Hotel has good view and facilities . staff is very friendly. but they need to increase the breakfast spread as it is very limited . especially for a vegetarian family like ours even.

really bad experience booking on this hotel, for dinner we decided with my wife to have it there with 3 friends more, we were the only clients, and service took an hour to have our orders done, this due the owner came to order food and the priority was her leaving us as the last ones, room provided is really smelling to humidity, a lot of cracks on the wall (possible earthquake before) and full of flies and mosquito, general rooms are not clean properly and really low cost for complements like soup, razors, etc.

Overall is good. Room is clean and spacious. Only restaurant is not that clean.
Bed is clean. Room is very big and spacious. Bathroom is also okay. But the room door and tables are quite old, having some sound while closing. Restaurant has many dead flies on the table while we go for dinner and the staff help to clean up. Anyway, we see flies at every restaurant in Burma. Staff are very friendly thou some of them don't know English well. Overall, we are staistfied with it given the room rate is not high.

Hotel is located in scenic area but is far away from town center. Hotel staff didn't have my booking record when we checked in. It took them a bit of time to confirm our rooms. This was quite worrying cause i traveled with my parents and brother family and booked three rooms.

A very nice hotel with full facilities
My fourth stay at this hotel in as many months and there will surely be many more as I've tried most other Hpa-an hotels and this is still the best taking into account the price paid. I might try the Gabana once but it's quite a bit more expensive than the Thiri Hpa-an, while my previous regular hotel the Glory Hotel appears to be under renovation despite being quite new. Anyway, this time I came here with my business partners and we spent 2 nights, arriving rather late the first night and rather than bother our driver, decided instead to have dinner at the hotel restaurant. This was a mistake as it took them an hour to make a simple plate of Nasi Goreng fried rice and noodles. The staff were very apologetic about the food coming out so slowly despite there not being that many diners at that time and by the time the food did come out, only 2 of us were left and it was practically 10pm. Most of the menu apart from the noodle and rice dishes are ridiculously overpriced, 17200 Kyat for some prawns is highly excessive. Next time I won't hesitate to stop at a roadside restaurant before arriving at the hotel. Apart from this, I again enjoyed the massage chairs in the gym and despite the pool "officially" closing at 10pm in reality no one cares and you could go for a swim at midnight or in the middle of the night if you wanted to, given how far away the pool is from the guest rooms you won't be disturbing anyone. The pool is a bit shallow though, but in a hot place like Hpa-an very refreshing especially after a long day.

Very friendly staff and good swimming pool
As others have said, there are a lot of issues with this hotel. From the outside and in the lobby it seems like a high quality hotel. However, once in the room we found a broken sink, a shower door that didn't close, bad smells from the drain, springs could be felt in the mattress, and there was a resident woodworm slowly consuming the furniture and leaving dust every morning after his nightly feast. The water was off one morning, so no shower was possible, and there were several power outages during our five days. The breakfast was geared to Burmese guests and consisted of noodles and cooked vegetables. The alternate was toast and jam. At least there was some fresh fruit. The best aspect of the hotel was the very large outdoor swimming pool which was one of the few parts of the hotel that was well maintained. The staff without exception were all extremely friendly and helpful. There were a couple of wedding receptions in the hotel which meant the restaurant was not available to guests.

Helpful staff but hotel needs a refurbishment
Its a big hotel facing the moutains but located outside of town, approx. 20mn by tuk-tuk. The room was huge just for a couple and the bathroom too. While the room was ok the bathroom was quite old, mouldy and not very well cleaned. The breakfast is definetely not the highlight. Despite the fact that it is located outside of town with only one restaurant nearby - but a good one woth friendly owner - the location is perfect to visit the pagodas and the caves.

Best hotel in Hpa-an
This was my third stay at the Thiri Hpa-an hotel. Like the previous two times, I was happy with my stay here. The only minor complaint, which has nothing to do with the hotel was the all-night chanting from the nearby Buddhist temple but that is common in Myanmar so is something a traveler to the country has to get used to. I enjoyed a swim in the swimming pool and also a nice massage from one of the three massage chairs located in the gym next to the pool. This was the first hotel where I've seen massage chairs in the gym, which is a really cool idea that more hotels should consider. Breakfast was OK as far as Myanmar hotels are concerned, not excellent but for the price paid quite fair.

Best hotel in Hpa-an
This was my second stay at the Thiri Hpa-an hotel and unlike last time, I actually had time to enjoy it. We arrived for check-in around lunchtime and then went for lunch in town. After finishing the day's activities and dinner, came back and experienced a comfortable stay in the room, which was very large and had good quality wifi. Unfortunately, only 1 TV channel had English (the movie channel, but technically it's a Myanmar movie channel usually showing Hollywood movies in original soundtrack with Burmese subtitltes that sometimes broadcasts movies that are not in English such as from India, China, Korea etc.) but as I had to work all evening I wouldn't have had time to watch TV anyway. Still couldn't find time for the pool but as the weather was overcast with drizzle and a little cool it wouldn't have been the best weather for a swim anyway. I will definitely stay at this hotel again on future trips to Hpa-an, which I make regularly for business.
