I couldn't wait to write a review to vent about how bad my experience at Yee Shin was. To keep it brief, there are two issues. First, it is EXTREMELY NOISY here. Like many other reviewers, I didn't get much sleep the two nights I stayed. It's not just that the place is located on the main road. A bigger problem is the guys who work here: They talk very loudly at all hours, play soccer very loudly in the courtyard, and watch TV very loudly in the lobby--all of which was entirely audible from my room. That leads in to the second problem, which is that as a guest here I felt like an afterthought or an imposition. I felt like I was crashing with a bunch of high school students (the guys who work here) rather than being a paying guest. I recommend taking your money somewhere that is willing to take running a guest house seriously.

Very near the Hsipaw Bus stop and train stations but inconsistent room information”
YeeShin Guesthouse is very accessible from the bus stop and even to the train station if you wanted to go take one for the Goteik Viaduct. There is only one restroom and one toilet per floor which I think may be a problem if there are a lot of guests. The one thing that is quite upsetting is the information that they have on their room. I booked a room that says in the facilities has "Airconditon", but when I arrived there's none. I insisted about it, but they were adamant, and so I had to ask for Agoda support to resolve the issue and I eventually got my refund. Would have been a better stay if not of that hiccup. Still I recommend the place for being clean and the breakfast is good!

Free pick up from the train station ”
If you don't mind your bed room just right beside the main road you can stay here. During the day and night time was very noisy due to a lot of big lorry passing by. IF you can bear with the noise you can stay here. Location is good. A lot of food stall near by. You can book the bus ticket with them as well. Overall this is a good budget guest house

Amazing and cheap guesthouse in the center of the city. Just 500mt far from the train station. Room are nice and clean, the staff is really helpful and nice. Ping pong table for free. Giant breakfast included. They can help you to arrange the trekking and to moove somewhere else. Definitely reccomended !

The place is very good value for money. We stayed in a double bed with shower. Nice and clean, try to choose the rooms of the backyard, more quiet that the front one. Very nice staff, very helpful. Nice breakfast with different 5 options. Good WiFi. No complains.

Double room shared bathroom is really basic (mattress on the floor) but it's good enough for 1/2 nights and definitely worth te money! Pick up from trainstation and free (small/basic) breakfast, but you don't expect more for the money you pay. Overall it was a really nice stay and i would definitely come back again! Staff really mice and friendly as well

Its too LOUD”
We stayed in a room with attached bathroom. So were traveling since a few months and we stayed in a few louder locations, but THAT was something new. It's like you're laying on the street, the is no sound protection at all. The big trucks are going the whole night back and forward and it is just impossible to sleep. The breakfast is ok, my partner had the rice, that was ok. I had the tofu salad and that was not eatible. Seriously it was gross. The staff is really friendly though

NIce stay”
The staff was friendly and we liked the stay, but the water pump in front of the window... it's just too noisy. Remember to tell them to turn it off at night (not all the rooms have this problem, actually probably just ours)

Small and clean, unhelpful staff”
Only stayed here for 1 night. The private room was small but clean and ok for 1 person. I found the staff to be a bit unhelpful with finding out about bus tickets/schedules and booking trekking tours (I ended up booking outside of this guesthouse). The breakfast was good. There is no free drinking water here as advertised, I was refused this even when I showed the receptionist the online booking.

I ended up having to stay here longer then just a day or two. It’s not the cleanest, but it’s not too dirty. There is a private room with just a bed and a desk up stairs and it’s a really small room and it’s right by the road. It’s loud in the evenings and mornings. It was good enough for me being a budget traveler. The breakfast is a actually really good. You get choices that you have to order the night before and it all comes with 2 plates of fruit! Staff was okay. They didn’t seem too interested in chatting or giving information to help. There is plenty of information around town though. You can rent motor bike and bicycle.

(+) Positives - Great location, easy to find an e-bike to rent and lots of places to eat by in walking distance - Free breakfast - Free water dispenser - Some staff were friendly and made an effort to talk to us (-) Negatives - WiFi did not work the entire time we were there. We asked the staff on several occasions and they kept telling us this will be fixed. we needed to book tickets but they didn't provide us a clear answer of when it will be fixed - We were the only people staying at the hotel for the 3 nights, there were around 15 staff present yet we didn't feel like we were attended to at all on most occasions. - Staff did not speak much english at all, so was hard to communicate - The electricity cut off and no one came to our room until we went to ask what had happened. - The water was not hot for most of our stay, they "tried" to fix this but didn't really work
