Marketing has been kind”
Good location for the city ..... apart from it's open to the main road, especially the swimming pool area. Plenty of wildlife.... mice, cockroachs and lizards in the room. Mice poo everywhere. Hotel cats that scratch guests. Facilities..... no towels, AC that doesn't work, swimming pool closed for cleaning which it very much needed, no sunbeds as advertised. Staff...... more interested in playing with cats, another member of staff told my son off, still tying to work out why.

Holes in ceiling-walls - gaps under and over doors - could not use aircon as would suck in more Mozzies as no screen. Take a mosquito net or better still - book somewhere else.

Smile House was recommended in the Lonely Planet Guide so I was looking forward to staying there. Unfortunately, I don't think the reviewer got past the reception and pool which both seemed attractive on arrival. My room, however, was not much short of disgusting. Lots of small flies sitting on the walls, especially in the bathroom and cobwebs in the coat-hanging space, which dispensed several mosquitoes when I brushed them away. The bed mattress was very hard and there were little other furniture. My room wasn't cleaned the second day, although a member of staff did come and squash the spider with a 5 inch leg span against the wall and sweep away most of it remains. The attractive pool later turned out to be too full of bit and pieces to entice me to swim in it. After staying the two days we had paid in advance for we left to stay somewhere much nicer and only a little more expensive.

Unhelpful Staff - Ant Infested Rooms”
Smile House refused to respond to emails and their online booking did not work. Because the location was perfect and it received great reviews in my guidebook I really wanted to stay here - so I booked through Agoda. The staff was not helpful and at times were downright rude - ignoring guests at the front desk, refusing to tell people where they were on the city map (How do you not know where you are located in your own city!!), and were generally uninformative. No one ever came to clean my room, give me toilet paper or empty my trash, which, since you can't flush toilet paper was pretty full and pretty rank. After 3 days I finally went to the front desk to ask when I could expect my room to be clean. She THEN informed me I had to leave my key at the desk if I wanted to be clean (Would have been nice to know at check-in!). There were ants when I moved in to the room, but they had mostly stayed in the bathroom. I think this was a problem throughout the hotel because I spoke with another guest at the pool who said she had asked to change rooms 3 times do to ants in the rooms. Also - these rooms do not have mosquito nets over the beds, although the windows are screened. When the staff clean your room they leave the door open (I am assuming so people can see in and not think they are stealing anything or being inappropriate). Unfortunately, this also lets mosquitoes into the room, who will attack your unprotected body all night. Once the ants seemed to be in my bed (crawling all over me while I attempted to sleep), and not just in the bathroom, I asked the front desk to take care of them when they cleaned that day. I returned from my day in the city to find the room clean, but the ants still everywhere. I then went to the front desk and had to bring the staff into my room to show them the ants. They brought in a bottle of some poison and began spraying it everywhere - including all over my bags, clothes, toothbrush, etc... (not really what I had int

Damp smell, constant lights & noise, no facilities outside room worked”
Open the room door and an instant strong odour of damp in the room followed by a cockroach running around by the bathroom. Pool out of action yet nothing advertised online saying so. Outside light on constantly through the night which beamed through blinds in downstairs room. Also upstairs rooms could be heard very clearly walking around, using loo etc. Exterior decking is pretty shabby. Bed is comfortable though!

Very nice stay close to everything”
We really enjoyed our stay. Wifi works in public areas but we lucked out being just above the lobby and were able to get some wifi in the room. The room was nice and clean and the staff was super friendly. The only downside was that the toilet took forever to flush and never actually flushed completely. Even given that we would stay here again on our next visit to Chiang Mai. We really enjoyed the stay and found the location was perfect. Well worth the money we spent which was a very reasonable price for a private room with a double room and a private bathroom. We would recommend this to any traveler.

Thank god we only booked 1 night”
We booked 1 night just in case we did not like it, thanks god for that. The room looked nice from the picture and at first glance. It has a bed, a desk, and the toilet room. The water from the shower came out with absolutely no pressure. The bed was very uncomfortable and the only way you could let some ventilation flow, apart from the AC, was to open the glass door which led through the front patio. Made us feel like we were living in a showroom. At around 7 am we heard very very loud footsteps from the room above ours and things falling making it sound like the noises came from our room. We lived in much better guesthouses at a lower price in Thailand. The location is good as its in one of the main roads in the old city.

Great location, clean rooms”
Great location in Chiang Mai old town with clean rooms and a nice pool. The bed was old and squeaky but sleep-able. Good for the price and location.
