Fördel= läget! Nära till nattmarknad och bussar. Ligger trevligt till, känns som man är på landet, fast det ligger centralt. Priset är även fördel. Nackdel= bara fläkt. Vissa rum har dåligt tryck i duschen. Ingen saftybox.

Hotellet låg i ett avskilt och lugnt område nära centrum. Det tog 5 - 10 min att gå dit från busstationen. Personalen var trevliga och hjälpsamma. Rummet var något spartanska för att vara trestjärningt (inga garderober,bord eller stolar), men badrummen var helt OK. Varken TV eller kylskåp fanns. Det fanns bara fläkt i rummet, men det räckte fint, eftersom det inte var så varmt på nätterna. Tidningsställ ( av uppsamlad litteratur) fanns vid receptionen.

I didn't expect a lot for the price, but was a bit disappointed by the welcome I received by the lady. I don't think she was the owner, but staff (which I found out later). Room is quite spacious and very clean and well managed. Just because it's basic doesn't mean it cannot be clean and this place is proof of that. Big bed, sitting area inside, basic coffee/tea and cups, wardrobe. The bathroom was a bit disappointing, but no big issues. If I could recommend improvement, it'd be the check-in area. I understand it's a small place, but it's just too messy and all over the place with laundry on the side, etc. The place has potential to be managed better imho. Having said that, I would consider returning simply because the room was enough, clean and big and location is central.
If you have limited time in Thailand, go somewhere else. If you end up in Chiang Rai, this hotel is good for the money. Almost warm showers, close to the bus station and the city's best Khao Soi. No TV. No slippers. No hot water tea pots. Owner is a hoot!

Less than 10 minutes walk from the main bus station. It has a nice garden setting. Reception was friendly and helpful. I had an aircon bungalow. It was clean and quiet. There are 2 ifi passwords for 3 routers. The passwords are written outside reception but they are lovetoyou and love2you2, which confused me at first. There are 7-11's close by and also restaurants
Bang for buck, well situated, needs a little overhaul”
The hostel is about 7 minutes walk from the Chiang Rai night bazaar, friendly staff, many bars and restaurants within walking distance. Relatively clean, large rooms. However, it’s easy to get a feel that the place needs a little overhaul. Beds are starting to cave from wear, toilets don’t flush properly. If you are a princess, stay elsewhere.

Booked and paid for a Standard Double bed Aircon room but disappointingly not available when I arrived at guest house. Was offered aircon dormitory, twin bed with fan and an old place.... but it was an inferior alternative for the charges that I have paid. I left and booked another hotel nearby.
Nice and quiet yet in a great central location, friendly staff. Might be a bit hit and miss with the rooms though. Avoid room #3 which is in dire need of a 'refreshment' - very dirty ceiling fan, stinky bathroom floor drain, old tired paint on walls. Yet, room #2 right next door ( where I stayed an additional 2 nights) was big, bright, and cheery, with no sewer smell from the drain. Go figure.
I had a fantastic time at Baan Bua Guesthouse! Such a beautiful garden, nice guests, centrally located, quiet little street, comfortable rooms and beds, very attentive staff, and the owner Tim is not only very professional but she is also super sweet! Her English is very good and we shared many talks about Thai life and she helped me out getting my visa extension here in Chiang Rai. Thank you Tim & staff!! Wish you all the best 🙏🏽
Cheap and quiet ”
Had fan room, just fine for the cash.No tv, I don’t watch anyway. The water pressure is almost nonexistent. I have better in the moo ban in Issan.Out side in little garden have WiFi around tables. Small area to park car free. Over all a cheap place to stay and quiet, I like it.
Good for budget travelers”
Near to Clock Tower, Bus station as well as eateries & massage shops. Clean room with simple furniture : chairs, table & wardrobe. Bathroom with water heater. Good enough to spend a restful night with good price.
Nice'ish place, but very noisy”
Was a nice place, and the location was great. However the shower was barely warm, and there were a trail of ants on the toilet, i would have to wash them off every few hours. The biggest annoyance would be the noise though. There was an area (not sure what) behind my room, where a window was at, and a lot of noise coming from there. The neighboring properties were also noisy in the morning. The most annoying thing thiugh, at 7:30am, i had some Thai male sit at my table, on my porch, right outside my window, drinking a cup of coffee. Each time he took a sip, he slammed his cup onto his saucer, and then decided to start watching videos on his phone.

The room is basic, as described; there was only a problem with it (quite important for me!), the water in the bathroom and basin is brownish, really gross, I wish I’d had know before booking this guest house.

Although it is just a 10 minutes walk from clock tower and busy street in center you hear only water and birds. Quiet and nice place in the garden.

Good wifi, great location, friendly staff. You're in the middle of downtown but it's really quiet because the location is inside a courtyard, a bit removed from the main street Simple, but it has everything you could want. Great place for the money.
Great spot for cheap solo room”
I enjoyed Baan Bua. It is not the most modern place, but it is clean and comfortable. You can tell it is an older building, but it has been well kept. The layout gives you a small room that opens onto a little porch. Nice places to sit and read or work on emails. Very private and the staff is kind and helpful when needed and otherwise they leave you to yourself. Close to bars and food, but off the main road enough to be a quiet space. Good cheap stay for a solo traveler!

Pleasant stay. There were no vacancies during my stay there so it must be really popular. Staff were pleasant. They arranged transport to pu chi fa as I had requested, at a reasonable price. Had a really nice driver who took me to pu chi fa. Room was clean and comfortable. Felt that the lights were too dim and shower was weak. It was quite noisy with the cats at night too. Had mosquito netting at the door but there were a couple of mozzies which I managed to kill off in the room. Other than that it's a nice place very near city centre and main street.

Booked the place based on price and its location. Overall, I was very happy with this guesthouse. Owner was very helpful and friendly. Despite of its central location, my room was quiet. Chiang Rai bus station is within walking distance. Although there is no fridge in the room, there are many restaurants and 7/11-s close by.
As we checked in, some crazy woman stormed in and proceeded to yell at the front desk girl about whatever. Front desk girl was cool and collected for tbe 10 minute ordeal and later told us this loony lady and husband cannot get a room anywhere cause.of their behavior. Rooms were beyond expectations and super clean. Staff helpful and breakfast, though simple, eas just fine. You are certainly in good hands here!
