    it's a 10 minute walk to the beach, nice and quiet away from hustle and bustle, our only reservation was that is was expensive per night at $11.

    I liked this hotel, its walking distance to the Beach, feels safe and quiet, next to Golden Lion Plaza if you want nightlife within stumbling distance. Would stay there again, good value.

    This is a really lovely guesthouse which is located quite near the beach. Room was new and cool even without air-con. Highly recommend and will come back for the next time trip to Sihanoukville

    Zana Beach Guesthouse is near to Golden Lion Statue in Sihanoukville. This guest house is cheap and clean. So the price is very reasonable. Surely please don`t expect too much. You can take rest enough in clean room... and that is all. Location is not too bad, but little far from beach, also little far from restaurants. In washroom... water pressure is not enough to take shower. You have to take long time for shower. Anyway, I was satisfied... totally.

    We prepaid for 3 weeks for our room and the room was fine. My only complaint was after the first few days in Sihanoukville we really needed to leave , the beaches had pools of what looked like sewage water and trash everywhere, the town had garbage and trash everywhere, a lot of places we went to last year were closed. The town has been taken over by Chinese investors. There are Casinos everywhere. A lot of the local expat population are leaving and it is taking its toll on the local expat oriented Buisneses. When I tried to cancel our prepaid 3 week reservation after about 3 or 4 days they refused to refund any money. I was willing to give up 1 or 2 days of hotel fees as compensation but they kept all of our payment. A bit gready in our opinion. The town is in such bad shape we just had to leave . I would recommend Kep or Kampot to anyone thinking of going to Sihanoukville, they are much cleaner towns with nice clean beaches in Kep.

    The room was small, clean but weird foam mattress. We didn't like it because it was too soft ( we spent 3months in Asia and got used to hard mattresses). In general sihanoukville is really overrated and expensive. This room was one of the cheapest we could find and still too expensive for what you get

    TERRIBLE!!! Never again!”
    The power cuts out ever 2 or 3 minutes! I paid for air conditioning room but the room never gets cold due to the hotel not having enough power! The staff is aware of the issue and told me it's an ongoing problem! Other hotels in the area do not have the same problem. Avoid!

    Located about 7 minutes from the beach and nearby you can find numerous restaurants of the all kinds. Rooms and whole area of the guesthouse are extremely clean. The entire staff is very helpful, pleasant and always smiling.

    We stayed just one night(twice). We arrived from the capital and the staff organised our tickets to Koh Rong for the day after. Is quiet and clean, just some mosquitos in the room. There is a restaurant but it was always closed. 5 min walk to the horrible beach and pier, but on the way, there are some nice places to eat. We stayed again after a week on the islands. I would give 5 stars if it had a swimming pool. Very good both stays.

    We used to stay at the Zana house which was slightly nearer the sea. But that's no longer there. Zana beach maintains the high standard of cleanliness that the other place had, staff are cleaning , watering plants and sweeping up all day. The rooms are a bit small when your staying for a long period of time but we managed ok. We had a room right at the front facing the pond and we were mother than happy with it, it's very quiet as its way back from the noisy beach bars . Occasionally during our stay someone would come back in the early hours and forgot people were sleeping. But on the whole most observed the please be quiet signs, I would definately recommend this to others.

    Good value hotel and nice room”
    Didnt love Sihanokville very much as the beach that is closest to this guesthouse (serindipity) is quite dirty with sewage flowing in. However the hotel had nice gardens and the room was quite perfect and clean.staff were OK. Short walk to the main street.

    I stayed there for 4 night and find nothing to complain about . The rooms are not so big but everything was was there you need if you don't need to much luxery . Good bed good aircon and shower . The cleaning staff did a very good job .I would stay again if i go back to sihanoukville

    For a budget room it was really good. The room was clean and the bathroom as well and we were provided with all the necessary toiletries. The location was really good, close to the bus stop and walking distance from the beach. Really nice cheap place to stay in Sihanoukville.

    A big NO for their service”
    It was our worst traveling experience ever. We were there supposed to check in and they said it was their mistakes so no room is available. The receptionist lady asked us if we could change to another hotel which is 15min away. They showed us a fancy photo and they said it is a nice hotel. The lady even told me that we just need to show the same booking and they will have an AC room for us. It turned out to be an unfinished tiny bungalow and extremely far away at Otres beach. Only 1 staff can speak English and they only have Fan Room. We were pissed and they said they are gonna work with Agoda to do a refund. We thought it couldnt get worse, but then the toilet do not have water and it takes forever to ask them to repair since no one can speak English. We already booked a boat to the island the next day which requested them to pick us up at Zana, so we have to rent a motorbike to Serendipity to ask the boat company to pick us up at Otres beach instead, of course they say no since it's too far. We told the tiny hotel that they should get us back to Zana since that's where we will be picked up, it took 1 hour for them to call back and forward with Zana and finally they asked us to go with a tuktuk. They even want to charge us the tuktuk while it's their responsiblity to send us to such a faraway location. It was really really bad experience and I will never come back. Now I got billed full price without any refund.

    Quiet, Location, Clean
    Liked this place. Value for money. Easy to go to places of interest, walking distance to the beach, restos, bars, street food, but tucked in a quiet place. I like the touches of green all around. We got the family room and another standard room and we were given a connecting room. We even managed to check in early at no cost. Staff also nice. Recommended.

    It's OK, but nothing special. It's close to the beach, but there are closer places. For $15 my room only had a fan. It seems like for that price it should have AC. There's no pool. The room is very basic. There were sandflys in my room and they bit me all night. You have to wear long pajamas, a long sleeve shirt, socks, and put insect repellant on you neck and head here.

    Location, fast internet, nicely designed and run
    Zana Beach is a good spot, with a group of amenities you seldom see at $25/night. Examples: fast, reliable internet; a sitting area outside each room; comfortable foam mattress; two bottles of water with room cleaning; laundry service through front desk; strong A/C. Rooms are laid out uniformly in a single story along quiet, shaded paths; the beach is three blocks away and Pub Street's dozen bars are a few steps down the street. We extended our stay to six days before the room became unavailable, subsequently moving to nearby Zana House (which is not quite as good). Highly recommended, with some small caveats: bathrooms are wet (no separate shower stall) and basic, only a tiny sliver of soap is provided, and mosquitoes can get into the room somehow.

    We are very satisfied with this guesthouse. The location is great, near the beach but far enough from the noise and parties. The room and everything in the guesthouse is very very clean and the bed and pillows were brand new and super comfortable! I would surely recommend this place.

    Nice hotel, very clean with beautiful garden. Daily room cleaning,staff is friendly and helpful, and everyone speaks English. Our room had cable tv, fridge and fan (by our choice). Every room has it's own bathroom. Hotel has a restaurant with Cambodian and Western meals, and not expensive. The beach is 5 minutes walking, restaurants and shops are on the way to the beach. When we come to Sihanoukville again we will definitely stay in this hotel!

    We only stayed here a night between Koh Rong and Koh Kong but it was a perfectly nice, clean, comfortable room with lovely grounds and helpful staff. It’s only 2-3 blocks to the beach (a quick 5 minute walk at a leisurely pace) and removed from most of the beach noise. We didn’t try the restaurant, but there are plenty of food options within short walking distance.

    No further comments about this hotel: everything was OK, but I would not have the same opinion about the overall situation at Orcheuteal Beach: rip offs and bad service are not an an unusual occurrence there.This a place to avoid !

    there was not restaurant or bar, and the hotel is a little bit outside of the main drag. And not in a relaxing way as the walk can be a bit sketchy at night. But the room itself was great, the value for the money was great!
