Wonderful stay ”
Had a pleasant stay in this hotel. The family room was clean and spacious, and the hotel staff is extremely helpful and friendly. We booked some tour through the staffs and they provided good recommendation. The breakfast was decent too.
Hotel is quite cute and quiet, it’s walking distance to a number of street food options as well as cafes and restaurants. The room and washroom was a bit dark but quite big. Staff were very friendly and went out of their way to help us when we needed it!

It's definitely not a boutique 4 star hotel. Very simple, but pleasent. Great breakfast buffet. Toilets could get a renovation. The bed is amazing. And the Wi-Fi connection sucks. The staff was friendly.

This hotel is right next to SakYantChiangMai tattoo establishment. The very reason we chose this hotel. The front-desk staff is super -friendly and helpful. They checked-us in at 8 AM even though usual check-in time is 2:00 PM. The rooms are bigger and quite decent with some exception that ours was on the back of the property. We got roof view of other homes attached to the hotel. Bathroom is clean, room was somewhat clean. Some places bit moldy on very small patch. The hotel smells like Khao-Soi all the time. They have a Thai restaurant which has one of best Khao-Soi I've tasted but the whole hotel, corridor, lobby, sometimes room smells like it 24 hours. THey need to separate the air circulation systems from restaurant. The breakfast is scanty maybe sufficient for kids rather than adults. They can improve the breakfast. Nearby property it has 1 bar and other than that not much happening around. Very close to all the temples on Arak Road. All in all, okay place but can be better.

Well located within old town. Good breakfast included. Lovely sheets on bed. Liked our de luxe room with balcony. We liked the hustle and bustle of Chiang Mai outside our window. Floor could do with a wash! Good value for money.

Loved our stay at big tree boutique!! The staff are exceptionally friendly, we arrived early after a overnight train from Bangkok and they allowed us to check in early so we could get some rest (very good of them!) balcony was a good size and breakfast was a good choice of eggs (3 ways) ham, bacon or sausage. With “help yourself” to toast, Japan, cereal, fruit etc. They helped us book trips and the laundry was reasonably priced. Location is good, however if you want to be in the busy part where bars etc are stay on the other side near the gates. It didn’t bother us though we just used tuk tuks or walked. Overall a fantastic stay :)
Very nice hotel. Nice rooms. Nice staff. Excellent breakfast. The only bad thing is the location. There are no real restaurants within walking distance so you need transport or taxis to do anything. Uber is very big in Chiangmai.

This hotel was very good. Big room, good location, staff was very friendly and speak well English. Very good breakfast, variety choices. Only the shower turn us down, temperature goes up and down when shower. Overall is very good, we love this hotel very much
nice and convenient place, walking distance to the old town center and very close to the international airport (15mins by tuk tuk, very important for traveler like me who had to take an early flight at 6am!)
It was an excellent two-night stat at Big Tree Boutique Hotel. My room was large for the three of us and had very high ceilings. It was quite nicely done up and clean. The breakfast was good and the staff were responsive. I would definitely recommend this hotel.
Peeling paint, broken shower, bad attitude”
Pain peeling of walks and ceiling, shower broken and held together by plastic bag, patches of bare plaster kind the walls, broken tiles, leaking bathroom fittings. Corridor stank of cooking. When staff were informed their response was,'Your room is cheap'. NOT AS CHEAP AS THE OWNER OF THIS NASTY HOTEL
Pleasant hotel with friendly and helpful service”
We stayed 4 nights in this hotel. It's our first time to chiang mai. Hotel staff is very friendly and helpful. Arrived at 8+ pm. It was saturday night, helpful staff inform us that there is a saturday night market. We book a car using Grab apps , and it proved to be very convenient and economical than their local tuk tuks and red taxi. The grab apps can do translation from english to thai and vice versa, so using the app is a breezze. The cost by grab car is THB61 ( BTB hotel to Wulai Night Market ) . It was raining, a poncho cost aroung THB100 for 3 pcs. . On the return trip, the red car (songthaew) charges thb30/pax ( non airconditioned) for a family of 4 , its costly for a one way trip. It is advisable to use grab car - cheaper and better comfort. On Sunday, there is another night market that is bigger scale. This one was nearer to the hotel so we tried walking instead. which took and about 15 mins of walking.

Good first impression - welcoming and helpful staff. We wanted to like this hotel but the room was not worth our money. Bathroom construction was questionable... paint job looked unfinished, hole in the ceiling in the bathroom, shower had low water pressure and water turned hot/cold every few minutes, some stains on the walls by the sink, cobwebs, small ants on the table and sink... Staff were very kind at reception. We paid to have some laundry done and were happy with that service. Location was good, 711 close by, restaurant options near. The room was quiet and we enjoyed the balcony view. Overall felt like the cleanliness was questionable and felt we could've found somewhere with better value for the same amount of money.
every thing is good. But it was a little noisy.
The hotel was quite nice, the location was slightly far from the markets and the way many one way streets in Chiang Mai it could be an issue to get too and from easily. Apart from this minor issue the hotel was good. One other thing to note is the deluxe rooms are located at the front of the hotel so you can her a little bit of traffic noise from time to time, but it wasnt too bad, just something to note.
