Disappointing
Barking dogs right outside our first floor window. No top sheet on bed, wondering when the comforter was last washed? Scratchy bottom/fitted sheet. Drab musty smelling room with no decorations. Broken door on wardrobe closet with even worse musty smell.. Unfriendly atmosphere/vibe. Overpriced for what we received compared to other stays in the last week.

We arrived around 9pm and I must say we were a bit creeped out by the path leading to the guesthouse. It was around 1.5km walk from bus terminal and the last 500m were in badly lit sois with high car and motorcycle traffic and no room to walk. Moreover, one of the sois was not mapped correctly, so initially we went the wrong way and almost stepped on a rat which fled to the darkness. So, I would say it is extremely badly located, with almost no places to eat, shops or stores nearby. Regarding the guesthouse itself, if you read the description on Agoda you could only laugh when comparing to reality. The room (fan only, double) had a horrible damp smell. There were mosquitoes, probably entering through the gap in the balcony door. The worst part: the toilet. The floor was perpetually wet, probably from a leaking pipe and smelly. There were even hairs on the floor. Also, since you have to leave your shoes downstairs, you better have flip flops to wear when you use it. Owner doesn't speak a word of English besides asking us to pay, which happened as soon as we set foot on the hotel and before even seeing the room. Regarding amenities, there was a mediocre wifi signal. Also, wifi is not available for 3 hs a day. Breakfast is non existant. At most, you can grab a cup of instant coffee at the door but there is no decent place to sit. Also, given its location, you may have to walk 10 blocks to get breakfast. Our room didn't have a fridge so we couldn't even buy something the night before. At night we were awoken by some strange hammering sounds in the morning and to typically loud guests and thin walls. Also try not to touch their dog, he seemed friendly but had a very bad case of scabies. Other dogs nearby didn't seem so friendly, by the way. We really dreaded this place, which should at least cost half for what it is. Better stay bear the bus station or the small plaza north of it, where the action is.

Nice room
We stayed three nights in this hotel 15mins walk from the downtown, quiet area and nice hotel. The host was helpful and very welcoming. Our room was cleaned every day. You don't need an ac room because in Chang Rai, it's get cooler during the night. We got a fan room. Thank you.

Excellent
Loved this place! The owners live right next to the property. They are very helpful and friendly. Although their English is perfect, it was easy enough for us to communicate. The room is cleaned daily and free water is provided. 2nd and 3rd floors have nice balconies. The only knock against this place is that it's a little far from downtown, but it's located in a quiet area.

Sweet
A nice little guesthouse. A bit of a walk to town but we didn't mind. Others might. Room service with fresh water every day was a nice touch and the staff are lovely. Big rooms too. Enjoy :)
