Peace, away from the maddening crowd ”
Nice small hotel - beach front. The owners and staff are excellent and very helpful. This is my third time at this hotel - it lacks a pool but it seats on the beach. The breakfast is good but no yoghurt which would be nice. Rooms are serviced every day - spotless.

Overpriced for location and amenities”
At around 1,000 Bhat, I thought this was overpriced for what it was. Sort of on the beach (across a vacant lot), little around in terms of food or anywhere to buy basics and a really long trek up to the main road. The beach (local beach) is really nice, but 1,000 Bhat is on the high side for a place essentially in the middle of nowhere. Super friendly owners, but could be more reasonably priced for what it is.

The room rate didn't match the service or the fittings”
We arrived on the morning train from Bangkok. We left our bags and a request for the owners to call us when our room was ready. We returned at 3 pm and although the room was ready, no one had bothered to call us. Shower time. Except for no water. The owner suggested there was a problem with the municipal water supply but we could use another room, recently built, to have a shower. I thought it strange that the municipal water situation was only affecting our room, but I decided to make use of the showering arrangements. The next day, after we had our morning shower (in another room) we headed into town for breakfast. We came back a few hours later and I wanted another shower. This seemed an inconvenience for the owner as the room had just been cleaned and he was hoping to rent it out. His staff brought me the key and I showered. At this time, my partner noticed that the garden hose for watering plants, which was located outside our room had full pressure. I went and ask the owner to accompany me as I demonstrated the working hose. He initially tried to fob it off again as a municipal water issue but then decided to call a plumber. Problem semi-resolved and we now had water, but cold. Plumber came back. Problem resolved and we had hot water. It seems strange that the previous guests had gone without a shower during their stay and didn’t mention it. We had not been able to check in early as the owner advised us that the Boutique Villa was occupied. Equally strange was the owners didn’t think such an inconvenience was worth an apology. There are three types of accommodation on offer here. Most of the guests seemed to stay just one night and perhaps the newer buildings are better value. I don't know. We stayed at the Boutique Villa. Our room was tired and dated. 20 years old at least. Overpriced room, hard to access location”
We came to the hotel for two night vacation on the beach with our main activity as snorkeling. The hotel is hard to access from the main road. The road is poorly paved and full of holes. However, accessing any hotels along this beach will have to go through the same road. The room we stayed has bare minimum amenities and looks tired out. The breakfast started at 8.00 AM which is unusual for the hotel standard and quite late for activities. The host told us they usually prepare box of sandwiches for people with snorkeling program upon early request. However, the information about breakfast was never notified anywhere. The hosts tried their best to assist with what we needed; however, the overall quality was much below what we expected from a hotel this price.

Overpriced and a massive disappointment”
The owners are kind and the breakfast was nice, but the positives end there. The rooms are very very basic for that price, the 'sea view' is merely a glimpse, and it sits on the worst beach we found on the whole Prachuap/Chumphon coastline. Head further south and you will find much nicer beaches and hotels right on the sea. So puzzled reading the reviews here.

Badly managed hotel”
Stayed here on the way to chumpon. On tripadvisor it spoke of a restaurant and bar on the beach. We arrived before 8.30 and were told both were closed. The man cooked us noodles as that was all he had. Upon arrival we were not even spoken to and had to ask lots of questions. We were not given breakfast times or even a wifi password so I went to reception and all the lights were off, I found it on the back of a notebook thankfully but no staff were available. We ha d a beer from the fridge and took it to the beach, other guests had provided their own drinks and also sat near the beach. It's really sad as it could be a great place but the management is terrible. The shower also broke that evening and no one was around to fix it. They display their Agoda review score very clearly at reception from 2018 but it's 2020 and this place probably wouldn't win anything anymore.

Dishonestly described and we can not understand the good reviews. Horrible service and dirty rooms”
The reviews for this place don’t make any sense to us at all. We have not found it clean and the staff have been apathetic to ours concerns and didn’t make any effort to resolve any of the issues. We were greeted reluctantly by a lady who did not give us any information, just the keys and a grumpy look. We’d have been happy to stay if the room had been advertised honestly as a standard double room. It was instead advertised as a Villa and the word Villa has been used very liberally here. The label one-room Villa gave me the impression that there will be one bedroom and another room, but it is Is fact exactly the same as the boutique Villa, without the sofa bed. They claim to have every amenity in the rooms, such a joke. There was not even towels until we asked. There was a kettle and two single sachets of Nescafé, no milk or sugar. There was not even a cup in the toilet for us to put our toothbrushes in or to rinse.

Thank you for your opinion, but we have to clarify about "dishonestly". 1. We sell on reality what you have seen on the booking web page, not imagination. 2. The room has been sold for two persons, not four persons. Therefore, what you can not ask for is an extra that sometimes can not be met on your demand. So bad, we tried to leave after the first night ”
The air was not getting cold so we looked at the air con filters and they were so filthy, as they hadn’t been cleaned since they were installed. They refused to clean it, said they can get an engineer the next day so we had to clean them ourselves. Nasty job. The rooms were not properly clean, with bits of large dead spider in bathroom and mysterious capsules in the bedroom. It was sad really as the beach is gorgeous and we were mostly upsettingf by their attitude and apathy to the problems. We think it has so much potential and which they’d taken better care of us and the resort.

