Everything was OK
The Location is awesome at soi 11, the Stuff (Indian Owner?) is really friendly and they gave me an Upgrade for free. The Hotel is also Guestfriendly. Very Cheap From March, April and so on

extremely POOR service, strongly NOT commended
We made one booking for this hotel but after clicked payment, internet was down, so another booking was made.after we checked in and went to the room, hotel counter called and said there was another booking also successfully paid. We immediately went to the counter and informed them to cancel the duplicated booking, also called agoda regarding the cancellation. Agoda said need hotel's agreement, hotel kick the ball back to agoda , saying only agoda can cancel, manager was on leave but will contact him, pls wait. At about 8pm we contact the counter again, the answer was in progress, pls wait. At 10pm we checked the progress again, same answer. The next day at about 10am, was informed that their manager was in agoda office handling this issue. Later we were informed that hotel reject to refund due to no cancellation was made, the room was still reserved thus it caused cost to the hotel. It was so ridiculous that we made 3 to 4 times of cancellation at counter, and was informed things are in progress, just to wait, but eventually nothing was done. It was a bad experience and will not recommendate anyone to go to this hotel.

Very Average
Location is good, on Soi 11 but at the end so you don't get all the crazyness and noise. Also, the staff are very nice. The main problem is this hotel really hasn't had any money spent on it in years. Maintenance is zero. I was staying in Room 405 and there was a huge pealing paint mark on the ceiling...on the 3rd night it rained heavily and sure enough, water started dripping on my bed. I moved rooms the next day to 205, this room was fine. The bathrooms all have things that are loose or hanging off, eg hooks, towels rails, chipped tiles. Also on the 4th floor, there is a loud humming noise every 30 seconds, it sounds like a lift motor room but I think it is a huge aircon unit on the roof, made it very difficult to sleep. Hotel could be so much better with a little cash spent on it.

Continues to be a great boutique hotel for those on a budget in Bangkok
My main review, combined for both stays in December 2015, was submitted earlier. It is a nice hotel in a great location, with a small roof (which is 4 or 5 stories up) that you can gain access to and relax, with a cold drink from the 7-11 next door and look out at neighbouring skyline.

Still a fine boutique hotel.
Girlfriend and I stayed for a couple of nights on two occasions during the same period in December. As always the location is great, the staff are friendly and very helpful. Though it would seem my fondness for the hotel is slightly waring. The quality of the rooms when comparing the price is fine. Though on the scond stay the bathroom was small and felt slightly cramped and I commented my concerns to the front staff that I felt that by accident the glass in door could smash if pushedvery hard because it would actually hit the toilet. This was different to the first stay, admittedly in a superior room, which had a more spacious bathroom, but this time on the left side of the bed was a huge support post, which made moving out the bed a touch awkward. I've stayed here countless times over the last 4 years and this was the first time I had either of these rooms. It was these little traits that made me change from my previous choice of Bagkok hotel but the staff weren't all as friendly and helpful and the location was not as great. It still has all it's good qualities, which is why I'm most likely to return here for my overnight.
