      Fantastic!!”

      Staff, relaxed atmosphere, value

      I can't speak highly enough of this place! But perhaps this says it all- I came here for a night and have now been here 3 weeks. O.k, if you are that kind of traveller that complains about some marks on the walls, or that the duvet is a bit old (who needs a duvet in Chiangmai?) then perhaps you should go to one of those generic, box-like guest-houses. But if you want outstanding value in a central location I recommend you try this place. It's within easy walking distance of the main pub area, the night bazar and plenty of eating options in all price categories. But its far enough from the bars that noise isn't an issue (you'd have to be a really early sleeper for it to matter anyhow now that the police have started rigidly enforcing the 12 o'clock bar-closing rule). My room is spacious, has a ceiling fan (much nicer than the wall ones) and has a kind of patio that means i can leave an external door open at night. Really non-claustrophobic! As stated there is the odd mark on the wall, and o.k the decor is dated (tho i notice they are doing a lot of repainting at the moment), but this place is clean where it matters. The friendly cleaning staff do a great job of cleaning the room every day if you want them to.As with all places there is a sign saying not to leave your valuables but I really feel like i can trust the people here. The staff are friendly and helpfull in a nice hands-off way--none of that overly officious attitude that gets to be a drag in some places.You can come and go as you like without being interrogated (if you have spent some time in Asia you might know what i mean). Did I mention that it has character and a kind of an old-world charm?? Congratulations on a job well done and I know that when i return to Chiang mai this will be where I stay.

      The 'not so Royal'' Guesthouse ”

      Decent sized room, great location, friendly staff

      at first glance the royal guesthouse looks run down and looks like a hotel out of a horror movie, but upon arriving we were greeted by very nice members of staff especially the nice young girl on reception! the downstairs lobby area is mosquito infested but they do serve great thai and western food as very good prices, and a big bottle of chang is only 60b, there's internet access via 3 computers downstairs for 20b an hour, and i think the 1st and 2nd floors get some wifi but it's not the strongest, the lobby is the best place to sit for free wifi. we booked a 'supirior lanna suite' which seems to just have a slightly different shaped bed as i saw reviews about how 'all the rooms are the same' which i later found out was true but the difference was whether you had a tv, access to wifi, toilet paper and towels. our room cost us a night which we thought was pretty reasonable but if you want cheaper prices you can book through reception for much cheaper. i think a 6th floor basic room with a fan no tv no toiler paper and no towel was 250b a night! this hotel does have a pool, it's a decent size but unfortunately it's completely covered by tall trees therefore is freezing!! but good for a cold dip! you can also book trips guides taxis and also a laundry service via reception which is handy, laundry was 50b per kilo and is folded and collected from reception a day later. also when visiting chiang mai i highly recommend a trip to tiger kingdom it is so amazing being unclose to so many tigers none of them are drugged or abused they use a method of bamboo stick smacking their noses like their mothers would with their paws in the wild. okay so overall this was a great hotel to stay at and the pricing is affordable for a travelling couple like us!

      2 awesome barmen and great little pool to chill !”

      Budget hotel but very good value for money. The building looks quite old and needs a new paint but after a few hours you will forget about it as this place was really great! i ended up staying there almost 2 weeks. The room price was perfect, the AC was strong enough, there is a little balcony and the matress is comfortable. The location is the best, between old town with all the temples, and the night market to go out shopping and eating. The pool is awesome, not crowded at all and in the sun, you can just lay there all day as its very hot at the moment, sipping a yummy mojito prepared by the cool barman Jay (who speaks eglish and dutch fluently!). All staff speaks great english. There is a big open common room and a bar with 2 awesome very friendly and funny barmen, please spend some time with them they love to talk and have fun with the customers until late at night! Grab a beer or a 100 bahts yummy mai tai coktail and enjoy the pool!

      Good Hotel”

      Solid hotel for the price ($6/night). This was the cheapest single room with an ensuite that I have seen in Chiang Mai. Close to the Old City, and situated nicely for backpackers. The only drawback is that the rooms do not have AC, and the standard rooms are fairly spartan (no wardrobe).

      Beautiful relaxed place”

      Friendly staff very helpful and welcoming, happy to talk and greet you with a smile. They'll help you rent a bike and it's very easy. You only need to leave a deposit and not a passport. Would recommend this to see the temples and Chiang Mai. They'll help you book site seeing tours also. Pool is very nice to chill and relax :) the best budget accomodation in Chiang Mai, friendly travellers happy to help you out with information about Thailand. Would happily recommend to anyone.

