Excellent location and premium balcony room”
The hotel is in an excellent location, opposite the sea front, near the upside down house and i360 attraction. There are plenty of food establishments within a short walking distance. It was about 20 minutes walk from the train station. I would definitely definitely recommend booking a premium balcony room. The view was amazing, the bathroom was spacious and had both a separate bath and shower cubicle. The bed and sofa bed were both very comfortable. Small touches like the complementary 2 packets of crisps, 2 drinks and 2 bottles of water were nice. There was also a Nespresso coffee machine. The room was clean, but is probably due an update (one of the cupboard doors was broken) , as it was looking a bit dated especially the balcony (needs to be repainted). Delphine at reception was really nice and helpful and gave some good tips of things to see. Rose at breakfast was really kind to my mum and demonstrated excellent customer service too. Breakfast was good. Although we really liked the room and hotel, we did have a shock when we were just about to depart the train we received an email to say the room type we had booked was not available and to contact the hotel. Unfortunately they didn’t answer the phone despite numerous phone calls. Fortunately I had called the hotel in the evening before we were to arrive and they confirmed my booking, so I emailed them and they emailed back that it was sorted and they still had my booked premium balcony room. It was quite stressful as I had specifically booked this hotel and room to cheer up my mum. House keeping could probably do with a little improvement. Although the room was clean. The toiletries are in big bottles screwed on the walls, which can only be opened and refilled by staff, the hand wash and shower gel bottles were both empty and the shampoo bottle in the shower cubicle had been filled with water. The best location to stay in Brighton , breakfast is ok but waiting long times for check-in even not much customers waiting so I would prefer hotel have very good system fir check-in...the rom very old and loud (hotel wall should more sound proofs)...however is good location
Good value but needs work”
The first room we were given room 105 was very worn with a blown out double glazed window meaning you could not look out, a fire alarm sellotaped to the ceiling and cracks in the walls with broken misaligned sockets and leftover snacks from the previous occupants still in the cupboard. This was a terrible first impression but we were moved to 112 and that room was spotless. The hotel is right on the seafront within easy walking distance to all that Brighton has to offer and the breakfast was fab so I would recommend and stay here again however, The reception area and outside terrace are very unwelcoming, with more seating being removed every day we stayed bizarrely and the windows on the entrance need a good clean. So it’s a mixed review from me, so much potential to be fab but needs some work. If you get a good deal with breakfast included and don’t plan on spending much time in the hotel then it is very good value.

The welcome was unexpectedly warm, the room was ok but the window practically looked at another buildings wass and window so we had to keep curtains closed. Bar was ok the place is conveniently next to the seafront, parking can be a little bit difficult, was surprised to see the only holiday inn that I have been too that doesn't include Breakfast.
