Superb location, very comfortabe, highly recommended”
This guesthouse is in a great location in Bangkok. It is run by a charming family and is in a alleyway (Soi) just off the main Samsen Road so is very quiet with no noise from the road, it has a lovely plant filled entranceway and small garden area. The whole guesthouse is spotlessly clean. The rooms are spacious and light, ours had a balcony and huge comfortable bed. There is hot water in the shower and a fridge and a kettle for tea and coffee making. It is a 5 minute walk to the Chao Phraya River for ferries and is very close to bus routes to both of the airports and the Southern Bus Terminal. There is so much choice for restaurants and bars very close by and also some excellent street food in the surrounding smaller streets off the Samsen Road. Most of the tourist attractions are within walking distance or a short Tuk Tuk ride away. We loved our stay here and were so enjoying our time in Bangkok we extended by a couple of nights.

Clean, Simple Room”
This was the first place we stayed when we arrived. It is owned by a family who is really nice, though speaks limited English. The room was spacious and simple - a nice bed, air con and a wardrobe with a lockable draw. It was about 10 - 15 from Khao San Road - close enough to walk to, but far enough away to distance yourself from. The hotel entrance was lovely -- you walk from the main road through what feels like a tropical paradise. The bathroom was a bit of a let down. It had the notorious Thailand sulfite smell and the water never quite got hot enough. There was also no pool to escape the hot, humid weather. That said, for the price and quality, we found this to a great value.

Lovely clean little hotel..surprisingly quiet...got it for a discounted price which i believe to be a fair price...the room is not 30sqm as written on agoda but maybe 24sqm...also there is not even an english news channel nor a movie channel available so you have to use your laptop if you got one... Would stay there again for the reduced price as i need a comfortable bed and a good night sleep working in Bangkok

Exceptional room! Perfect location, about 10 mins from Khao San road, plenty of shops/bars/restaurants near by. Rooms were very spacious. Air con was great! Staff were lovely very friendly and welcoming, always would have a smile on there faces. Would stay here again if visiting bangkok again!

Quiet, clean and comfortable location.”
I really enjoyed my stay here. The location is tucked away off the main road which made for a quiet sleep. I think people underestimate the road noise here, especially that of the Tuk Tuks. My first room was a room with two twins. For me, the bed was far too hard for a good sleep. The following day I switched to a room with a king bed and was very comfortable for the remainder of my stay. The location is close to all the main attractions and also has great restaurants and even better street food near by. The staff, although limited in English were very friendly and I was always greeted with a smile. Very clean, air conditioner works well and shower was warm with decent pressure. I would 100% book again.

We stayed here to attend Muangthai marathon which start point is Rama 8 bridge. The location of this hotel was very good. There is no restaurant inside the hotel, but there are many places to eat around there. The hotel is cleaned very well, the staffs are very helpful, and very comfortable to stay. I wish I could stay here next year again.

Very well kept clean and nice furnishings it's a little bit hard to find because it's set back off the road so just look for the sign that's above the entrance to a thin lane that will take you back into the hotel. No parking I left my car on the street and got a ticket as there's no overnight parking on the street but there are no warning signs that tell you not to park overnight. Will stay again though when I don't have the car.

Perfect location for being able to experience the energy of the Khao San Road area without the noise...only a 10 minute walk. The hotel doesn't have any lounge/hang-out area, but there's a great little coffee shop just down the street - Seb's Bar - that serves wonderful breakfast. Hotel is very clean but lacks electrical outlets in convenient places.

Perfect distance from the madness of Kaosan Rd. set back down an alley so it's nice a quite. Lovely hotel in a great location. Hopefully the rate stays affordable so we can go back next time we're in BKK!

Oasis near Kohsan Road”
Great place about 10 minutes from Kohsan Road. Courtyard is so peaceful with so much green. Room was great, big bed, kettle, fridge, balcony, great water pressure. This was a perfect, quiet and relaxing spot. Hosts were helpful and spoke English well. Very clean and well maintained. Highly recommend!

Less than satisfied”
We felt the hotel was too highly rated. No doubt the room is clean, we didn't sleep well at all because the bed was too hard, the pillows too high and the air con was too noisy. We requested for an extra blanket so that it could be a layer of cushion for our bed, but the reception just conveniently turned us down. There were empty rooms- surely u can spare us one. The TV channel was pathetic. The only English Channel was Channel News Asia- even that the reception was soo bad. I paid the more expansive room rate, only to get this less than what I read on the reviews and hotel facilities. We understand that for security reasons u lock the gate at 10pm. We came back at 11 plus, and we rang the bell for more than 15mins b4 finally someone came to open the gate. Even then, he didn't apologize. We went to the reception to get our room key only to see our key carelessly placed in a box where anyone could hv taken it and gone into our room. We r appalled by their level of customer safety. For the price we pay, I think I will rather top up a bit more and stay somewhere where I feel safer n more comfortable beds.
