Great first staying at Kabiki”
Well located with a friendly staff and a small restaurant on site. The pool is refreshing and a lovely reprieve from the June heat. The tropical landscape is gorgeous and the location on the private road while at first can be a challenge lends the property to being a quiet retreat in the middle of the bustling city. While the staffs English is limited they are happy to go out of their way to make your visit as easy and pleasant as can be.
Quaint and peaceful ”
This is a great little hotel. Grounds and pool area are very relaxing. The staff could not do enough for us and we're very accommodating. Our room for the money was perfect Definitely recommend this hotel for the money

Oasis in the city”
Gorgeous grounds, it feels secluded, trees and birds abound! Rooms are quite spacious and nicely decorated but not gaudy. Beautiful swimming pool (good for kids and adults) with well appointed chairs and little huts to keep things private. Khmer food is well done; western food could be improved in quality. The staff are very accommodating. Only complaint with the room is ants .. there were many about the room, but this may simply be a result of the 'wild' location.
The entrance is restricted. You need to walk about 150 meters to reach hotel. Bit, uncomfortable while checking in and out. But, staff is good. You should ask the taxi driver to walk to hotel reception and get someone with him to carry the baggage. While checking out, the hotel staff takes and walks with baggage and no issues.
Very nice hotel, a few things to improve”
We really loved our stay at the Kabiki, the garden is very green and the place is very peaceful. The swimming pool is beautiful and in the shade so we can enjoy a relatively cool water that is pure bliss when it's over 35C outside... We noted a few things that could be improved though: - the breakfast was very average (pancake was very chewy and dry). - on our arrival we tried to have dinner there but the only few vegetarian options were not available so we went to another place. Otherwise we happily recommend this place.

Quiet location but can’t go last 80m in TukTuk or taxi”
Staff were very friendly and helpful. The road is closed to traffic so walking last 80m in blazing heat or rain sometimes annoying. And not enough help available/offered when we arrived to carry all the luggage... Place is lovely and green and shaded- a nice oasis in the city and a plus pint of the road being ‘closed’ is no real traffic noise. Breakfast was disappointing- a la carte but not really enough choice or ability to mix and match/ order extra for the price (wasn’t included in our room rate so $6 per person). Scrambled eggs weren’t right and were overdone, and muesli next day was hardly a teacup full. But overall the surroundings, super comfy bed and friendly staff made up for it.

Room was exactly as per the images HOWEVER the room I booked which was supposed to come with a private pool, was actually just a portable tub they filled with water almost completely filled with dry leaves, insects and didn't look clean at all. If I knew this was the case, I would have booked another room category. Daily breakfast was good, their fruit shakes/juices are excellent! Must try! Nice swimming pool, great if you are looking to put in a couple of laps even on holiday. I liked the amenities, bed was soooo comfortable. The highlight has got to the LOCATION - very accessible, and near all the main areas yet secluded from the bustling sounds. Recommended for families or groups of friends, not so much for couples..
Charming vintage hotel with modern furnishings. In a very exclusive neighborhood, so much so, our driver needs to drop us of at the end of the street because of security and we need to walk to the hotel. To be fair, the hotel is not far from the drop off junction and they have bellboys to carry our bags but I won't recommend a people with a lot of luggage or kids to stay here. Its more for couples, diplomats, bussinessmen because of its proximity to official areas. Not much options for breakfast either, so don't even bother. There are a lot to choose from shops around the hotel. Take your pick :).
Trying really hard to please”
We had a great time at the Kabiki, it's very clean and the staff really wants to make your stay as pleasant as possible. The new manager seems very keen to improve things so it looks an even more promising future. The restaurant is excellent!
Hotel within a jungle in the city”
Good location. About 2-3km to River Cruise Jetty and Pubs. Walking distance to Royal Palace, Museum and a Pagoda. Awesome swimming pool. Restaurant serves good food. My son enjoyed his customised pizza. The hotel is surrounded with trees and plants. You will feel like you are staying in a jungle although it is situated in the heart of the city!

