Great Location - Nice Staff - highly recommend
Great Location for 2-3 nights stay in Yangon - close to all major attractions. Room is a bit small but have all basic things that you need. Breakfast is simple - egg/bread/fruit - coffee/tea. Staff are very friendly and polite - Highly recommend for 2-3 nights Yangon stay.

Avoid
We had booked this accomodation a couple of months prior to arriving. This was the tail end of our trip, we were exhausted. We arrived with our printed voucher/booking confirmation, however it had not been booked into their computer. We spent most of our night in a small, cramped lobby while the man at the front desk tried to sort out our booking. The only way to finally get into a cramped, smelly, low ceiling room was to offer to pay the money in cash regardless of already paying for a room. We only had one night in Yangon and we missed seeing the pagoda, which was the only reason for our visit, due to this mans rude and incompetent manner. It's located down a very dark alley that is full of rubbish bags and rats and then you need to climb many flights of stairs to reach reception. Avoid this place at all costs!!!

Location is good
Got a room (102) on the 1st 2 nites which has a strong smell due to dead rats nearby or sth. Room ceiling was mouldy due to dampness & certainly needs repainting. Changed to another room on 3rd nite which was slightly better w/ lesser smell but still with mouldy ceiling. Breakfast was just too simplest of the simplest that is the same everyday & is really not value for money. Check-in time is strictly after 12pm & no early check-in even if rooms are avail. No lift but helpful staff readily on hand to carry your luggage up & down the narrow stairs. However, a couple of staff was excellent, which makes my day. Will come back only due to location, which is walking distance to many food options in this expat area. 5 mins walking distance, thru short cut, to the famous Bogyoke (Scotts) Mkt. This place certainly needs an overhaul. No life in it.

Basically just room stay, but in a Great location.
Don't expect with prominent hotel front look or nice reception lobby. It actually occupied 2 units of an apartment block at the 3rd level. Feels like staying amount the locals. However the room is spacious and clean. The staffs are polite. Breakfast is just simply bread and fried egg, eat out rather. The great point here is the location. Which is a few steps to the crowded street junction with food stalls, cafe-pub, massages, gloceries stalls. towards another direction is a railway stop, just cross over the walk bridge, is the popular bogyoke aung san market, lots of textiles, gems and jewelries shops, food court serving local dishes. Most great attraction will be the Shwedagon Pagoda temple, which is a 5 min taxi ride or 30min slow walk distance. Suitable for single and couple travellers who just expect a simple night stay and hangout most time. Great value for money.
