NICE LOCATION”
The condominium is easy to find and centrally located. It is located few kilometers from the KB city centre. Walking distance to the KFC fast food chain. Overall, the condo is very new, everything is new, there is no restaurant or cafe inside. It is too new that the floor at area still cover by the wood, seems like some of the construction work is carry on. The lobby is very warm and limited space to sit, because the receptionist only switch on the air-con near them, whereas other air-cons are switch off. The corridor do no have any air-con, therefore, it is quite warm when you step out from the room. The room is not clean properly, the floor is dusty, you can see your foot is black color after you stepped on the floor. The room is quite roomy with a small kitchen, since the room is quite big, the air-con inside is not sufficient to supply such a big space, it will take at least 1-2hour for the to cold down. The road to the car park is very small, my MPV almost touching the wall when making a turn, despite they have narrow some pillars. it will be very difficult for those who are driving big car or large MPV.

Below average stay, dissapointed”
Stayed at this condo during the Hari Raya holidays and here are my reasons for below average ratings: - The car park area of this condo (located at level 3 for visitors) is horrendous. The design structure of the car park area is not friendly to vehicles with no clear signages of "Enter-ing" and "Exit-ing". It was extremely difficult to maneuver the car due to the tight space (not advisable for MPVs/SUVs to park at level 3, best to park outside the condo) and endless pillars. - Although the building was built in 2015, basic amenities of the condo itself are still under maintenance-eg: cracked tiles on the floor in the lift, non-existent wiring for lift at level 3 parking. I did not have time to explore the swimming pool or the gym, so I shan't comment on it. - The physical appearance of the room was dismal and basic items were not maintained properly. Eg: No batteries in the clock on the wall, no remote control for air-con, the floor of the room was dusty, no cups and/or glasses for drinking water, no kettle for boiling water, stained bedsheets, poor tv reception (only one channel with proper reception), no floor rug, raggedy towels (bring your own towels and toiletries please). -The only thing that was good about this place was the location. Close to Kota Bharu town (about 3 km from Kubang Kerian). The studio room is a lot better than the 1 bedroom apartment (small "master bedroom", and big living room area- NOT suitable for 3 adults). - Hope the management of this condo will look into the proper maintenance of this building for travellers. Thanks.

Dust allergies everywhere”
I chose this hotel due to its location to the nearby USM campus. From the beginning, they gave me a room that had a strong cigarette smell and the floors were not thoroughly cleaned. There was even a cigarette butt on the kitchen floor. I asked the front desk if they can clean the room again, but I was told the room is already clean. When asked if I can get a different room due to the cigarette smell, they said no more rooms available and I should just open the window. Only bathroom amenity provided is the soap, and most other stuff like clothes iron, remotes etc need to be taken from the front desk. Strangely they do not have ironing boards so good luck ironing on a table. No free drinking water in the room and I would not recommend drinking from the tap as the water can turn slightly brown after letting it run. As the place was well smoked in, it was obviously very very dusty. My nose was blocked causing me very poor sleep and I woke up with really bad throat itch. All my symptoms went away as soon as I went out of the room. Swimming pool was not working when I stayed so no cool evening dip for me. Such a shame really. The place looked like it was decent to begin with but somehow left to slowly rot.

It is situated at walking distance to USM, the ONLY advantage. The cleanliness needs to be improve from corridor, lift & room. The air conditioner remote control, kettle, iron, toilet paper will only be provided upon request. No drinking water is provided.

Poor Experiences, NEVER recommend to F&F”
There were several issue i would like give the feedbacks, such as the entrance of the building was not obvious from the main road, it is easily pass through if not pay your attention on it. Other than that, the multilayer parking lots was rediculous, the "brilliant" designer made such a narrow path for skillful driver to park their vehicles on the lots. The water heater was spoil, the air condition remote control was not provided by the staff, the WIFI was stated in AGODA website, but the staff said "it is current not available". What a rediculous service.

No cattles,drinking glasses/cips. Swimming pool is way too small. accessing the Parking bay was 10 times more challenging that sitting for a driving license. One of the security guard was rude. Lifts are dirty. Cockroches appeared after power failure. Have to change to another room because power cannot be restored after a trip.