Such a wonderful oasis in Phnom Penh, 10mins walk to the palace & silver pergoda. Great rooms - we started in room 1 which was lovely & quiet with 2 king beds and loads of space for our twin 4 year olds. We also have a 9 month old who is learning to crawl - absolutely no qualms putting him on the floor to crawl around (not like some hotels we’ve stayed in on this trip!), as everything was kept beautifully clean. Due to illness we had to stay a couple of extra nights & moved to room 8 which is a delux family room - the kids loved the bunks! Still a big room but with 2 queen beds, bunks & single bed not quite as much room to play - although you get a great enclosed courtyard at the front, but a bit noisier also. The gardens & pool area are gorgeous, you feel like you’re in an expensive resort at a fraction of the cost. Would stay again in a heart beat - highly recommended!
Aircon couldnt start up in the middle of the night, the night standby staff sacrificed his sleep to help me get my aircon back. Its a green hotel. with all the tree and plant around, cools down the temperature in the hotel.
A heritage boutique hotel with staff provided excellence service”
This is a heritage hotel in the centre of the city. It looks good and clean. We were in a very bad situation before we checked-in. When we were desperate for help, the staff gave useful advice and provided the best assistance they could offer. The staff were willing to listen to us and addressed to our concern. We are very impressed by the hospitality and friendliness of the hotel.
An amazing oasis in Phnom Penh, but ...”
Its a little too isolated for my taste. A beautiful shaded topical garden setting with a nice pool and rustic rooms but with elegant touches. You feel that you are entering a place that time forgot. Great place for a personal retreat, but not if you're looking for excitement and entertainment.
Great location, very friendly staff”
I stayed here on the recommendation of a friend who lives in Phnom Penh, and it was very nice. The room was simple but very comfortable with nice details - they have wonderful oatmeal soap (a nice change from typical hotel soap which is overly perfumed), a little essential oil diffuser that they light when you check in, and very comfortable bed with nice (not overly large) pillows. The pool area, where the restaurant is, is beautiful. The location is close to Independence Monument and the palace. Easy to walk to 240 Street which has great cafes and shops. The downsides: there's construction going on in the backyard of the mansion next door, and I wish I'd asked to move further away from that noise. They started at about 8:00 a.m. every morning. The Kabiki is a long building going away from that property, so while construction is still going on, they should put guests further away from that end. I've read the reviews that talk about the pool being green, but my friend says it's always green. Not sure if it's the color the bottom of the pool is painted - I didn't go in because it was actually unseasonably rainy when I went. But the lounges around the pool are comfy, and there's a smaller (bluer) kids pool/spa. Breakfast was extra was pretty good. Prices in Phnom Penh for food seem high, compared to other parts of SE Asia. I paid $6 and you have 4 options to choose from. The staff were very friendly, and helped me with my luggage. The street is where the Prime Minister's house is, so it's blocked by a gate at either end, so taxis need to drop you off about 25 meters from the hotel entrance. But they'll help you if they know you're coming.
A mystical garden hotel in city ”
It is blessed with a beautiful garden as a welcoming entrance. The decor is quaintly done up with MAAD (not sure if they are related). My kids were so happy when they presented them 2 handmade stuff toy elephants, beautifully made. The hotel has 2 cats, which are friendly and always sleeping around. I find it rather homely:) Room 1 we stayed is spacious and comfortable, though the big bathroom may deserve some attention to a nicer warm lighting and re furnishing to its bare & old finish. Love the pool. Must try:)
exceptional value for money and service”
oh where do I begin this hotel wow so beautiful gardens quiet away from traffic on the same Street as the president of Cambodia so lots of security around the reception staff so so nice such a wonderful greeting will sit down with you and explain everything the room wow so much room and lovely balcony had a cat visit me everyday in the morning when having a cigarette on the balcony lizards on the trees and birds just outside my room the best 35.00 I ever spent on a hotel but has really got a resort feel to it would definitely stay here again breakfast good to the staff are a credit to the hotel and owner
Very happy with this hotel experience. In a great location a short walk to tourist attractions and settled in amongst the Diplomatic zone of town in beautiful garden setting. Rooms are sensational. Big four poster beds Breakfasts were a little unimaginative particularly in a country with such a great food culture but overall the experience here was very positive
We really enjoyed our stay at this hotel. The location is great and has many restaurants, shops and place for one to go and enjoy the city and it's many surroundings. The grounds of this place are absolutely beautiful! This is a wonderful place to go for rest and relaxation. We would certainly recommend going and plan to visit again.
Comfortable room, value for money”
Was visiting Phnom Penh for their Independence Day Celebration. Choose to stay here for 2 nights as it was located near to the Independence Monument where the celebration will be held in early morning. As the hotel was only 2 houses away from the Prime Minister's house and sharing the same backlane, there are guard posts at both end of the road but guest could only use one of the guard posts to enter/exit the hotel. As such, all guests will have to alight at the guide post, as no car/tuk tuk can enter, and walk a short distance to the hotel. The guards were very friendly though. Booked a Superior Double room with a small balcony and it was at the back of the hotel, located on a 2nd floor and overlooking one of the sprawling private bungalow. The room was cozy with a big poster bed. Aircon was working fine with a ceiling fan. TV came with cable (BBC, Bloomberg, Channelnewsasia etc). No toothbrush/toothpaste were provided but I love the shampoo and shower gel provided. Another point i like about this hotel is that there are few hotel cats roaming the place. If you do not like cats, they are generally all right if you just leave them alone. The only feedback I have was that the breakfast set (bread, fruits, egg and bacon) provided was the same for the 2 mornings.
