Currently under renovation. Only suitable for backpackers”
We booked this place due to its great location however we found that the rooms and toilet were very dirty. The bed was very hard and the pillows were very uncomfortable. The owner told us she was under renovation as she just bought over the business 3 months ago. When we arrived there were stairs leading up to the room and we had to haul our big luggage up 2 flight of stairs. As it was very hot in Ayutthaya we had the air conditioning running so that we can look forward to having a cool room to come back to. But to much of our disappointment we found the air conditioning turned off. Obviously someone came into our room without our permission and turn it off. I wouldn’t recommend to families.
We booked and confirmed a room for 2 nights with a large bed. When we got to the hotel, we were told we booked 2 twin beds. The room he showed was shabby, but he suggested he had another room with a large bed that was nicer and charged an additional 300 baht from our original booking. If he confirmed a room he didn't have, he should have swallowed the difference.
The hotel has the perfect location to discover Ayutthaya. Kind staff can help with booking boat trip, minivan etc. The breakfast was good as well. The room was a bit worn and our bathroom had no door, but it was ok for one night
Best location to explore a art of the historical park on your own”
A really nice place to stay for some days, especially when you'd like to take a walk in between the old temple ruins early in the morning or so. The rooms are big and clean. The staff gave us a very warm welcome and was always helpful and friendly. There are currently some renovation actions outside in the garden but it was never loud. If you are looking for a location near to the central but not directly in the noise town, the park is a really good place to to be 😊

We are a family of 5 and have booked 2 rooms. (No. 109 and 110) The rooms are spacious but they have some defects. 109 beds are super hard, really bad for sleeping. 110 the bathroom drainage system was really bad. After 1st person bathed, the bath area was flooded. My husband fell down when bathing and hurt his shoulders! The bathroom floor was slippery as well. There were no hairdryer and kettle in the room too. Need to request from the reception (closed at 9pm) We came back late and hence could not request/feedback to anyone. The whole facility was totally unattended and the main gate was left open. The walls of the rooms were too thin, could hear next door talking so loudly at night. Worse that there was loud music/noises from nearby eateries until midnight which caused us to have sleeping difficulties. Luckily we only stayed for 1 day, this place is totally not recommended for long stay.

Quaint and lovely”
First impressions aren't great and this is a guesthouse as opposed to a hotel on fairly ordinary grounds but with an awesome location inside at Ayutthaya historical park. That said, room was clean and liveable, breakfast decent but perhaps best of all was the owner who spoke great English and couldn't help enough. It's not my first time to Ayutthaya so I know what else is available and much of it isn't good - as long as you take this as it is and are not overly picky, you'll love it.

I was genuinely booked the cheapest room but Win(the owner) upgrade us to superior room with the discount prices, which is nice. He also good on recommend place to go on the map and everything else. The room is clean, nice and lovely garden outside(make us feel like home). plus, the temple ruin beside too. I would recommend everyone to stay here and return here as well. :)

Win, the owner, was absolutely brilliant and made us feel right at home. He told us all of the sights to see including how far and how much it should cost to get there if we wanted to take a tuk tuk and would call one himself. I’d originally booked the wrong night to stay but Wim sorted us out a room at a discount price which was really lovely. You couldn’t get any closer to the temples either. Definitely recommend staying here.
Amazing place, highly recommend”
This stay was great due to the amazing location being right in the centre of the historical park and due to Vin, who is the owner of the place, who was an absolute gem! He upgraded us to a huge room upstairs on our second night and even invited us out with his friends one night which was a great experience as he brought us in the trendy bars around town. Very helpful in terms of organising tours and any logistics required. Overall a great stay!!

This property is very peaceful, despite it's location on a busy street. The owner is very friendly and will gladly help make arrangements for tours, taxis, etc. The hotel is aptly named as a guesthouse. It really feels just like staying at an old friends home. The rooms are more in the Thai style which I have found has a better feel to me than traditional western style hotels. You could not want for a better location to explore the temple ruins of Ayutthaya. They are literally across the street!

We were greeted by the owner who was so helpful and told us about the town and offered a boat trip with no pushy sales. We wanted food late in the evening and were told the kitchen was closed and the owner asked if we liked pad Thai, before we knew it he was out on scooter and came back with good pad Thai, I highly recommend this hotel for the staff, location and the value for money.

We were being welcomed by the owner of the guesthouse who is very forthcoming with many information and providing us with maps and suggestions for sightseeing. Guesthouse is located within walking distance to the main attractions. Comfortable rooms with basic facilities.

The owner is a very kind man who is putting his best effort and heart into creating a comfortable guesthouse for his guests. This is a simple place with a wonderful location within walking distance to many sights.
The guest house located in the mid of historic sites. Just across the road to the ancient temple. Simple and quiet, an owner is very friendly and helpful what ever you want to manage your tour. The night market is away around 500 meters but good and pleasant for walking. Facility are simple but sufficient. I would recommend to all tourist and back packer to stay here.

as soon as you arrive you know that you made a mistake: smell of garbage, mess everywhere, dirty, unpleasant home .. then the room: TV does not work, can not plug it for lack of electrical outlet, no antenna , table lamp without bulb, no electrical outlets, refrigerator unplugged ... in fact they are only there for the photo of the room .... clean limit room, walls decommissioned, shower room catastrophic, balcony of a disgusting dirt .... the very good breafast according to the description includes a hot drink, a small glass of orange juice, a scrambled egg, two toasts, no butter, jam or other !!!! .Even the worst hotels in the Thai countryside was better and above all much cheaper (500 to 700 baht room versus over 2000 baht here) ... incomprehensible that this hotel could be offered by a hotel research site ... can -being an explanation: the previous manager left and Replacements (owner's family) took over the hotel two months ago and it's not their job, really not.
Fabulous location.... right in the park”
The Park Hotel is difficult to find, for it’s hard to believe it is directly next to and across the street from the main ruins. The staff is very kind, the welcoming friendly, and the breakfast is made to order. The basic room is large, clean, the bed surprisingly comfortable, and the view is of an old wat. It’s an older hotel with a communal balcony overlooking the well maintained garden. I would stay here again.

It seems as if there were two sections, old and new. We unfortunately got put in the old area. The air con was noisy and barely still going which made the night very hot and sweaty. The guy running this place is incredibly lovely, and the location is superb. We had drinks outside one evening in the garden and it was thundering and lightening... it was absolutely amazing. But when I got inside I had been absolutely bitten to death on my lower legs. Getting up for breakfast outside the next day I realised the floor was covered with ants and unfortunately I had got these bites during our evening drink. My fault for wearing sandals! Plus... ants are literally everywhere in Ayutthaya, you won’t avoid them.

Spacious, clean, nice bed, TV, good wifi, hot shower, and very near temples, and eateries! Staff very nice and pleasant