Amazing villa once we found it”
The other reviewers don't exaggerate- Ray and Jen (spelling?) make sure that you have an amazing time at their villa. This is a family-run bed and breakfast run by the nicest Thai couple ever. When they found out that it was our honeymoon, she brought us a vase full of flowers. Then, the next night, she made us a delicious seafood dinner. After dinner, they brought us a paper lantern on which to write out wishes and release into the sky. When we asked for a bill at the end of our stay for dinner, they brought us chocolate instead, and wouldn't let us pay. While our stay was amazing, we did have an issue getting there. I should have read the reviews more carefully- the villa is in Bang Saphan Yai, over an hour away from the town of Prachuap Khiri Khan (it's a region and a town). If you travel by bus or train, make sure to go to Bang Saphan Yai.

A Great hotel with nicest owners you'll ever meet”
The Theater Villa is without a doubt the nicest hotel in which my wife and I have ever stayed. This unique ten-room hotel is located on a quiet beach and is ideal for people who want a relaxing stay without noisy crowds, polluted water, free of jet skis and other hucksters bothering you. The owners Ray and Jan make the Theater Villa the wonderful hotel that it is. They are the most hospitable people we've ever met and do all that they can to make their guests' stay enjoyable. We traveled to Bang Saphan Yai Beach via bus from the Bang Saphan Tour Bus company at the new Southern Bus Terminal (Sai Tai Mai) in Bangkok. When you purchase your ticket, be sure to say you want to go to Bang Saphan Yai. We called the Theater Villa before departing Bangkok and again when we arrived at the small bus station in Bang Saphan Yai and Ray came and picked us up. He refused any payment for transfers to and from the Theater Villa. All of the food we had at the Theater Villa was delicious and we recommend the steamed fish in lemon and the Tom Yam Goong, which was the best we've ever had. The complementary breakfast is served when you want and not at specific times. A feature I especially like. One day Ray caught a large fish and he and Jan prepared a delicious free dinner for all of the guests. Bang Saphan Yai Beach is a nice, long, uncluttered beach great for long walks. Ray and Jan will arrange snorkling and sight seeing trips for their guests. We would highly recommend the Theater Villa to anyone. We want to thank Ray & Jan for an enjoyable Thanksgiving dinner and for a wonderful holiday. Pla & LC

Nice location and superlative service”
Not easy to find, but once you are there, it is even harder to leave. This is a totally charming small hotel - only four rooms - but it feels more as if one is staying with old friends. The owners are among the nicest people you could ever hope to meet, and cater to your every need. Great food, too, though we never saw a menu the entire time we were there. Don't expect wild nightlife: Bang Saphan isn't like that. And don't expect a hotel with all the executive trimmings you'd find in a big (and soulless) chain establishment. If you want that sort of thing, you've come to the wrong address, and it's probably better you just move on and let someone who will appreciate the Theatre Villa have the room instead. This is a place to be cherished, not ruined by guests who just don't get it. Simply Magical. 10/10.

A Quiet Haven”
We originally booked in for three days but stayed an extra two as Deng and her staff are really excellent at making you feel welcome. The breakfast is very very good and we ate a couple of times in the evening and the full menu is also of excellent quality. The Theatre Villa is situated directly on the virtually deserted Bang Saphan beach...and therein lies the only possible drawback...this is not a touristy area and eateries and other resorts/hotels are scattered about, but many of the people staying in The Theatre and other hostelries are back year after year (with their own transport) as it really is a quiet haven of unspoilt Thailand. So tranquil and serene we didn't want to leave”
We booked into "The Theatre" hoping to relax and snorkel at Ko Talu. Mission accomplished! The owners took extraordinary care of us from the moment we arrived until the minute our train rolled away. They arranged a great snorkel tour for us on very short notice and made us superb meals. They always made sure we had everything we needed or wanted. The beach in front is so peaceful it was hard to leave. The Theatre is a bit far from amenities of town but that's what makes it so peaceful and charming. They offer pick up/ drop off from Bang Saphan. Need a break from the hustle and bustle? This is the place to stay! The owners are so thoughtful and truly care about there guests. We will stay every time we pass by.

Awesome family athmosphere”
It is an awesome Villa hotel just on the beach in very quiet area of Bang Saphan run by older couple, the owners (Jen and husband) who will make your every wish happen. We wanted to rent a scooter, the next day after breakfast it was there. You also will get a taste of real domestic Thai cuisine. Jen and husband are great you might say overly accommodating for some ppl. I definitely would recommend this hotel for couples who like quiet places. Btw. Jen is collecting Bohemia glass and god I would like to see what would happen if one would bring her a piece of it.
