Along the eastern banks of Ping River, Villa San Pee Seua offers an outdoor pool and customised tours. Breakfast is served every morning within beautiful landscaped gardens. Free one-way shuttle service to the city is provided. Well-designed traditional Thai rooms feature free Wi-Fi and scenic river views. Each is equipped with a flat-screen TV and personal safe. Private bathrooms have a bathtub and hairdryer. From Villa San Pee Seua, a short boat ride takes guests to Nawarat Bridge, which is a 5-minute walk to the famous Night Bazaar. It is 1 km from a supermarket and a 20-minute drive from Chiangmai International Airport. Guests can barbecue in the resort’s backyard with views of Doi Suthep Mountain or relax at the reading corner. The resort also has a tour desk and car rentals.

So many great little touches! ”
We were blown away by Villa San Pee Seua! The hotel is so cute, awesome little touches that make you feel comfortable and relaxed right away and the staff are all so sweet! Customer service and hospitality aren't always there in Thailand but we loved the staff here! Breakfast is yummy, they quickly made adjustments for us to eat gf, coffee is available all the time as well as games and activities if you need something to do. From the minute you check out to the minute you leave you're treated so well! We'll be back again soon!
Nice little boutique Villa”
We chose this villa since we have a driver to bring us around. Front desk staff speaks good English and is always helpful and cheerful. Mobile phone comes along upon check in, as there is no phone in room. We love the breakfast! Fluffy pancake and flavorful french toast. ABF is equally good too. Breakfast is always served timely as requested. Breakfast at the garden was a good experience, however due to some rain, this made the ground muddy and mozzie prone. Surrounding of villa is nicely decorated and makes one feel very relax and welcoming. Dvd player and movies are available for loan at no cost. Disliked bedroom doors that gave a loud cranky sound everytime it open n closes. This villa is not suitable for old folks due to many high steps within the villa. Bed are comfy and to my liking. Single bed rooms are small in size which causes some bruises when my younger kids tried to climb on bed. Laundry is affordable at thb80/kg and it's a good job done. Family Enjoyed the stay overall.
Excellent accommodations! The staff was very friendly and helpful. We have gluten free diet and the kitchen provided delicious french toast to my children each morning-they still talk about the delicious breakfast. We would definitely stay here again!
Good location and friendly staff”
Design is cool for all who love to take pictures in many angles. Staff are so nice and friendly. Location on riverside, convenience for pubs & night life also Wortorot market for Chiang Mai signature souvenirs. Just about I travel with Mom so steps is chaellenge us, no lift. A small thing that surprised me was no body lotion in room. If you can add more a la carte menus for breakfast would be prefect.
Great for families”
We've very much enjoyed our stay at Villa San Pee Seua. The villa is a townhouse reconverted in a hotel.The staff is very friendly and pro. I would definitely recommend families to stay at this hotel. It's located a bit out of town, but a shuttle service is available (minivan and boat!)

Great Basic Hotel, Family run Good Value”
Lovely place to stay, and will happily go again if I visit Chiang Mai. We went with 2 adults and 3 children aged 3 to 10. It was a great place to stay on the river, with easy travel to and from Chiang Mai. Staff were brilliant, a great family run business. It was basic in some ways (we have stayed in alot nicer buildings), however the family service was brilliant as they really looked after you. Highly recommended.
Great location and environment in reasonable price”
1. Location is very good. 10-15 minutes to Nimmanhanim street. 15-20 minutes to Warorot market. 2. I love omelette here. It is better than many big name hotel. 3. Hotel is very quiet. Good for rest. 4. Superb environment. Hot coffee and omelette beside Ping river in the morning is very awesome!!!
Lovely hotel, staff made me feel right at home”
At first I was unsure about this hotel, as it is quite a ways away from the old city and center of Chiang Mai, and I was given a room on the street side, which felt quite cramped and had no view. But upon asking to change rooms, the very friendly, helpful staff quickly accommodated my request and moved me into a beautiful riverside room, which was absolutely perfect. Thereafter, they made me feel right at home. The staff and the peaceful. tranquil location are really the pros of this hotel. It's a perfect way to feel as if you're staying in a villa away from the city without breaking the bank. I noticed a lot of couples and families (I was traveling solo), so you have to be up for that crowd. There are some minor inconveniences: getting to and from the city is easy (the staff call a red car to take you back and forth) but can add up at 150 THB per ride. the pool and hotel kitchen are adequate but unspectacular. Still, compared to staying in the old city, this was a wonderful change. The personal hospitality was really a plus-- as a woman traveling alone, I felt right at home. I will definitely stay here again on my next trip to Chiang Mai.
Felt Thai hospitality at this hotel”
The location is actually not really convenient and quite far away from city. However the hotel itself located along with river and private garden gave all residence relax. I can say it's perfect place for relax.

Its like Guesthouse even room not big but enough for family to stay by received friendly benefits.Such as Free Airport pick up ,Computer and Internet at Lobby,Coffee and Tea maker,DVD and player to borrow. Breakfast not many choices but good quality and Yummy,The Kitchen Lady very kind and sweet service.

after staying several days in city, i moved to this hotel for last night. located a little out of city on the river, i upgraded to delux room for river view & my afternoon by pool on river was so relaxing after hetic week sightseeing etc. a sunset boat ride into cm was a highlight. complimentary transfer to airport & p/u from cm included. service was always most accommodating by this delightful family. however did find food, drinks & laundry was double the cost of elsewhwere i had stayed.

Nice situation ”
A pleasant hotel situated on the river. Staff are helpful and friendly. Your own scooter is useful but hotel have free transport into town. Breakfast is ok. Pool is small and fitness room not great.

Very relaxing location by the river. They provide twice a day FOC shuttle to the city centre which is quite useful. Delicious breakfast and sausages. Good quality coffee anytime of day. Thank you for taking care of us during our stay !
Peaceful location by the river ”
Loved this hotel and amazing,happy staff . Great room with river view and balcony. Helpful staff arranged driver for the day and uber to restaurants,small pool, breakfasts ok but limited. Good to be away from city centre but easy to get there with hotels free transfer and use of their mobile phone.
Best fit for family with children”
The place is lovely. My family is comprised of 6 adults and two children; "town home" type with 3 bedrooms is just perfect. Having breakfast with family by the river is just wonderful. Free self-serving fresh coffee 24 hours is more than happy. You can spend the whole day at the property with games and DVDs provided. If my family visit Chiang Mai again, I will definitely stay here again.
Short but very sweet stay”
Great last minute stay. Lovely room & garden. The property is a bit out of town centre but taxis are plentiful & cheap. There were canoes & fishing rods to use as well as dvd player & a vast choice of movies. I would definitely return.
