Returned to the Thamada Family Hotel after 10 days rough travelling because we knew the staff would be welcoming, friendly and helpful. They didn't let us down and we left two days later relaxed and refreshed. This is a budget Burmese hotel so don't expect luxury, but it's reliable and a good place to relax. Excellent local restaurants two doors down and staff will help you with taxis, money changing and so forth so smooth your stay.

Decent Hotel in Yangon”
I stayed one night at the Thammada Family Hotel and I got a big room facing the street. The water pressure was strong and there was hot water available so I definitely enjoyed my bath. Aung, the receptionist, was very friendly and helpful and he even went out of his way by showing me around the City after his duty. It was raining when I arrived Yangon and all the while I thought I would not be able to do a city tour that day but he made things possible by bringing an umbrella. He made things a lot easier for me by bargaining with the taxi drivers and even helped me do my shopping. He also arranged to call a taxi to the airport for my early morning flight to Nyang U (Bagan). With the homey atmosphere and the friendliness of the staff any guest in this hotel will not hesitate to come back.

Decent budget option, but don't expect too much”
My room is very big, but there is only 1 air-con and the outside temperature is 38ºC so the room cools down very slowly. (I have to sit under the air-con constantly to cool myself down.) The air-con is connected to a surge protector, which delays the start of the air-con for 5 minutes after switching on. I find the mattress too soft and I have to sleep near the edge of the bed. Toilet looks old with some stains, but at least the electric water heater works perfectly. There are 2 rooms per floor and no lift, so those who live high up will have to climb lots of stairs. The free wifi is probably the best thing about this hotel. There are a couple of good Burmese and Thai restaurants around the hotel, and a CB bank ATM (Visa/Mastercard) around the corner. (Turn right from hotel, and right again at the main road) The nearest attraction is the famous Shwedagon Pagoda (10 min walk), but downtown is far (45 min walk). Taxis are cheap and plentiful, and most drivers speak some English, so take a taxi to downtown.

Quite basic but comfortable with great staff.”
Thammada Family Hotel is fairly basic and in an obviously older building. The neighbourhood is not fancy and in fact the hotel fronts onto a poorly paved back street. However the staff were very helpful and attentive, at one point escorting me about 15 - 20 minutes walk away to help me find a money exchange. Staff can also arrange taxis to the airport or downtown for very fair rates. Two local restaurants next door offer excellent local food at a very good price (also with very friendly and helpful staff) and there is a higher quality Thai restaurant close by also. For the sights, a 15 minute stroll takes you to Shwedagon Pagoda which is a fantastic after dinner walk. Getting downtown requires a taxi but that will cost only 2,000 to 3,000 kyats (about 2 - 3 dollars).

Central, big room and cheap”
All rooms are really big, and now equipped with hot shower, but not all have been renovated (upper floor rooms have deficient air con). But considering the location and the price, it's a good deal for a short stay visiting Yangon.

Stay here only if you have to”
Well, in Yangon you pay a fair amount for a room and don't get what you pay for. Thamada Family hotel was a last minute booking and to be fair I was pretty thankful to get a room at a (fairly) reasonable price (by Myanmar standards) so I really shouldn't complain there... That said I have very little positive to say about the hotel or the area; there was little in the way of shopping or food aside from the two bland restaurants nearby. However, he taxi driver I hired from the stand nearby (Mr Knee) was outstanding so it wasn't a totally grim experience. Overall the hotel was below average in terms of the room, location, cleanliness and staff and I wouldn't stay here again unless I absolutely had to. In short don't expect too much from the room, area and especially the staff and you'll be okay. Of note is that there are actually two Thamada Family hotels within about 20 minutes drive of each other so make sure your taxi driver knows which one!

Good location, basic but decent value.”
with scare rooms in yangon - prices are so high currently, so this was a good little find. location is very good, 10mins walk to shwe dagon and some nearby parks too. rooms are big, but fairly basic and clean. plumbing a bit hit and miss at times, but staff helpful and friendly. free wi-fi ok. drawback is no restaurant, with 2 local (pricey) and one expensive (mai thai) resturant next door, also note the street is noisy during the day with several car valetting shops.

Quiet family-run place”
The place was nice. There was hot water, it's walking distance to Shwedagon Pagoda, the staff is friendly though their English is limited and difficult to understand. I ended up staying here again my last night before heading to the airport, so a return visit is a pretty good endorsement in my opinion. Also, best wifi I found in Yangon.

