Location location location”
Right on the river and a two minute walk to walking street. Its the best of both worlds. You get a quiet nights sleep in a pretty nice bungalow whilst still being in the heart of the action. The bungalows range from the cheap fan type to the larger and more plush air con ones. Ive tried both and cant complain. In low season you can get a good deal on the air con ones (600b per night). Breakfast is very basic but i would definitely reccomend going into town for the amazing breakfasts on offer there (which for me is one of the very best things about Pai....fresh coffee and eggs benedict...mmmmmm)..
The property 's location on the river away from the crowds is worth heaps to us. As we don't like AC we were given one of the back original bungalows which really not worth the money. There are so many places in Pai to choose from. The staff did come to our aid and replace the cold shower heater and broken toilet hose. The wiring in this bungalow was dodgy just like it was back when travelling in the 70's. Try a newer AC room along the river front and I'm sure it will be fine.
Nice location next to the river”
Opted for a front row bungalow with river view. Very nice deck to spend some afternoon relax time. The room is nice but could do with some additional lighting. Good bathroom but easily accessable to mosquitos, this however could be easily fixed. The breakfast is very poor and we skipped it for the rest of our stay. The main street in town is just a 5 minutes walk away.

River Villa was a great place to stay set in a lovely location, just off the road from walking street. It was a nice and quiet setting but only a 2 minute walk to the main street with the market, bars and restaurants. We did not eat breakfast here so cannot comment but would recommend this hotel to anybody wanting to stay close to the main street but away from the noise of it all.
Peacefull and nice area”
We took standard bungalow, it was damn good. Quiet area. Clean and cute room with garden view. In front of hotel flows river. You can walk to other side by bamboo bridge. Surround hotel a lot of restaurants & bars. It close to bus station. Definitely recommend this hotel.
Must have been a lovely place when it was built”
The basic structure of this place is great; also the location is fantastic - close to walking street but far enough to be peaceful. The problem is that whoever owns this place now is running it into the ground. Basic maintenance is not being done. The first room we were shown didn't have an air conditioner that was working so we were shown to a second room where they managed to get the air working after 15-20 minutes. Both rooms had the exact same area on the ceiling covered in mildew. The room had one bare bulb hanging from the ceiling and the bathroom was the same. Trying to put on make up in the morning was a challenge; I wound up opening the window to try to get some outside light. Breakfast was do it yourself - instant coffee, cheap bread and water. I wouldn't consider what they put out as providing breakfast. We had to ask to have our room cleaned and to get fresh towels. All this place needs is some people to fix it up and make it look nice. Hopefully, someone will.

I book the last minute deal which is super cheap (cannot remember the price but I think it was not over than 6 oo B a night included a small buffet breakfast) And I got the best view room, facing to the Pai river! Very nice view but a bit noisy from a party somewhere. The resort look old already, especially the room facility. Need renovation. Ok breakfast.

We really enjoyed our stay in Pai River Villa. Located near the river and 2 minutes walk to the walking street makes it perfect for a quiet vacation that is close to the center of pai.

Secluded Haven ”
We love this place and recommend you book the delux option that faces the river. The ceilings in the private bungalows are nice and high, and the ample sitting porch makes you feel like you have your own little home in Pai. Awaken to the mist covered mountains outside your window, and debate on where to eat breakfast. If you require "fancy" digs and updated rain showers, this is not the place for you. It is a little bit rustic, but the seclusion and the view were our priorities. The staff will leave you completely to yourself, you need to reach out if you want services. This is not a hostel party place, and we appreciated that as well. Prices in the low season are more than fair. We will be back.
Completely fell in love with this place! We loved Pai, but the hotel just completed it. Located next to the river, with views onto the mountains, beautiful garden to walk through, the rooms are so light and airy due to them having so many windows. We only stayed one night and were devastated to be leaving, we really wanted to stay longer!!! When we return to pai, we will 100% be returning to Pai River Villas!!! Beautiful place with extremely helpful staff
Beautiful location, beds to hard”
It was a nice stay. An ok breakfast with toast, jam and some fruit. Quite at night but the beds are to hard, especially the sides of the bed. My friend did not fit in the bed, his feet were out of the bed.
okay for a short stopover”
The bungalow was quite nice inside, but they are rather close together and in rows, so it felt a bit crowded. Having hot water available for coffee during the day was handy, but the breakfast was rather unimpressive - just bread and jam. Clearly the 40% discount the website said we were getting was not on the price on the board, which said 900 baht for the larger bungalow (without breakfast admittedly, but that really wasn't worth much)..
Songkran in Pai”
The Villa's are very close to walking street. Easy access. They were clean but the bathrooms were a bit in the dirty side especially my first villa. I moved because I had very little running water for a shower. My second place with AC was much better, although I prefer a single bed. Breakfast including instant coffee and room temperature fruit. It was ok. The staff were wonderful. They were always smiling and were attentive.
Small rooms but adequate. Good location on the river, just 5 minutes on foot to all the action. Staff were helpful - fan in our first room didn't work so they happily moved us. Only stayed one night, would be too small for a prolonged stay but lovely all the same.

Great stay at river village. Had a bungalow with fan. Rooms have connected bathroom and shower. Accommodation nice. Had to move rooms as the bathroom in my first had an ant infestation. Staff changed immediately. Good spot at a decent price. Quiet from Pai craziness!
Great place for couples and families ”
Very comfortable place, wish we could've extended our stay. The staff was very thoughtful--Housekeeper provided us with towels when they saw us lay them out for drying without us asking for them. Location was great, it is on the river, a little tucked away from the busy Main Street but was still only a two minute walk there. Overall fantastic.
I stayed in a small garden bungalow which was adorable. The villas looked amazing. The only complaint I can make is that the bed was hard and lumpy - even more than the norm, however, the pillows were good - its a bonus is you score comfy pillow and mattress!! Breakfast was fine and wifi never failed.
Cozy cabin in great location”
We loved our stay and extended two nights. For $13 a night we stayed in a cute, cozy cabin with a front porch, comfy bed and clean bathroom with a hot shower. Staff we're friendly and helpful. We choose to eat breakfast off the property because there are a ton of great cafés. Two to three minute walk to the main walking street.
