Stay with what you know. After trying another hotel (Ostro), I checked out after one night and Harry made my stay on Phomn Penh so much better!

Excellent place to stay in Phnom Penh”
If your looking for an excellent place to stay, good food and superb location Sundance Inn and Saloon is it. Situation on Street 172, Sundance offers a fun filled atmosphere, comfortable rooms and many nearby attractions. If your looking at a long stay, there's a laundry next door and if you need items like a hair dryer, shampoo etc. there's a good sized market around the corner. I highly recommend this as an excellent place to stay and hope to return soon.

The hotel itself was lovely, however being situated on the main street of Pnomh Penh it's quite a popular spot for "street-sellers". The bar underneath (located at the reception) is crowded; so be prepared to walk past a crowd to go in for a swim.

Stayed here for 3 days. Good value for money. Location was excellent with a lot of restaurants and bars outside. Walking distance to tourist spots and clubs. Room size was good enough for me. My only comments though is that no one cleaned my room / changed towels / add bottled water during my entire stay at the inn. Also, water tends to flood on the drain for 15 minutes after I shower. But overall, for the price and location, I will book this inn again the next time I visit Phnom Pehn.

This property has not been taken care of. It is not as pictured and there is clutter everywhere like under the pool table and surrounding the swimming pool. It was not cleaned well; there was a band-aid on the mirror, bed was just hard cement, and the towels were dirty. It is just okay. There is plenty of other places available with better conditions. My stay was put in a terrible situation and the door lock got stuck. We tried to call the front desk with no success. We eventually had to yell out the window to get someone's attention. A locksmith was able to help and we were fine. This was not the fault of anyone, but the fact that we could not get in contact with anyone was awful. The person in charge at the time was kind and tried to de-escalate the situation and offered to upgrade the room. It was appreciated but it was not worth the stay after the incident. If they update and clean the property it might be worth a stay. Stay at 8/10 rating or higher. Especially for this area.

Not what I was expecting. ”
My review is probably skewed by the fact that I thought I had booked a different place (higher end) with a similar name. So when I arrived here, and there was a bar with blaring music instead of a front entrance, I was not impressed. That being said, the wifi was good and the room itself was fine (though you know what kind of place you're in when there is a sign in your room that says "no drugs, no prostitution"). The bed was comfortable—and massive—though there was no sign of the coffee/tea that was promised on the website. The restaurant/bar didn't open til 9, so as an early riser, had to wander down the street for a coffee. If I had paid half the price I would have had a higher review, but I stay in Phnom Penh a lot, and for the price I could at least get a cup of coffee at 6am.

Beware of money exchange”
Do NOT exchange your money with the business at the hotel. They gave me a fake 50 dollar bill, and when I brought it to their attention they told me I probably got it from somewhere else. That aside, the staff were very friendly and helpful. They serve Taco Bell which is awesome, and they have a great happy hour. The location is also good as well. If cleanliness is a priority to you, I would consider other options.

Are you 100% sure you didn't get it from somewhere else. In 12 years of business we have never been accused of this. If it did happen I apologize but I'm 100% sure it wasn't intentional. Also we are not a money exchange but my guess is you mean when we gave you change for your order. You should have asked for the owner and I would have reviewed the camera footage. I actually prefer people pay in small bills. Please retrace your steps.
Awesome staff but very dirty room”
The bartender was extremely nice, unfortunately room was not. We found 2 cockroachs (alive) and the overall state of the room was bad and dirty. We can also hear the music and loud noises from the street/bar.

The staff where fine food what we tried was ok well we where sat there waiting 3 people walked out got fed up of waiting for service lots of the staff chirldren running a round Street vendors using the pool rooms dont get cleaned every day we went away for a couple of days come back room wasn't cleaned no water and no clean towels the reviews that are on the sites need up dating 😀

Stayed 9 nights there, great location.172 st is fab! But unfortunately my room never got cleaned once,no change of towels and had to ask for water daily. disappointing especially paying £26 a night.yes I know 😭😭

Lynn (Bar lady)was possibly the best part about Sundance, and I wish her well. Bar food was delicious, especially the schnitzel. Room - Arrived to dirty, ripped sheets, no water pressure in the shower, air conditioning barely worked, advertised TV with many channels didnt work at all. House keeping showed up once over 6 days, even when i specifically left the the sign on the door at 11am in the morning (Cleaning stops at 2pm which is terrible) and then didnt replace soap or the supposedly free daily water. When complained to the manager, he said 'Oh well, wait for tomorrow'. Complete wanker, wouldnt recommend and encourage the owner to get get rid of that useless pisshead

Not a great place for couples or families”
Apparently Phnom Penh is known for lady bars and hostesses, of which this street is packed, including this hotel. It’s not a comfortable place for people who are not in THAT sort of holiday, and I cannot recommend it as such. It does have a pool but tbh we didn’t feel like swimming in it. Given the poor cleanliness of the rooms (sheets and towels with stains, carpets that Jane never been washed, full of dust) we didn’t quite feel it would be clean enough.

Rooms are old and dirty compared to the pictures. Pigeons wake you at dawn and scrabbling in ceiling at dusk. Mosquito gauntlet hallway. A/C thankfully worked. We were glad it was 1 night.

Thanks for your response. Most of the rooms are under renovation but you had one of the ones we hadn't gotten to yet. The pool is generally quite clear but sometimes it is murky. This is the nature of pools in this climate. I've stayed in 5 star resorts with the same issue. Yes the bar is a bit grungy. That's why most people stay here. Good food, cheap drinks and a real bar feel to it. That is why it is called a Saloon. Sorry it wasn't for you. If someone is looking for a clean room with comfortable beds, good new aircon, new large flat screen TV, safety box, hot shower with a swimming pool, cheap and fun restaurant and bar in a great location for a great price give us a try.
Needs cleaning and maintenance”
Stayed one night. The recommendation in Lonely Planet did not seem up-to-date when we arrived. The street did not look like a backpacker-area, most tourists around were men in their 60's. Downstairs was a pub with indoor smoking and a pile of construction equipment and materials in the middle of the floor. Mixed debris in the hallway upstairs. The room had stains all over the walls, the bed linen and especially the towels had big stains as well. On top of that were broken furniture, a broken toilet seat and a broken door to the balcony that would not open. However, there was still a gap between the two sliding doors where mosquitos got in (there was no net in the room) and it allowed all the noise from the street to get in as well. It was loud until at least 2am, making it hard to sleep. The bed was however comfortable, the AC, fan and fridge worked and the staff was friendly (but couldn't help us book a tuk-tuk or give recommendations of where to eat, which most other places can). Would book elsewhere next time.

Thanks Erika, The reason for the deris and construction was because we were renovating. Many rooms have already been renovated and others will be soon. All rooms have new aircons, tvs, safety boxes, and much more. It's been a hard time bouncing back after covid do please give us a little slack. Cheers Harry