Nice staff but little else to recommend”
I wish I could say something good, as the staff were lovely and helpful, but a few things annoyed me. I realise that Yangon has a shortage of accommodation, so prices are higher than Thailand, but even for a budget hotel the following things weren't good. First, there was no wi-fi the whole week I was there. I know the Internet was working, because they were using it in the hotel reception, but the password they gave me for the wi-fi was incorrect, even though they insisted otherwise. Second, almost every night there was a lot of music and noise from next door, though it usually didn't go on too late. But one night from 1 AM to 3 AM they were moving around furniture in the room directly above me (granted they apologised and stopped at once when I finally marched upstairs blurry-eyed and in a foul mood). The room itself, though large, was run-down and dirty, and wasn't cleaned during my stay. When it rained, dirty water poured in to the bathroom through the extractor fan unit. But on the whole I guess it was adequate accommodation. A shame about the issues, as the hotel is centrally located in Yangon (though a cab ride to the downtown area) and could be made very attractive with a decent cash injection.

Ok option for a night”
I was worried about my hotel choice after reading the reviews here but because this was the only cheap option available, I booked anyway. It was actually not that bad. My room was on the first floor and very large. It is located a walking distance from the biggest pagoda in Yangon and a taxi ride from the city center. The room was dated, cleanliness average and price probably a bit more than I would like to pay for a room like this elsewhere, but this is Myanmar.

No service and dirty hotel”
I stayed 4 nights in Thamada Family Hotel. When I entered the room there was a strong smell of insekt poison. The bathroom smelled because of urine. It has not been clean at all. In the 4 days - they call it hotel - it has not been cleaned a single time, nor changed towels or emptied the rubbish box. I asked for a computer several times and was not allowed to use the one in the lobby. And on the last day they told me about wifi. The family use the lobby like a living room. For my last day I ordered a taxi twice the day before, but they had forgotten to order it. Than they organised somebody to drive me to the bus station, but he wanted 30% more money than it was sayed the day before. They only want the money and don't care about their guests.I don't recommend this hotel.

Nice location and facilities”
Great location, with views of pagodas right outside. Reasonably attractive price, at least compared to some of the other options I was given on agoda. The staff was loud in the morning and I had to tell them to be quiet so that I could sleep, and the restaurant was a bit chaotic -- some foods they don't have, it took a while to get my food, everything arrived at the same time, etc. The location/price combo make it attractive nonetheless.

Currently good value for money”
Was able to extent my stay on arrival. Rooms are big but empty. Water was cold but there was a fridge. Walking distance from Shwedagon pagoda and 1500 taxi to center. Friendly staff and currently okay value money considering the inflated prices in Yangon (paid USD25 the first night and for the extention they asked for 35)

Good stay for 1 night”
We had a pleasent stay. We were worried about the reviews given but the hotel was fine. Being backpackers the bathroom was a bit dirty but compared to some of the other places we've stayed in it was fine. The staff were fine sswell but it was a bit overpriced but thats Burma for you!!!

Big room and nice location away from traffic”
Walking distance to People's Park (need to pay entry fee) and the Golden Shwedagon Pagoda (entry fee for foreigners is . Next door to the hotel are 2 restaurants where one could have lunch and dinner. Friendly staff although they speak little English. Big spacious room, can easily accommodate 8 adult elephants or 10 baby elephants.

good location, good staff, bad hotel condition”
the hotel is in bad condition. 7 floor, NO lift. You have to call them to get lower floor, but when i call them the answer only yes,yes and yes, and i still get the 6th floor. The room are spacious, you can fit 4 king bed in the room. the staff are nice and helpfull however know very limited english. good location, near Shwedagon, peoples park and myanmar culture centre (its like a small mall, many restaurants). My recommendation this hotel good for 1 night stay and only if you want to visit shwedagon pagoda.

they have a big room and good price but didn't have free breakfast not so far away from this hotel you can walk to Shwedagon pagoda [5-10 minute] or you can take a taxi to the good Myanmar restaurant with the cheap price the room not so clean and the restroom is dirty and if you need the extra bed is not so clean too. Anyway no problem to stay in this hotel if you just want to stay for 1 or 2 night and travel to another city.
