Great for a lengthy stay.”
I spent 9 nights here while I studied Thai massage at the school across the street. The room was small and the bed wasn't the most comfortable, but there was a fridge and a TV with one English channel. The shower was hot, the couple that owns the place is lovely. The coffee was great, but you have to pay for it. Great location. The room was quiet - I couldn't hear the street noise, but the pigeons were loud!

The room is very basic, you have all what you need but don't espect a very luxury accommodation. The best at the guesthouse are the owners who give you a lot of advices and really good recommendations (just ask them whatever you want). They made the stay to a unique experience. The location is also very nice. You can walk to the old Town in a few minutes as well to the night Bazar. Very nice place!

Lovely Place to Stay in a great location”
First, the owners are lovely people and very helpful (we booked our Bangkok bus though them). Good with directions. The old city is just down the street and so were several night markets and bazaars. The room was perfect, two waters were in the fridge for us each afternoon, the space was clean and the shower had pressure! For the price it was downright luxurious. Added bonus - affordable and tasty food and coffee served downstairs. Highly recommend the Kao Soi.
A nice place to stay”
My boyfriend and I had a great time at this guesthouse. The rooms were spacious, the bathroom was clean (+ had hot water!) and the fan was super powerful. We were also able to leave some luggage while we did a 3 day skooter trip. Definitely recommend
Hotel above a restaurant ”
The restaurant looks nice but the room we had required maintaining the balcony was joined with another door for smoking area. Also the place was very noisy at night and the view from the balcony presents other building and back of restaurants ( not pleasant at all) the shower located in a strange place. Also locking and unlocking the shutters of the restaurant to enter to the hotel was pretty annoy -The room was pretty big - hotel located in the city - very friendly helpful hosts -
Reasonable price for what for get”
Price is reasonable. The room is quite small and it is a little bit crowd for two persons. And the water in the bathroom is very small too. If you want a comfortable shower after shopping here, i am afraid of it is not a good choice for you. Then there are no hairdryer. If you wish to stay there, it is better for you to bring your own hairdryer as well. Further, it is about 10 to 15 minutes walk to the night market. Luckily, it has different restaurants surrounding as well. It is quite convenient there. Anyway, it is a good experience here.
What you’d expect from the red light district. I didn’t do my research on the location and suffered the consequences. Survivable though for one night.

cheap accomodation near night market”
The place is located very close to the night market and is cheap, the owners very friendly and the bar at the entrance is very nice. In the night you have to open the bar gate to go back to your room and it is a bit difficult and the room not very clean compared to The average budget accomodation we found around Thailand. The mattress is far too old, the windows don't close so all the sounds of the street, night birds, monks praying all night and water pumps and mosquitoes will disturb all night long. I got suggest if you are on a budget to go to a hostel or invest a little more for a more comfy room

The guesthouse was easy to find, good location, within walking distance to Night Bazaar, Tha Phe Gate and Restaurants. 10-15 mins walk to the Warorots Market. The place was exceptionally clean. The room I stayed in was a bit small but comfortable. The owner ( Patrick and Lynn were Awesome. Very courteous, polite and extremely helpful. Highly recommend this place.
All you need”
I stayed there for four nights in a double room. The location is very good - in the oldtown, you can reach the temples or the city by foot. Very friendly owners - they adviced what to visit, gave a map and made perfect double coffee with milk in the mornings. The place is clean and easy to find. I stayed in a room with a fan at the first night but changed it to the one with air conditioning, while it was too hot. But all was perfect :)

I stayed twice in soi sabai guesthouse. The first time I arrived version early in the morning and they let me drop my backpack and even gave me a bed to sleep a few hours. Very nice people and very helpful.
The hotel is situated 10-15 min walk to the night market. It is cozy and is owned by very kind couple. The room was small but clean with very comfy bed. We had a great sleep there besides the noise which is heard from the airport and the street. The door to the bathroom should be changed as it was broken and the walls are paper thin, but generally the room is OK.
Great value over busy weekend ”
Stayed 4 nights over the new year holiday and felt incredibly welcome the entire stay. Owners are very pleasant and friendly. Great location and they cleaned the room every morning of our stay. Incredible value for our own room with bathroom, tv, fan, and fridge. 2 bottles of water every day. We didn't make use of the fan, but they have a/c available rooms too. Highly recommend!
Big room, nice place”
I stayed 6 nights here on my journey through Chiang Mai. Patrick and Lyn were very welcoming and answered any questions I had. The downstairs patio/restaurant area was a great place to sit, enjoy a drink, and unwind. The location is good, and right in between the old city and night bazaar. Would definitely recommend!
