500 thb is high. They have many rules.. Lost key 500 thb etc..
