What guests are saying:
I had a large upstairs superior room but it was very warm even with 2 ceiling fans. I still would recommend it based on its charm and great location and sweet older couple who run the place.

Acceptable”
This guest house is in a lovely garden setting in a nice older wooden traditional Thai house. That's the good part. After that it goes downhill quickly. There was no mattress on the bed. Yes, you read that correctly. We were there for three nights, because they collected the money before we could see the room, and there was unbelievably no mattress on the bed. The place is also pretty dirty. I've traveled a lot in SE Asia and in India and this is on the lower end. There are a number of great guest houses in this part of town, so why bother with this?

Great atmosphere of „Old Asia“”
This wooden guesthouse is a magical place. It feels almost like time-traveling into Old Asia. I like the little garden and the proximity to Khaosan (10 min) walk. If you can put up with very simple, but clean living conditions this is the place for you. The only drawback: Being a wooden house, it can be quite noisy depending on the other guests.

Unreliable owners. Reservation ignored.”
disappointed by the owners of the place. Our room that was reserved and confirmed (deluxe upper floor) was given to another guest and we were moved to a shabby ground floor room instead (at the same rate!). All other rooms were occupied at the time. Unreliable and not recommended! Really disappointed by the owners of the place. Old charm house 10 minutes from the hustle and bustle”
This is a lovely house located near the famous Koa San area. Everything about this house is vintage. The service is simple and friendly. A great place to experience a traditional Thai house in the heart of the city.

Disappointing”
There is one lovely room upstairs, forwich you pay dubble and on the side they show all the pictures , I aspecially booked for this room and payed dubbel price to the other rooms . I was given however an other room on the garden floor , with no curtains , or you would have to close all the window shutters. Everyone sitting in the garden could look insite at any time, I did not like the room at all. This was not what I payed extra for. The bathroom was always smelling and dirty. Atmosphere was very pleasent, the garden lovely , very quiet, and close to the restaurants of Khaosanroad. It is a great place for backpackers at a low budget, how don 't mind a dirty bathroom . The house itself was great , with a lot of character.

Old authentic Thai House”
It is definitely a unique and lovely location. But it is also very basic and the number of bath rooms is to small for the amount of people. The antique fans are looking really cool, but they are not really effective. So be prepared to sleep in hit rooms. Besides that it was a great experience.

Amazing ”
If you want to stay in an authentic 90 year old Thai house, this is for you. Beds are a new level of hard but overall it was worth it to be away from the usual generic hotel. Location is excellent to access main tourist strip, easy boat ride to the Grand Palace. The host lady checked our clothes before we went to the Grand Palace as the dress code is very strict

Good house, kind landlord and landlady, there are many flowers and old trees in the yard”
The house has a long history around 80-90 years old, some facilities are classic furniture, but is very clean. Free coffee and tea. The most important thing is the landlord and landlady are so kind, solve your problems and give your useful suggestions. I think the second floor with two separate beds maybe have a good scenery, I want to book one if I have chance back to Bangkok. Good location, I went to the the grand palace and the other temples just by walk.

Very unique building, and beautiful garden”
Very unique building, with a feeling of traveling back in time, in the middle of one of Bangkoks most hectic (and traveller filled) neighbourhood. Cons might be that its not the coeanest of places, but that realy doesnt disturb you. Think of travelling to an old country house, where time has stood still for years, and you rip of the sheets covering the old wooden furniture.

Hard Bed No mattress Dark Dusty Mildew Toilet Smells”
The man owner was nice, his sister only speaks Thai. The bed is a wooden board with about 4 cm (1.5in) worn down mat that created dust every time you sit or lay down on it, also about 200g (1c) of dust collected by the headboard. The bed was extremely hard and we sneezed all night. Our room was across the hall from the toilet so it smelled like toilet. 2 toilets & 1 hot shower upstairs in the house, both smell of must & mildew. The towel I was given smelled like some guy's gym towel, thin, worn, and stinky. House is always dark except our room. It was hot and muggy with a small fan in the room, even with earplugs, was loud and did not circulate air much. NO black out curtains or any way to shut out the natural light. I could not get wi-fi, any where on the property, even with a Thai sim card but other patrons can. They have good screen to prevent mosquitoes from coming in and a lovely front court yard.

Perfect location! So quit and so close to party and historical places. ”
I'm in love in this house and hosts! Just near house is water machine- 1 bath for a bottle. And travel agency - they bring u to airport just for 150 bath! On the road is bus stop and buses goes everywhere(use Google maps, it helps to take a right bus). Across the road a few local cafe and 7 eleven. In the house u can use kitchen and refrigerate and also free coffee and tea(thanks to hosts again). It's two bathrooms in it, one with a hot water, if needed. Free wifi works well and everywhere. And wonderful garden! .So, if u wants to stay in real historical woden house, quit but close to party and to everywhere, Villa guesthouse is for you.

100 years back in time”
Location, style and feeling
I absolutely loved Villa Guest House and I will return if I ever come back to Bangkok. It is in walking distance to Khaosan rd and riverboats. Great location but without the noice from Khaosan. It's like a tiny oasis or secret garden in the middle of Bangkok's chaos. Good people, wonderful garden and the rooms are beautiful, it's living history. We did sneak in to a few empty rooms on day three to find a better matress and then upgrade to one of the deluxe rooms with a less hard bed and proper furniture. You haven't tried a hard bed until you've stayed at Villa Guest House.
