Has seen better days
The hotel appears "tired" (the caning on a couple of chairs was broken; the carpeting in the lobby is badly stained; the wardrobe chests are dinged up and have torn drawer sheets lining them; the fabric headboards are stained; and the walls need repainting, to name a few of the things we noticed). The air conditioning noted on the website is a portable unit that vents through an open window and needed to be emptied and thoroughly cleaned as it was black with mildew. It was also noisy and barley effective at cooling the room. The wifi was intermittant in our room. The "shower" required a step up and over the side of an old tub. On the plus side, the staff was very nice and helpful when they could help and the beds were comfortable.

Good value but...
Hotels air conditioning was out for the duration of my visit, whilst London was going through a heatwave. They did provide a portable one which wouldn't suffice. A good 5-7 min walk to the tube but overall good size room

Like staying in a gorgeous stately home
Comfort, Helpful Staff, Location
This is a hidden gem -- like staying in a stately home (if I knew anyone who owned one). It really has the feel of a private home and I felt like a treasured invited guest. The staff at reception were infinitely helpful, polite and good-natured. The room was cosy and ingeniously arranged -- it was rather small but did not feel cramped at all. I was very pleased to have a real bathtub. Breakfast delivered to my room precisely on schedule was always perfect. (Did not eat any other meals here.) Levels of cleanliness perfect. Very close to public transportation, lots of restaurants and shops.

Old style manor house
Clean comfortable classic
Very pleasant and peaceful. They brought me complimentary dessert each evening & the lobby has outstanding classic decor. A short walk from Kensington but slightly too suburban for the average tourist. Would recommend this boutique hotel to those craving quiet & calm.

Comfortable and relaxing
Location, staff, ambiance
Beautiful place to stay although it is in need of a make over. Is starting to look a little tied. Well looked after by attentive and friendly staff. I would have liked to have had tea and coffee making facilities available in our room. In the 5 weeks in UK, this was the only hotel that did not offer this facility.