      Absolutely Terrible”

      Absolutely awful, didn't even unpack my bag before I left. like something out of a horror movie. Walked into the "delux" room and it was like a scene out of some seedy movie, holes in the bed sheets, peeling wallpaper, it was just something else. I've traveled a lot in Thailand, and stayed in Chiang Mai many times, but this was the pits. Went around the corner and got a modern clean room in Soi 1 for less money. Definitely one to avoid.

      little details would make it better”

      We were expecting a normal fan room with a bed and a shower, no more, since we pay 400 baht. thats exactly what we got. Its nice as it is, little details make it not be a 3 stars, but then again, for 400 ,you cant expect luxury. the fan is noisy, the shower lacks pressure, the sheets are clean but have cigarette holes and the towels could be better cleaned. Its little details that are not dramatic, but that would make this placea lot better if they were fixed. The staff is super nice and helpful, the food is amazing and fairly priced (considering you are in a guesthouse, and chiang mai is kind of expensive already), the location is perfect! The place could use a hand of paint and there is no elevator, but thats not a problem as long as you know it beforehand. Overall, i would recommend for anyone travelling on a budget and doesnt need luxury.

      Great location Chiang Mai is a bit of a maze so you can find your way around no problems. The pool area although small is great to cool down to. Rooms are basic but great for the price You can also book any tour etc from the front desk our 3 day 2 night trek was awesome!

      Very good value: semi-luxury accommodation at a budget price. Just outside the Old City, convenient but quiet location, nice pool. As a freelancer I love to work from the shady but breezy downstairs patio by the pool - the world's best 'office'! Try to get a room on the West side, which has great views of the Old City and the Doi Suthep mountain range and temple, rather than the East side, where the only 'view' is of the wall of the apartment block next door.

      Had a great stay here, booked 4 nights and ended up staying for 6... You will stay in Chiang Mai for longer than planned! The hotel was friendly, clean and had a good vibe. Downstairs 'lounge' area is really big, shaded, and serves ok food and drink while you relax. The pool area is awesome, not very big, but not very busy either, the sun is there from 10AM to 3PM but there is always shade if you need it. We stayed on the 5th floor, and there is no lift, so if the stairs may be an issue, its worth paying for the deluxe rooms as they're on the first floor. Close to the night bazaar and close to the town center, yet quiet enough to remain peaceful. Would definitely stay again.

      pro's: - great location - 30 seconds walk to local gym (60bht) - 30 seconds walk to 2 cheap local restaurants. - swimming pool - friendly, English speaking staff (a special thanks to Joy) - clean, large rooms. cons: - had to pay 200 baht for early check in, even though room was ready (I was exhausted from flights so I paid). - hotel has been renovated to look better, but appliances are all very old such as tv. - a/c is ANCIENT - very loud, and cannot adjust, only on and off, very cold at night. - restaurant used to be good, I used to go there to eat even when i wasn't staying there, now only serves basic farang food. I booked via Agoda whilst on special Price. I would definitely stay again despite the cons.

      I spent just over a week here as a solo traveller. Felt very welcome from the moment I arrived until I left, admittedly later than was surposed to leave as decided to extend my stay due to enjoying my self so much! Location very handy for old town night bazaar and places to eat and drink. Gym next door and pool nice little pool on your doorstep. Room rates where very resonable for what you get. And of course the staff created a brilliant atmosphere! Mac and Jay I miss you guys ! If your looking for some where to stay in chaing mai you have found it ! Sean

      Great value for money”

      Big rooms, good wifi, pool

      Rooms are great value for money. Large but basic with a very hot shower! Standard ones are only 250 baht per room (£5) but don't come with towels but you can rent a towel for your whole stay for 40p. Pool is small and only gets sub until about 3pm but If you want a sun day then get down early, get a spot and follow the sun around! We are a backpacking couple and come here every time we are in chiang Mai. Perfect place to relax and hang out with out loads going on. Wifi very good also.

      good staff, good prices, nice rooms

      we stayed 4 days and found the hotel to be located in a good area, only a short walk from all the night markets/markets and the center square. The rooms were a good size with a balcony. although towels, toilet paper etc would of cost us more, but we had our own towels and could just pop to the shop for toilet paper. the staff were all really friendly and helpful. computer access was good, but could get busy as there were only two computers, but free wifi is available. overall we had a good stay and will be using this hotel again when we return to Chiang Mai
