Great value for those who do not need to stay in a 5 star hotel. Good swimming pool, jacuzzi, outdoor areas. Very clean and attentive staff. Anything that is faulty gets repaired quickly. I won't stay anywhere else.

All great value My 14 yr old son and I stay there all there time big pool and big clean rooms .if ever a problem they fix it straight away great restaurant. or a 100 eating and drinking spots . during COVID 2 years ago they Return our money as we had to leave.

Sutus Court Update”
Sutus Court 3 has had many improvements over the last few months. The rooms have been repainted and have new TVs. The toilet blocks have been refurbished and a new Fire Alarm system, Fire Hydrant System and Emergency Lighting has been installed. Also handrails for the less mobile have been added. As usual, I find the place fantastic to stay at, central, well priced and friendly. The rooms are a good size, I recommend it.

A very comfortable stay”
Situs Court is great value for money. It is quiet but also in a busy part of Pattaya. The staff are friendly and efficient. The room was large, the bed comfortable and the Aircon cold. We couldn't ask for more, we will be back.

Nice place spoiled by cigarettes”
Sutus court 3 is on a very busy road and quite central to the bars and nightlife and markets if thats what you want. With 2 young kids i wanted the family / triple room. The room was quite small and dark but it was clean and comfy, quiet, good air con and i didn't pay a lot so quite happy. There is a medium sized pool which is also open to non residents. The thing i didn't like which made the hotel seem quite dirty was smoking everywhere and lots of sand pits full of cigarette buts especially round the pool. I did have a look at the menu in the restaurant it was a little pricy compared to surroundings Pizza looked nice but i was put of by smokers . i would stay again the choice of room was good value for money. The road outside was very busy it took 25 mins in a baht bus to get along the soi when arriving not knowing where it was exactly to discover i could walk it in 10 When leaving i flagged another baht bus the 1 behind ran into the back of it

My new go-to place to stay”
For me, the location is great. The room is nice and spacious and even had a balcony where you can smoke cigarettes. There’s a nice swimming pool and lots of areas to socialize. The shower water pressure wasn’t powerful, but that is fairly normal in many places in Thailand. It doesn’t bother me too much. The water was hot, that’s more important to me!

Pros & Cons”
No water cooker in the room to make coffee or tea. Walls are obviously thin and you get to hear a lot of noise and talking from the rooms next to you. Inconsiderate people often slamming doors, talking and yelling very loud in the hallway. Make sure you get a room in the building with the renovated rooms! I booked with Agoda and at first they put me into an ugly room in the old building. I paid an extra 300 THB/day at the reception for an upgrade to a much nicer, renovated room. Staff was nice and helpful, the room and sheets were clean. The bed was Ok. The location is highly popular. Lots of restaurants and nightlife going on.

Stayed many times before Sutus 3 is a great location and value BUT can get full at weekends with Thai visitors due to its good parking facilities for a budget hotel .

Great hotel for price”
After checking in realized AC was not working and after reporting to front desk I was moved to another room within 10 minutes. Helpful and friendly staff, rooms are dated but clean, many convenient places to eat nearby, quiet at night. Overall great value for the price. Definitely will stay again

Located in the centre of all the nightlife. Short walk to the beach. Everything you need is around here. Rooms are large but a bit dated but considering what this hotel charges its a real bargain.
