Pros: old building with modern twist. Room is very spacious. Location is very strategic, right by Princess St. Cons: not many facilities available. But understandable considering the hotel's position.

Great hotel in a great location”
The Rutland Hotel provides a fabulous experience in the heart of Edinburgh - we stayed in an apartment at no 15 and it was fabulous - big rooms with every comfort - staff were sensational and nothing was too much trouble - I would recommend this hotel especially the apartments
A last minute gem”
We pretty regularly have a night away in Edinburgh, and decided on Saturday morning to check availability and prices in the city centre. We’d stayed at The Rutland Hotel before but never the Apartments. The price for a one bed apartment was the cheapest we’d seen for a quality establishment, so we were quite anxious. The apartment turned out to be stunning! Excellent location, really high quality contemporary finishings and super clean. Rounded off with very helpful and welcoming staff, and a couple of free beer vouchers, this turned out to be a great day/night away, and a fantastic decision. Thoroughly recommended!!
A quirkily designed place but excellent facilities! Guy at the desk couldn' t have been friendlier and booked us in to our room several hours early so we could relax and get ready for a wedding. Great place!

Pop Art Hotel in Central location with all the amenities”
We stayed in one of the Rutland apartments (#17) for Fringe. Can't beat the location which right on the bus line from the airport, walking distance to old and new town but tucked away so you get some quiet. Loved the quirky art and the rooms were huge with soaring ceilings. They thought of everything including dishes and silverware in the kitchen, a Nespresso machine, even a flatiron.
Very good hotel which we got for a decent price”
We stayed at this hotel which was a two bedroom apartment on the ground floor (basement level). The main bedroom had an ensuite shower, another separate bath and toilet, and a toilet on its own. We got 3 double beds, one of which was a folding sofa bed. Two of the beds were comfortable, except the sofa bed which wasn't that comfortable. It had a living room and a kitchen adjoining the living room. There was also a study area in the corner. It also had a private garden. The apartment was modern and nicely furnished and we liked it. However, one point that was overlooked was that there weren't any USB sockets built in anywhere which I think the hotel should look into upgrading. I'd forgotten my socket and so had to charge my phone using my USB cable and portable battery. Overall we would highly recommend this place.
Super apartment-style hotel”
This hotel far exceeded our expectations. Our room was actually a 2 bedroom apartment with 2 full baths (1 shower, 1 tub) and a half bath. It also had a nice sized living room and a full kitchen. The hotel is across the street from a stop where the city tour buses pick up and drop off, which was awfully convenient. It didn't have any of the standard hotel common areas, like a gym or a common area, but since it's in the middle of a nice part of Edinburgh, we didn't think that was much of an issue. Highly recommended.
Great boutique hotel & exceptional staff”
It was just a pleasure to stay at The Rutland. It’s not flash or grand, just extremely comfortable and everything is so effortlessly well done. This in no small part to the excellent team of staff. Although there isn’t room for a gym and related facilities, the arrangement for guests to be able to use the gym across the road at The Astoria for £25 a day makes this a non-issue. And the Rutland is such good value IMO that the extra £25 on top doesn’t alter the value for money (and means the gym access is optional for the gym junkies and not a cost non-gym guests have to bear). Go and stay there. It’s a treat.
Can’t fault it”
We stayed in apartment 17/4. Its a 2-bed accommodation at the top of the building, a few doors along from the main hotel. No lift, which might be a problem for some, but not us. The whole place was homely & well designed/decorated. 2 bedrooms, bathroom with shower & whirlpool bath. Lounge area, kitchen with everything you’ll need. Staff were great & helpful. Parking is 5 mins away. Make sure you get a discount pass from the hotel, otherwise it is expensive.
Short City Break”
As a late deal at a much reduced price the Rutland was great value for money. We stayed in one of the apartments which are decorated to contemporary design themes very well. Lovely and clean with all you need including well appointed kitchen and nice touch like ghd hair supplies and modern TVs. The Rutland is well located at the end of Princess St straight into the main shopping district and well served by public transport or taxi if frequent trips to Old Town or Holyrood district are preferred. That said we walked the different routes through the park or via George Street or Rose Street. We had room only but took breakfast in the Huxley and had drinks in the bar. Both very clean modern and with good choices. The staff looked after our needs and were happy to help. All in all for a short break highly recommended and ensured we had a fabulous first visit to Edinburgh, herself a lovely city.
Excellent Hotel & Perfect Location in Edinburgh with great views of the castle”
The staff was very professional, friendly & helpful. The hotel is located at the end of Princess street which made walking in and around the city very easy and convenient. The city Hop On & Hop Off Bus stop is located directly across the street. This hotel was located in an old building giving it the character we wanted but was very modern & very nicely appointed in the rooms. We will definitely stay here again.
Perfect honeymoon hotel”
This hotel was everything we expected and more. Front desk staff was very friendly and helped with all of our questions. Our room was stunning, with a big bed, amazing bathroom, free espresso machine, and tea selection. The location was very central; we were able to walk to all attractions within 20min. The Huxley restaurant had amazing food and the free breakfast was very filling. I would stay here again without hesitation on my next visit to Edinburgh.
Best hotel we stayed at all trip! They provided a bottle of water for each of us each day (which is a very nice touch). The breakfast was lovely! The staff was great. The rooms are beautiful. You can't go wrong with the Rutland. We will definitely come back.
Edinburgh castle at your footsteps”
Very good location for seeing many sites. Recommend using the great public bus system to get around from here. We stayed on the third floor, which required lift trip and one flight of stairs with luggage. The staff are happy to carry it for you, so just ask. Breakfast package was terrific with full menu choice. If you leave prior to breakfast service, the staff will happily afford you with a wonderful continental breakfast in your room.
Good location, small boutique hotel”
The Rutland has unusual decor. It was very convenient for visiting the sites of Edinburgh and offered quite luxurious rooms. A pity there was no body lotion in the bathroom, and that it is difficult to find a deal including breakfast. We tried to find breakfast in cafes nearby but eventually ate at the Huxley, which was good quality if a little expensive.
Plumbing and heating pretty bad”
Nice hotel in great location and with very friendly staff. But the heating and plumbing could reduce you to tears. We stayed two nights and had hit water for only one morning after calling the front desk several times. The water was less than Luke warm making it impossible to have a bath and showers unpleasant. Our toilet filled itself up at erratic times of the day and night and was partners with the bathroom above us that had the same problem. So nights were noisy. The last straw was the heating which was usually not working well and so the room was cold. When we put the heating up as high as we could get it, it would suddenly come on and blast us with hot air. We loved Edinburgh but it's so good to be home. We will not stay in the Rutland again
You can't beat the location”
The location is worth the off-putting things. Right on Princes St and an easy 15 min walk to the Royal Mile, so you have history and commerce easily accessible. The sleeping room (# 5) was a good size, but like most older hotel rooms, a little tight for two adults and two large suitcases. Furnishings had a older, stuffy character in keeping hotel, so if you are into the modern look, this may not be for you . Hall carpets really need to be changed out as they look worn and dated. Lobby is best characterized as a meeting place. There is an excellent restaurant and a fun pub (Huxley) in the same building and accessible from the hotel. NOTE: downside of that is the faint odor of cooking that pervades the stairwell but fortunately not the sleeping rooms Best part of all is the staff..friendly and helpful.
